Property situate at Village Man Tal, Mulshi Dist. Pune, Within the Jurisdiction of
Sub Registrar , Mulashi within the limits of Zilla Parishad Pune ,Taluka Panchayat
Samiti Mulshi Grampanchayat Man (under merger in Municipal limits ) and
bounded as follows:
a. On perusal of the land entry no 2531 dated 01/08/1968, it appears that the sale
deed of 1. Mr.Rahunath Shripati Thakar 2. Eknath Shripati Thakar Purchase
the land of Rs 363.88/- dated 30/03/1967 seller by Shri Dev Santhan
Chinchwad Trust .that time the originally owned by Mr. Shripati Thakar.
b. On perusal of the land entry no 2532 dated 01/08/1968 Shri Shivram Ganpati
Dev Santhan Chinchwad Trust .That times the originally owned by Mr.
Bhimrao Ganpati Thakar.
c. On perusal of the land entry no 3109 appears entry in loan amount not
including this entry.
d. On perusal of the land entry no 3110 dated 15/08/1978, it appears that the sale
deed of Mr. Shripati Thakar Sale the land of Rs 4800 dated 04/03/1976

g. On perusal of the land entry no 3281 dated 18/12/1981 records that Mr.
Pandurang Rama Jadhav is a protected and respect of 08 years .on perusal of
the 7/12 extract , it appears that the name of 1.Mr.Kashinath Pandurang Jadhav
2. Suresh Pandurang Jadhav was subsequently deleted and accordingly he
ceased to have any right in land on dated 02/03/1982.
k. On perusal of the land entry no 5999 dated 08/01/2008 records that All those
pieces and Parcel of Land Collectively Admeasuring 00H 19R and
Respectively admeasuring 00H 19 R out of land total Admeasuring 01H 53 R
Property situate at Village Man Tal, Mulshi Dist. Pune, Within the Jurisdiction
of Sub Registrar , Mulashi thats the property seller by the following Name
Accordingly, the name of Mr.Shivram Ganpat Hingade was recorded in the 7/12
extract in the capacity of Karta of his Hindu Undivided family.
m. On perusal of the land entry no 6385 records that reflected on the 7/12 extract
is not in respect of land
o. It appears from the land entry no 6387 dated 30/06/2011 that, pursuant to the
above mentioned Notification and appeal to 388 all member send to Notice
passed by the Sub Divisional Officer ,the Land amongst other parcels of land at
Village maan, were declared

about 00H 51.7R ,out of the land admeasuring about 1H-48R+ Potkharaba 00H-
05R i.e., totally adm. About 01H- 53R assessed at Rs. 8-19 Paise Tal, Mulshi Dist.
Pune, (under merger in Municipal limits ) and bounded as follows:

Observations
1. Details of the land are mentioned in the search and Title report issued by 7/12
on dated 01/07/2011 and 08/11/2017 have been perused and relied upon.
Opinion
In my opinion
All those pieces and Parcel of Land Collectively Admeasuring 01H 48 R and
Respectively admeasuring 00H 05 R out of land total Admeasuring 01H 53 R
Property situate at Village Man Tal, Mulshi Dist. Pune, Within the Jurisdiction of
Sub Registrar. Can be purchased and can be free from encumbrance subject to the
following:
a) The entry of the name of Maruti Sopan Hingade (Son of Sopan Ganpat
Hingade) appears on 7/12 ,dated 05/06/1995 of survey No 67 and disposal of
her share of land need to be clarified from the purchaser .
b) Payment of full cost of land as agreed upon by both the parties to the
agreement.
c) Execution of Agreement to Sale and handing over the possession of land with
provisions of execution
Shri Maruti Sopan Hingade will get the clear and marketable title to the
said Land He or legal Heir will also get the occupancy and Possession rights the
title to these rights appears to be clear and marketable to create mortgage.
