CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:


This CONTRACT OF LEASE made and executed in Marikina City, by and
between:

ZYRINE DESPOJADO GARCIA, of legal age, Filipino, single and residing at #15
PMA St., Diamond Phase 1, Malanday, Marikina City.

____________________________, of legal age, Filipino, single and residing at Blk


128, Lot 7, Katapatan St., Karangalan Village, Cainta Rizal.
Herein after referred to as the LESSEE.
WITHNESSETH: That,
Whereas, the LESSOR is the caretaker of the residential property located at Blk 128,
Lot 7, Katapatan St., Karangalan Village, Cainta Rizal;
Whereas, the LESSOR leases unto the LESSEE said residential property, subject to
the following terms and condition:
a) The monthly rentals shall be ____________________ PESOS
Payable in advance, every 2nd day of the month without the necessity of demand.
b) The LESSEE may introduce some improvements in the premises, wherein the
same shall automatically become the property of the LESSOR upon termination
of this contract without asking for any reimbursement from the latter and the
former shall not alter improvements thereon without the consent in writing of the
LESSOR such as furniture, fixtures, air condition, and etc.

c) The LESSEE shall be liable in paying the consumption of water, electricity,


telephone, internet, monthly dues, and other expenses in the leased premises.

d) The LESSEE shall not sub-lease, sublet, assign or transfer his/her rights over the
premises without the consent of writing the LESSOR.
e) In case of failure to pay at least two (2) monthly rentals or violation of any
conditions of this contract, the lease shall be considered rescinded and the
LESSOR shall have the right to demand that the LESSEE vacates the premises
in such case event the LESSOR is hereby allowed and granted by the LESSEE
to take immediate physical possession of the premises by closing and locking the
property through the assistance of the Barangay personnel, without any court
action to that effect which the latter hereby waived absolutely. In case of
extraordinary inflation or deflation of the Philippine Currency, the same shall be
governed by the Provisions of Art. 1250 of the Civil Code of the Philippines.

f) The LESSEE hereby expressly acknowledge that the premises are in good and
tenantable conditions. The LESSEE shall be liable for the daily disposal of their
garbage.

g) At the time of occupancy by the LESSEE, it has been inspected and found that
the property is in order and good habitable condition. All defects inside the
apartment like (wall paint, door knobs, kitchen cabinets, windows, faucets, toilet
flush, barged and leaked tube, and etc.) shall be immediately repaired by at their
own expense without the obligation on the part of the LESSOR. The LESSEE
shall be responsible also for the damage or injury caused in the said premises by
themselves and other person under their supervision shall be immediately
repaired at their sole expense.

h) The LESSEE hereby grants to the LESSOR the authority and the right to inspect
the premises upon notice of any injury or damage to the leased premises.

i) The LESSOR consented that the LESSEE has the right to pre-terminate the
contract and shall be given a notice of pre-termination of thirty (30) days in
advance before the LESSEE vacates the premises, however, the deposits are
deemed forfeited in favor of the LESSOR.

j) No fowls or pigs to be kept in the premises. No toxic or inflammables are allowed


in the premises.

k) No pets without prior written consent to the landlord will not be allowed. If the
LESSEE decided to have a pet, he/she shall inform the LESSOR beforehand.
Upon execution of this contract, the LESSEE shall pay to the LESSOR the aggregate
sum of ____________ PESOS. Representing one (1) month advance and two (2)
months deposit wherein the deposits are answerable for all damages and unpaid bills to
be incurred in the premises. If no damages upon inspection and no unpaid bills, the
deposit can be consumable as rental for the last month of the contract.
