Re: Demand Letter Regarding Failure to Pay Installments for Sale of Parcel of Land

Dear Mary Ann Torres,

We are writing this demand letter on behalf of our client, Mr. Jeremiah Cruz, the seller of the
property located in Pateros covered by TCT No. 12345 which you bought on June 15, 2014.
By virtue of this transaction, you agreed to pay the full purchase price of PHP 3,500,000 via
installment basis for 5 years. This is covered by a Deed of Conditional Sale with the agreement
to pay interest of 12% per annum.

While you have paid the downpayment of 500,000 pesos, which is duly covered by a receipt, you
have defaulted in your installments in 2017 and accordingly failed to pay for TWO consecutive
installments upon their due dates.

Despite repeated demands from Jeremiah Cruz, you have continuously failed to pay the
necessary installments. In fact, on August 9, 2017, Mr. Cruz called you reminding you to pay,
which you promised to do so within a month but still failed to do so. This is a breach of your
obligation pursuant to the agreement.

Accordingly, this is a final demand that is hereby made upon you to settle the full amount of PHP
3,000,000 of the remaining balance plus 12% interest per annum within ten (10) days from receipt
of this letter. Failure to do so will constrain us to file the necessary legal action against you in the
proper court to protect the interest of our client.
