DIVISION IV: MASONRY

General Conditions:

The concrete masonry Contractor shall examine all drawings, specifications and all
conditions that has relations and may affect his work and performance in the execution of
the Contract.

Where any deviation on the Plans and Specification is to be made, the Owner shall
be notified and his written approval shall be obtained before proceeding with the work.

Proportioning of Concrete

All concrete work shall be done in accordance with the standard specifications for
standard materials as adopted by the government and the following proportions shall be
used unless otherwise indicated on the drawings:

Class “A” (1:2) Plastering and mortar for tiles


Class “B” (1:2:5) for all CHB, footings and piers
Class “C” (1:3:6) for all concrete floors or steps on fills
Concrete Hollow Blocks (CHB)
Concrete Hollow Blocks (CHB) shall be thoroughly wet with water prior to laying
blocks shall be laid in running bond with the vertical faces truly vertical and with flush
joints. The hollow block shall be reinforced with 10mm diameter vertical bars and 12mm
diameter horizontal bars spaced at 0.60 m on center. The cells containing the vertical
reinforcement shall be filled with mortar Class B mix. Each block shall heve two cells
filled. All exterior and interior surface of hollow blocks shall be plastered with ½” thick,
Class “A” mix except for the inside surface of toilet which shall be 1” thick Class “ A” mix
. The dimensions of the block is as assured in the drawings.

Tile Finish of Floor

First Class quality tiles shall be used all through out and measures >30m x 0.30m.
It should be free from laminations, serrated edges, chipped-off corners and other
imperfections affecting the quality, appearance and strength. They shall be thoroughly wet
and soaked in water and embedded in an even, firm, properly sloped surface on a Class”A”
mix cement mortar base. Joints between tiles shall be conformed to the samples approved
by the Architect as to the texture, color and quality.

Tiles Wainscoting

All tiles for wainscot shall be set to correct grades and levels and true to line and
perpendicular in accordance with mortar and joints painted with white cement paste. All
works shall be protected during construction and turned over, clean and free from defects
upon completion.

Carpentry and Joinery Works

A. General

Lumber shall be of respective kinds required for the various parts of the work, well
seasoned, thoroughly dried and free from large, loose or unsound knot, sap shakes
or other imperfections impairing its strength, durability or appearance.. All exposed
woodwork shall be smoothly dressed. Number to be used for the respective parts of
the work shall be as follows:
Yacal ------ for all doors, heads and jamb in contact with concrete

B. Frames

All frames shall be done with carefully fitted mortise and tendon joints. All doors
and windows and transom or other opening were indicated on plans, shall have
frames with concrete shall be anchored with 20” D nails

Hardware

A. General

The owner shall provide all rough hardware required for the completion of the
work, including nails, spikes, lag screws and others. Everything should be fit in to
make the work complete.

B. Butt and Hinges

Use loose pin, ball tip butt for each panel of hinge door hang on three hinges, 4 ft
long.

C. Bolts

Triple hinge doors dshall be provided with cast bronze or brass foot bolt 6” long
with 22” chain on top of the door. At the bottom provide cast bronze or brass foot
bolt, 6” long with 22” chain at top of the door. At the bottom, provide cast bronze
or brass bolt, 6” long.

D. Lockset

For all doors of toilet, lockset should be provided. Designed lockset should be
provided for all closets and cabinets. For all other doors, use Schlage set or equal.

Plumbing

A. General Conditions
All labor and tools are necessary to complete the construction of the plumbing
system, including all the fixture in the building. Connections with the main sewer
and the building sewer shall be included. The cost of water consumption during the
construction should be considered by the owner.

B, Opening

“Rough-in” for pipes and fixtures shall be carried along with the building
construction opening of proper sizes and in correct location for the pipes shall be
left on the walls and floors with the additional cutting in case of error or omission
and shall be properly replaced any concrete work or flash around pipes as maybe
required.

C. Connections

Water closets shall be connected to soil pipes to secure a gas tight joint. Joints
between shall be made properly according to the material specifications.

D. Piping

Every water closet and lavatory shall have a separate shut-off. The size must in all
cases conform with the Sanitary Code, The water supply line shall be installed to
the nearest water main.

E. Traps

All plumbing fixtures shall be separately trapped by a vented water sealed trap,
placed closely to fixture outlet as the condition allows, but in no case at a great
distance of 60 cm. A vent should be provided. All traps shall have a water seal of
32 ml with cleanout.

F. Vents

Vents shall be taken from the crown of the fixtures except for water closets. Traps
in which case branch line should be vented below the trap and above all small inlets
so connected to prevent obstruction. Each shall run separately above its fixtures and
connected into the adjacent soil pipes. A vent pipe shall be whatever possible a
direct extension of soil pipes and waste pipes.

All vertical soil and vent pipes shall be carried up at least 60cm. Above the roof of
the building and the open ends are to be entirely and securely covered with wire
mesh.

G. Water Meter

A water meter shall be installed and must have a certificate of test.

H. Water Supply

Proper connection shall be made to the different fixtures for water supply with the
following sizes of pipes as shown on plans

Electrical

Labor and equipment for the complete installations of electrical system are shown
on the plans. The testing of the complete electrical system shall be to the satisfaction of the
owner. Wiring should be on pipe conduits. Minimum size of wire shall be NO. 14 or as
prescribe by the electric company for the installation. This must have certificate of test of
the electric company and approved by the Fire Department.

Painting

A. General

All labor and tools necessary for painting of all exposed woodwork, concrete hollow
blocks, walls and others including all the varnishing of all woodwork as may be
specified herein after should be furnished. All painting shall be subjected to inspection
and approved by the Architect before may such materials be used

B. Woodwork
Wood surface should be thoroughly cleaned, smoothly hand dressed and well sand
papered before any paint or oil finish is applied. All sap knots and defects shall be given
a shellac. All frames in contact with concrete or plaster before being set in place shall
be given priming coat of paint or oil and in addition thereto, all surfaces in actual
contact with concrete or plaster shall be given a second coat of the best grade asphalt
applied hot. A priming coat of white lead and approve zinc oxide shall be applied and
dried. All nail holes, cracks and other defects shall be putted up smoothly before the
next coat is applied. The second coat and the third coat shall be composed of the same
white lead and approved zinc oxide in proportions of desired colored pigment.

C. Varnishing

Areas to be varnished shall be applied on any surface until such surface have been
properly filled with varnish putty. The whole surface shall be thoroughly sand papered
in between coats of varnish applied.

D. Concrete and Plaster Work

All exposed exterior concrete surfaces shall be painted three coats of cement wash paint
meeting the requirements of standard specifications. All interior concrete and plastered
worked shall be painted with three coats of flat wall paint meeting standard
specifications. Before any cement was paint or flat wall paint is applied, all surfaces
shall be thoroughly dried and free from alkali, dirt and grease. All salts and
efflorescense on the surface shall be carefully removed and washed with a solution of
zinc sulphate in 3 lbs to one gallon of water.

Sufficient time shall be allowed between coats and in no case shall a new coat be
applied while the previous one is still fresh. Paints shall be thoroughly brushed on an
even thickness in accordance to the sample approved by the Architect.
