DEED OF DONATION INTER VIVOS

Know All Men By These Presents:

That I, TEODORA B. CAMARILLO (Donor), of legal age, Filipino, single and a resident of
Brgy. San Juan, Santa Cruz, Laguna, by reason of my love, care and affection to my son,
BAYRIS C. CONSIGNADO (Donee), likewise of legal age, Filipino, single and a resident of Brgy.
San Juan, Santa Cruz, Laguna, hereby BEQUEATH, TRANSFER, CONVEY and ASSIGN in a
manner that is absolutely GRATUITOUS and FREE to my said son, BAYRIS C. Consignado, that
certain real property covered by Transfer Certificate of Title (TCT) No. T-132165, and hereunder
more specifically described as follows –

“A parcel of land (Lot 2736-B-3 of the subdivision plan, Psd-04-050230, being a portion of Lot
2736-B, Psd-04-045217, LRC.Rec No.), situated in the Brgy.of San Juan, Mun. of Sta. Cruz, Prov. of
Laguna. Bounded on the NE., along line 1-2 by Lot 2736-B-1, on the SE., along line 2-3 by Lot 2736-B-2;
along line 3-4 by Lot 2736-B-4 all of the subdivision plan; on the SW., along line 4-5 by Prov. Road (15.00
m. wide); on the NW., along line 5-1 by Lot 2736-B-1 of the subdivision plan. Beginning at a point marked
1 on plan, being N. 8 deg. 38’W., 435.75 m. from BBM No. 45, Cad-278, Sta. Cruz, Cadastre; thence S. 20
deg. 29’E., 12.00 m. to point 2; S. 71 deg. 42’W., 4.00 m to point 3; S. 71 deg. 41’W., 15.50 m. to point 4; N.
71 deg. 35’E., 18.19 m. to point of beginning; containing an area of TWO HUNDRED TWENTY SIX (226)
SQUARE METERS.”

I warrant that the above-described property is free from any lien or encumbrance; and that I
am the absolute and registered owner thereof at the time of execution of this deed. I further
undertake to defend the donee, Bayris C. Consignado, against any and all claims from third
parties whatsoever.
