DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:
GENEROSO M.VERGARA, of legal age, married to Imelda M. Velasco,
Filipino, and with residence and postal address at Lugsad, Calabanga, Camarines
Sur, hereinafter referred to as the SELLER.

-AND-

MARGARITA G. NAYVE, married with Marcelo Nayve, both Filipino


and with residence and postal address at Zone 5, Carolina, Naga City.

WITHNESSETH;

WHEREAS, the SELLER is the registered owner of a parcel of land


located at Lugsad, Calabanga, Camarines Sur and covered by Transfer Certificate
of Title No. 6313, containing an area of TWENTY EIGHT THOUSAND ONE
HUNDRED SIXTY SIX (28, 166) SQUARE METERS, more or less, and more
particularly described as follows:

WHEREAS, the BUYER has offered to buy and the SELLER and the
SELLER has agreed to sell the above mentioned property for the amount of
TWENTY FIVE THOUSAND (Php. 25,000.00), Philippine Currency;

NOW THEREFORE, for and in consideration of the sum of TWENTY


FIVE THOUSAND (Php. 25,000.00), hand paid by the vendee to the vendor, the
SELLER DOHEREBY SELL, TRANSFER, and CONVEY by way of Absolute
sale unto the said BUYER, his heirs, assigns, the certain parcel of land with all the
improvements found thereon, free from all liens and encumbrances of whatever
nature including real estate taxes as of the date of this sale.

2. To submit all the pertinent requirements for the issuance of Certificate of


Full Payment; and
3. To recover the excess payments with the Department of Agrarian Reform
(DAR) over the subject property and thereafter encash the said excess payments.
HEREBY GRANTING unto my representative full power and authority to
execute and perform every act necessary to render effective the power to transfer
the foregoing properties, as though I myself, have so performed it, and HEREBY
APPROVING ALL that he may do by virtue hereof with full right of substitution
of his person and revocation of this instrument.

2. That I acquired the said parcel of land from GENEROSO M.VERGARA


as evidenced by a Deed of Absolute Sale entered in notarial register of Notary

3. That this affidavit is being executed in compliance with DAR
