DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale, made and executed in the place and date mentioned
herein below by and between:

JULIE ANN GALO CAYLAN, of legal age, Filipino, single, and a resident of
Block 5 Lot 14, Victors Valley, Tigatto, Davao City, hereinafter referred to as the
“SELLER”;

-in favor of-

LEODEGARIA M DE LIRA, of legal age, Filipino, single, and a resident of Block


10 Lot 2 Cor. Pearl Garnet Street, Bacaca, Brgy. 19-B, Davao City, hereinafter referred to
as the “BUYER”;

-W I T N E S S E T H-

WHEREAS, the SELLER is the registered owner of a parcel of land with


improvements located at the Barrio of Buhangin Davao City and covered by Transfer of
Certificate of Title No. 146-2016016352 containing a total area of FIFTY (50) SQUARE
METERS, more or less, and more particularly described as follows:

1135-M & 1135-L, ALL OF PSD-112402-032600, SITUATED IN BARRIO OF
BUHANGIN, CITY OF DAVAO; ISLAND OF MINDANAO. BOUNDED AS
FOLLOWS: THE N., ALONG LINE 3-4 BY ROAD LOT 19 (6.50 M. WIDE); ON THE E.,
ALONG LINE 4-1 BY LOT 11; ON THE S., ALONG LINE 1-2 BY LOT 10; ON THE W.,

TRUE; DATE OF ORIGINAL SURVEY SEPT. 10, 1931, AND THAT OF THE
CONSOLIDATION-SUBDIVISION SURVEY JULY 24-31, 2010, EXECUTED BY
GEODETIC ENGINEER EULOGIO B. CUBIO, AND APPROVED ON OCT. 1, 2010.”

WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell a
portion with an area of FIFTY (50) SQUARE METERS, more or less land together with
all the improvements found thereon for the amount of THREE HUNDRED
THOUSAND PESOS (Php 300,000.00), Philippine Currency;

NOW, THEREFORE, for and in consideration of the sum of THREE HUNDRED


THOUSAND PESOS (Php 300,000.00), Philippine Currency, hand paid by the BUYER to
the SELLER, the SELLER do HEREBY SELL, CEDE, TRANSFER and CONVEY, by way
of Absolute Sale unto the said BUYER, his heirs, assigns, and successors-in-interest, free
from all liens and encumbrances of whatever nature including real estate taxes as of the
date of this sale the above-described parcel of land and its improvements.
