History of Vista Land and Lifescape, Inc

Manuel B. Villar, Jr., Chairman of the Board. Mr. Villar was Senator of the Philippines from 2001 to
June 2013. He served as Senate President from 2006 to 2008. He also served as a Congressman from
1992 to 2001 and as Speaker of the House of Representatives from 1998 to 2000. A Certified Public
Accountant, Mr. Villar graduated from the University of the Philippines in 1970 with the degree of Bachelor
of Science in Business Administration and in 1973 with the degree of Masters in Business Administration.
He founded Camella Homes in the early 1970s and successfully managed said company over the years, to
become the largest homebuilder in the Philippines now known as the Vista Land Group. Mr. Villar is also
Chairman of the Board of Starmalls, Inc.

This is how Manny started through the real estate mogul’s hard work, perseverance, knack for
business and learned from his mother, he became one of the country’s richest men. He was an intelligent
boy from birth, but he has his mother to thank for his business savvy. He was a working student all through
college, finishing with a degree in Business Administration from the University of the Philippines where he
also got his MBA. He first worked for Sycip Gorres and Velayo (SGV) but later left to pursue his first
business as a supplier of seafood for restaurants in Manila. It’s said that when his clients couldn’t pay him
their dues, he had them sell meal tickets which helped the restaurants to pay off their seafood deliveries.

His first foray into real estate started in 1975. He got a P10,000 loan, bought two reconditioned
trucks, and used them to haul gravel and sand for BF Homes in Paranaque City. He later got 80 lots from
BF Homes which he subsequently sold, using all the knowledge he gained from watching. One of his
strategies was to offer house and lot packages instead of offering just lots, which was the norm at the time.
It was then that he would focus on low-cost housing eventually founding C&P Homes, which later became
Camella Homes. Vista Land and Lifescape Inc., a family-owned business of Villar, is also listed in the
privately owned Philippine Stock Exchange. Their shares of stocks were bought primarily by foreign funds
which had given the government, as well as the PSE, good revenues.
Vista Land is the Philippine's largest homebuilder. It was incorporated on 28 February 2007 and
was listed on the Philippine Stock Exchange on 25 June 2007. It is the market leader by far in terms of total
number of houses built, having constructed about 300,000 homes in 47 provinces, and 141 cities and
municipalities in Luzon, Visayas and Mindanao.

The Company currently ranks among the top listed property firms in the country in terms of total
assets, earnings and market capitalization. With well-known and distinct brands - Brittany, Crown Asia,
Camella, Lessandra and Vista Residences, and through its provincial marketing subsidiary Communities
Philippines - Vista Land caters to all income segments in the different provinces of the country.

The range of product offering starts at Php 750,000 (approximately USD 17,800) up to Php
48,000,000 (approximately USD 1,100,000). Vista Land has demonstrated its continued confidence in the
Filipino market through its plans for further expansion into new areas in the country. With the widest
geographic reach among all property developers in the Philippines, the Company continues to solidify the
status of "Camella" as a truly national brand.
Significance in terms of following:

a. Human Resources -The Vista Land Training Center has played a key role in developing Vista Land’s
most important asset – its people. After a thorough analysis of the organization, The center developed a
curriculum designed to build one of the country’s top sales forces and an organization of exceptionally
skilled and highly competent individuals. the center offers a competency-based curriculum that runs on four
learning tracks: Power Sales & Marketing, Self-development, Communication Excellence, and Leadership
& Management Development. The programs under each learning track are carefully designed to inculcate
the company’s core values, as well as the key value of service. After all, it is the entire company – not just
the sales team – that a homeowner buys into when he purchases a Vista Land home. A significant value
Vista Land’s Training Center offers the organization is that it goes beyond identifying and delivering the key
skills and competencies necessary for the various job positions. There is a motivation component built into
the curriculum. It’s not just about the monetary rewards of the job, but also about discovering and directing
the employee’s career, and, in essence, entire future at the company.

b. Financial Resources - Vista Land has maintained its strong and reliable performance. The company
reaching new highs for reservation sales, revenues, and net income, among other highlights. The interest
rate environment and Vista Land’s positive credit profile enabled us to reduce our funding costs and
improved our ability to raise capital. We were able to show Vista Land’s creditworthiness, thereby
improving the company’s access to funding. We have strengthened our relationships with the banking
community, specifically in offering mortgage financing to Vista Land home buyers. Vista Land remains a
solid investment because it is the Company in the best position to meet the rising demand for housing in
the Philippines.

c. Marketing resources - Vista Land focused its efforts on the mid to low-end segments of the housing
market which we knew would remain robust even during difficult time. A major marketing was aimed at
reminding people of Camella’s evolution from the pioneer in the mass housing market to what is today– the
number one brand in homebuilding. Vista Land & Lifescapes is cognizant of its mandate as a publicly-listed
enterprise. It is part of this recognition that the company squarely faces its responsibility to the people who
have driven Vista Land to a path towards success, its employees and its business partners. The people is
the lifeblood their operations.
Impact of the story to me as a student, future entrepreneur, and future employee

As a student the impact of the story i choose , it is so inspiring and interesting to us how Manny
Villar work hard to manage a small business turns into a successful company today. So as a student we
should also listen to our family to what is good for us, help us to grow better and to expand our knowlege so
that our dreams or goals in life will come true.
As a future entrepreneur we should finish first our studies and we should be wise in handling
money matter, hardworking and most especially the support of our family. That’s what Manny Villar make
into a successful company. I admire Manny Villar as a entrepreneur because he strive for his dreams not
only for his dreams but also the people who believes in him and just like what he said “A better life, a bright
future”.
Lastly, as a future employee the impact of the story gives importance in every employees because
of the hardwork and perseverance of Manny Villar together with his company and learn everything about
the business so that when it comes the time we know how to manage our own business.
My learnings

My learnings of the history of Vista land and landscapes Inc. And the man behind that successful
company in our country, that is how Manny Villar inspire people oh his hardwork, persistence, and
perseverance became his guiding principle in life. The reason why he is successful because he learned it
from his mother on how to be an entrepreneur and it means working really hard to achieve our dreams. I
admire him because he is an ordinary Filipino man who never fail to dream and make his dream reality,
who work hard for his success and persevere in what he believes that can bring him fortune. Truly Manny
Villar is another excellent example of a rags-to-riches story. He proved to us that his humble beginnings as
a poor boy from Tondo was not hindrance in achieving his dreams and ambitions as long as there is a
hard work, persistence, and perseverance coupled with determination.
