Paradise Dream Home Project Charter

Project Background

Introduction

A project charter is a core document that explains the most important information

concerning a project, and it gives authorization of it. It provides an initial description of roles

and responsibilities, outlines the objectives of the project, singles out the main stakeholders,

and explain the project manager’s power. Project charter serves as a reference of

authorization for the future of the project. This means one gets to the point of being able to

relate to where they are heading, who might help them get there, why they need to get there,

who will be affected along the way and the major risks to be undertaken are also identified.

This applies to the process of building a dream home too whereby an individual need to make

a project charter that would be useful in achieving this goal. This project of building a dream

home will involve a lot of work including the landscaping which includes the beautifying of

the environment within the landscape, entire construction of the house including the work

done inside the house of fixing the ceiling boards as well as the floor, management activities,

fixing the infrastructures like the electricity and plumbing and also the milestones and the

inspections.

Background

This project charter is being documented for a project to build a dream home for me

on the Lakefront property. The house construction will be a double story built on a two-acre

land that is adjacent to Lake. The house will accommodate only one family, and no part of it

may even be rented out. In this project charter, everything will be reported including the

purpose of the project, the objectives, the out of scope, high-level assumptions, high-level

constraints, risks, high-level requirements, deliverables, project milestones, stakeholders,

payment schedule and even the approval document. This project charter will also state the

starting date of the project which will be from 30th August 2017 and will be expected to be

over by 30th September 2018. The timeframe set is enough to meet all the process of the

project until it is fully accomplished and to the satisfaction.

This project has a scope that is within the budget of $300,000. This project charter

will help in giving guidelines of how to break down the budget as well as help in meeting all

the requirements. Every stage involved in the process of building the dream home will have

to be met on time because a plan is being laid down. The land will have to be purchased, and

all the land permits and approvals acquired to ensure it is lawfully owned then the

construction of the house will be initiated together with the landscaping, exterior and interior

decorations. The budget is expected to Carter for everything about the project of the house

and from the time the project is initiated; the prices are expected to also remain the same or

not to change with more than ten percent of the total price so that everything may meet the

budget as planned. The weather conditions are also expected to remain favorable for the

construction to take place smoothly.

There is a lot of trending new technology that has emerged in the last few years, and it

is advantageous due to its minimal consumption of the energy, and it will be utilized in this

project too. The house will be constructed with the latest building materials and even with the

latest design that confidently gives an individual a sense of belonging and ownership. The

L&L Construction Company will be in control of ensuring the dream home is secured to one's

needs by overseeing and managing the work at the site. They are a leading construction

company known to be reliable and active for the last twenty-two years. One of their recent

customers Mr. Bach recommended them and everyone witnesses that the work done by this

construction company is tremendous and their prices are reasonable as well. They have

supported many people to dwell in their paradise, and this company will well achieve this

dream home.

Project Purpose

The purpose of this project is to come up with an establishment of one’s dream home

in a new location and to examine the process of building the dream home as well as the

management of the process of its building up. The purpose of this project charter is also to

ensure the project on home building get to be completed on time which is scheduled to be not

later than 30th September 2018 and have the family move in the new home once all the work

is done.

Project Objective

This project is scheduled to be completed no later than 30th September 2018, and this

means the goal of achieving this dream home have to be put in place to encourage every

partaker to remain focused in the achievement of this project’s end results. And the objectives

include:

1) To identify the process of building up a dream home.

2) To learn what it takes in order to meet the dream of having a home of own.

3) To be able to learn how to plan well and carefully within one's budget.

4) To understand the impacts that is involved during the process.

5) To understand the roles and responsibility of every team member.

Out of Scope Work

The scope is understood as the process of generating a comprehensive description of

the project and its products, and there are some things that may be excluded from the work.

The scope of this project charter states that within the total budget of $300,000 the property

will involve the landscaping which includes the excavation, foundation, grading, and

driveway, it will also involve the main house construction, infrastructure, management,

interior work as well as the milestones and the inspection of the entire construction The

building up of a dream house may attract more changes which will require extra cost and this

may be listed under items out of scope and may include;

 Taking a videography during the process of construction or even after construction is

done and the individual may also wish to take the photos of the fully furnished house.

This will cost some extra cash as this is an activity that is not within the scope and it

does not have to involve the construction company.


 What the builders will eat is also out scope
 Assigning someone to oversee the construction on one’s behalf is also something that

is out of the scope of the building of a dream home project.

High-Level Assumptions

The making up of assumptions in the project management is an avoided activity, and when it

comes to building a dream home, this will still take part. The assumptions are essential in

explaining the scope and the risks in relation to the estimated time and costs. This high-level

assumption in the planning process of a dream home may include:

 If the dream homeowner needs all work is done within one year, the builder may opt

to make an assumption of one more month because there may be setbacks and delays

within the process


 It may be assumed that the budget of $300,000 will be enough to finish all the work

needed on the dream home


 Assumptions are also made that the kind of team to work on this project will be

specialists who are highly experienced to do everything with an understanding and to

the desire of the dream homeowner.

High-Level Constraints

This is the regarded restrictions or limitations of the project from achieving the goal, and the

dream homeowner may feel disappointed. These high-level constraints may be either internal

or external. The internal constraints are those found within the system and are under control

while the external constraints are outside the system with no control. The external constraints

include:

 The land must be leveled before the taking the place of the excavation during the

laying down of the foundation.


 The builders and other personnel at the site must observe safety precautions as well as

the proper utilization of the resources.


 The geographical location must be fit with the design of the house being constructed.
 Known Problems, Anticipated Issues, and Potential Risks

1) There is a high possibility that the project will not be accomplished in due time and the

time frame will have to be extended. This is a risk.

2) There may also be a problem in finding knowledgeable specialists to carry out the

project as most experienced and savvy individuals are rarely found in the market as they are

easily booked for other projects, and this applies to the L & L construction company which

has a great reputation in what they do.

3) The team working at the site will have an issue in the adopting the new technology and

techniques used in the construction of the house.

4) It will also be risky to leave the building materials outside overnight, and this calls for a

need to have a security guard to watch over the construction site.

High-Level Requirements

The building up of a dream home will generally require a certain budgeted amount of

money which is identified to be $300,000, building materials, labor, vehicles for transporting

the materials to the site, authorized documents that gives a go-ahead for the building of a

home and the team of members that help in the planning process and even the engineer’s

certification. Then the L & L construction company will be able to initiate the project to reach

its completion.

Deliverables

The main deliverables in this project is a dream home with fully furnished main house

that has upstairs and which is a four bedroomed house with a two door garage as per the

architectural design drawing plan. Every bedroom will have a bathroom and a toilet and will

also contain a big living room area as well as an open windowed dining room with besides a

beautiful surrounding that offers a perfect view of the lake and the city as well. The landscape

should also be met with a flat and grassy terrain as well as a recreational area.

Project Stakeholders

The three stakeholders involved in this project are the project manager, contractor and

the supplier. The project manager is Bagda Kamir who will closely work with myself and the

construction company to oversee the whole project including the progress of the project and

ensure resources are well utilized, and delivery meets time and also ensure the result are to

the intended satisfaction. The project manager is distinguished to ensure the project remains

within the budget along with its specifications and the manage the other project stakeholders

as well to ensure the project is successfully met through the initiation, the planning process,

and the execution of the project. The contractor company will be the L & L Construction

company considering its good reputation and their experience in taking part in construction

and landscaping to ensure the outcome is in line with what is expected and ensure they

deliver good outcome while the supplier or the vendor will be the Gild suppliers who will

ensure that all the materials needed at the site are delivered on time upon payment. The L&L

construction company and the Gild suppliers both are answerable to project manager who

answers to the owner of the property.
