DEVELOPMENT ADVISORY SERVICES

INTRODUCTION & INVITATION FOR DCR ADVISORY SERVICESSERVICES


FIRSTSPACE DEVELOPMENT MANAGEMENT PRIVATE LIMITED, is planning to develop a Modern Industrial /
Logistics Park at Oragadam, Chennai. Firstspace Development Management Pvt Ltd., is promoted by professionals
with vast industry experience in industrial real estate with offices in Mumbai ad Chennai. As part of development
program, you are invited for the services of DEVELOPMENT ADVISORY SERVICES for land measuring approximately
120 acres located at 50KM from Chennai City.

GENERAL TERMS AND CONDITIONS

I) GENERAL
It is proposed to develop an Industrial / Logistics Park Infrastructure for M/s. FIRSTSPACE, It is essential that the
service provider inspects the site and obtains for himself on their own responsibility and at their own expense all
the information necessary including risks, contingencies and other circumstances to enable him to make a proper
RFP and to enter into a contract with the Developer. Service provider must examine the nature of the site,
acquaint himself with local conditions, means of access to site, etc. infact all matters pertaining there to before he
submits their RFP. The proposed buildings shall be Industrial / Warehouse Buildings / Utility Buildings comprising
of PEB / Civil Structures.

II) TERMS AND CONDITIONS


1.0 Pricing:
The service provider shall quote in line with project requirements as stated in the scope of services.
Payment will be regulated based on mutual agreement with developer, nevertheless developer reserves
the right to add or omit any item of work or increase or decrease any service during the tenure of the
contract.

All items shall be quoted in full. Exclusion of any item of work or its part associated with the above work
shall not be admissible although the service provider may suggest in their covering letter the omission of
any item quoting their reasons. The Developer will decide whether the omission may be given effect to or
not. If any incidental item of work is required, service provider is requested to state the same and quote
for it.

Rates shall include all taxes, levies, royalties, duties etc., including Service tax and cess as per prevailing
statutes.

2.0 Price Varia on:


Under no circumstances prices escalation is permitted / entertained till end of service agreement / agreed
order duration.

3.0 Site Visit
The Service Providers shall visit the site and acquaint themselves with all the site conditions and all
aspects affecting the execution of the work. Owner shall not entertain any claim or liability on account of
the Service provider’s ignorance or negligence of their or on any other account whatsoever.
4.0 Time Schedule
Consultant shall quote the time period required by them for completing their work. However, Firstspace
has targeted 30 days.
5.0 Terms of Payment
 Advance 10% of contract value with work-order.
 Balance 90% of contract value against sa sfactory submission of work.
6.0 Submission of Commercial Offer
The Commercial Offers to be completed & submi ed on or before 25.01.2017 upto 18:00 Hrs
at our office in Olympia Tech-Park, Guindy.
7.0 Informa on
Any par culars of informa on regarding the proposed work can be obtained from the office of the
M/s. Firstspace. As soon as the field work is started, the Service provider shall inform the Developer.
The Developer reserves the right to depute their representa ve for checking the work of the Service
provider whenever considered necessary.
8.0 Validity
Validity of commercial offer should remain open for acceptance for 60 days from the date of opening.
9. Accountability
The Service Provider shall be accountable for the correctness of informa on given in RFP document. The
Service Provider shall provide support at any me for the given clarifica ons with respect offered
services. The consultant shall submit a report in duplicate and a disc as their final submission to
Firstspace.
10.0 Confiden ality
Consultant shall ensure and guarantee complete confiden ality of all informa on furnished by Firstspace
and services undertaken by the consultant. Consultant shall return all informa on (drawings &
specifica on) furnished with their RFP along with their proposal.

11.0 Arbitration:
As per Indian Arbitra on Act 1996 and jurisdic on shall be Mumbai.

FORM OF SERVICES

I/We having duly examined the above document and the plan attached to it, and having visited the site referred to
therein and having acquired all the requisite information relating thereto as affecting their RFP , hereby offer to
execute the work specified, under the terms and conditions also specified herein before for a sum of
Rs:_____________________ (Rupees _______________________________________ ) only at the rates noted in
the signed schedule of quantities and rates hereto attached. As our fees for the Development Advisory Services.

I/We understand that I/We may be called upon to execute formal agreement with the developer in the standard
form.

I/We enclose herewith my/our detailed letter service offer Ref No: _______________ dated ________ and the
service charges as attached.
