DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale made and executed on _____________________ by and


between:

SPS. HENRY L. GARCIA and ROSALIE GARCIA, both of legal age, Filipino and
residents of _____________________________________________, to be represented by their
Attorney-in-Fact, MARIA THERESA LILIBETH V. CHUA, of legal age, Filipino, single,
and a resident of 555 Kaingen, Kawit, Cavite, hereinafter referred to as the
VENDOR;

- in favor of –

PETER CHUA SYJUECO, of legal age, Filipino, single, and a resident of No.
129 6th
St., 9th Avenue, Caloocan City, hereinafter referred to as the VENDEE.

WITNESSETH:

WHEREAS, the VENDOR is the lawful and registered owner of a parcel of land,
situated in Kawit, Cavite and which real (“property’) is duly covered and described under
Transfer Certificate of Title No. T-1152437 of the Office of the Registry of Deeds for
_______________________ and with an area of two hundred nine (209) square meters and which
is hereby more particularly described and bounded as follows:

A parcel of land (Lot 11, Block 42 of the consolidation-subd. plan PCS-


04-012413 being a portion of the cons., Lots 3149, 2551 & 2548, Cad. 203-D,
Ext., Kawit Cadastre, PSU-04-009301; PSU-206180; Lots 1 & 2, PSU-04-006085,
L.R.C. Rec. No.) Situated in the Brgy. Of San Sebastian, Municipality of Kawit,
Province of Cavite. Bounded on the SE., along lines 1-2-3-4-5 by Road Lot 21; on
the SW., along line 5-6 by Road Lot 1A; on the NW., along line 6-7 by Lot 12; on
the NE., along line 7-1 by Lot 10, Block 42, all of the cons. Subd. plan. x x x
containing an area of TWO HUNDRED NINE (209) square meters more or less.

WHEREAS, the VENDEE has offered to buy and the VENDOR has agreed to sell the
above-described parcel of land, for the price and under the terms and conditions set forth
herein below:

NOW THEREFORE, for and in consideration of the premises, and more specifically of
the sum of SIX HUNDRED TWENTY SEVEN THOUSAND PESOS (P627,000.00) Philippine
currency, the receipt whereof is hereby acknowledged from the VENDEE to the entire
satisfaction of the VENDOR, the said VENDOR do hereby sell, transfer and convey in a
manner absolute and irrevocable, in favor of the BUYER, his heirs and assigns the above
described parcel of land.

That the VENDOR hereby warrant valid title to, and peaceful possession of the
property herein sold and conveyed, and further declare that the same is free and clear of all
liens and encumbrances of any kind whatsoever.
IN WITNESS WHEREOF, the parties have hereunto set their hands and affixed their
signatures on this __________________________ at Valenzuela City.
