WITNESSETH AS FOLLOWS :

WHEREAS THE LESSOR is the absolute owner of the #3, NAGA RATHNA NILYAM, ,
3rd CROSS, 2nd MAIN, J.C.R.LAYOUT, PANATHUR, BANGALORE-560103 herein
after referred to as PREMISES and he / she is desirous of letting out the PREMISES
thereof:

WHEREAS THE LESSEE named above is desirous of taking the said Premises on lease
for residential purposes based on the terms and conditions herein contained;

HENCE THIS AGREEMENT IS NOW MADE AND THE PARTIES AGREE AS


FOLLOWS;

1. The LESSOR hereby agrees to let and the LESSEE hereby agrees to take on lease the
PREMISES with effect from 1st April 2019 and for a period of eleven months subject
to clause 2 below.

2. The LEASE period may be extended for a further period of 11 months on mutual
consent after the expiry of this lease on the same terms and conditions herein with the
increase of 10% in rent.

3. Both the parties reserve the right to terminate the agreement without assigning any
reason and by giving clear cut 30 days notice anytime to either side during the tenure
of the agreement.

4. THE RENT payable by the LESSEE to the LESSOR shall be Rs.13,000/- (Rupees
Thirteen Thousand only) and the rent shall be paid on or before 5 th day of the
following English Calendar month.

5. LESSEE shall pay a sum of Rs. 50,000/- (Rupees Fifty thousand only) towards
Interest Free security deposit before occupying the premises and the security deposit
shall be refunded to the LESSEE forthwith on termination of this agreement for
whatever reason simultaneously on handing over the demised Premises on good
condition. The said security deposit is paid by LESSEE via online bank transfer to
LESSOR on 1st May 2018st and the LESSOR has acknowledged the same.

6. THE LESSEE shall pay the premises’ monthly maintenance charges to building
management as applicable.

7. It shall be the responsibility of the LESSEE to ensure that the PREMISES are
maintained in good condition and in order suitable for residential purposes.

8. All outgoings on the PREMISES like electricity consumed by the LESSEE will be
borne by the LESSEE. The LESSEE shall pay directly and regularly the electricity
charges to the concerned authorities in accordance with the bills raised by the relevant
authorities.

9. THE LESSOR will pay the property tax and other levies payable to the Corporation
of Bangalore.

10. The demised Premises shall be used by the LESSEE for the exclusive purpose of
residence for member of his family, his visitors and guests. The demised premises
may also be used by the employee of LESSEE under his sole responsibility.

11. THE LESSEE shall keep the PREMISES in good order and condition and shall not
cause or suffer any damage to the same subject to normal wear and tear.

12. THE LESSEE shall at all reasonable times during the continuation of the lease,
permit the LESSOR if he so desires to enter the premises to inspect and view the state
and condition of the premises.

13. THE LESSEE shall not make any structural alterations or additions to the
PREMISES without the previous written consent of the LESSOR.

14. THE LESSEE shall not sublet or otherwise make available for any use to any other
Person the PREMISES without previous written consent of the LESSOR.

15. LESSEE should pay at least 1 week rent from the day all keys are handed over to
LESSOR. This duration may change if LESSOR needs to handle any major damages
to walls, wardrobe, blockages in kitchen and / or bath rooms, replacing commodes,
fixing window panes / glass, replacing kitchen baskets, etc.

16. On termination, the LESSEE should pay 1 month rent OR actual cost to repair and /
or replace (such as repainting, window panes, electrical points, wood work, tile work ,
wall work and any fixtures repair and / or replacement with new fixtures) whichever
is higher. 1 month rent recovery will be towards ONLY painting, cleaning of tiles,
cleaning of wad robes, cleaning of bathroom(s), kitchen and utility areas. LESSEE
should bare all other expenses towards major repairs (beyond 1 month rent) such as
kitchen / bath room drain blockages, broken / unusable wardrobes / kitchen baskets,
tile replacement, commode replacement, wall repairs, window glass breakages,
unusable window panes, etc.

17. THE LESSOR COVENANTS that the LESSEE duly paying the rent and observing
the terms and conditions of the lease shall be entitled to have peaceful possession and
quiet enjoyment of the leased PREMISES during the period of lease.

SCHEDULE OF THE BUILDING


< To be changed as necessary>
 Basic Structure : R C Building having 1 Bed Rooms, 1 Drawing cum Dining
Room, 1 Bath Rooms, Kitchen. One side covered with Balcony.
 Electrical Fittings: Fans with regulators (2 nos), Tube Lights (1 nos), 6 lamp
fixtures, 2 lamp fixtures with bulbs, 1 Geyser (Bajaj, 15 liters), and 1 exhaust
fan fitted in Bathroom with extra Plug Points.
 Other Fittings: Bathrooms complete with all Sanitary Fittings, Wash Basins
with Mirrors, Hangers etc.
 Wardrobes in Bed room, 2 sets of keys for drawer in wardrobes.
 Modular kitchen
 Curtain rods and fittings for all window points
 Brake shoes for balcony doors
 Lock / 2 sets of Keys for main door and all bed rooms, 1set for balcony door

IN WITNESS WHEREOF the parties hereto have signed this agreement in the presence
of the witness attesting hereunder at Bangalore.
