CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease made and entered into this __________________, in _____________, Philippines,
By and between:

MS. MYRNA T. MARIANO, Filipino citizen, of legal age with address at PH-I-D 31
Monroe St. Parkwood, Pasig City, Philippines hereinafter referred to as the
“LESSOR”.

- and –

LSD CONSTRUCTION & SUPPLIES / CENTURY PINNACLE LAND


DEVELOPMENT , INC., JOINT VENTURE, a construction firm, organized and
existing under and by virtue of the laws of the Philippines, with the head office
located at 2231 3rd Floor, Molave Building, Pasong Tamo, Makati City represented
by PATRICIA ANNE C. KENG duly authorized for this purpose, hereinafter
referred to as the “LESSEE”

WITNESSETH:That

WHEREAS, the LESSOR is the absolute and registered owner of the House unit located at a certain land situated at
No. 3 Monroe St., Parkwood Maybunga, Pasig City, Philippines, hereinafter referred to as the “LEASED PREMISES”;

WHEREAS, the LESSEE desires to lease the above-mentioned PREMISES, which is fully furnished, and the LESSOR
is willing to lease the same unto the LESSEE subject to the terms and conditions hereinafter specified;

NOW, THEREFORE, for the consideration of the foregoing and mutual covenants herein contained, the LESSOR has
let and by these presents does hereby let and lease unto the LESSEE the aforesaid House unit, and the LESSEE hereby
accepts the same way of lease, subject to the following terms and conditions:

1. TERM - The Contract of Lease herein agreed shall be for a period of six (6) months
commencing on __________until _______.This contract is automatically renewed for another
month with the same terms and condition as agreed by the both parties. If the LESSEE has no
intention to renew the Leases Contract, LESSEE should notify the LESSOR fifteen (15) days
before expiration of the Contract;

2. RENTAL – The LESSEE shall pay to the LESSOR for the use of Premises, without necessity of
demand, a monthly rental in the Philippine currency in the amount of, EIGHTEEN THOUSAND
PESOS (PHP 18,000.00 ).

3. WATER, ELECTRICITY AND OTHER UTILITIES – The LESSEE shall be responsible for the
payment in a timely manner without necessity of demand for water & electricity and other
services rendered in its favour. LESSOR shall assist LESSEE to the water & electricity in the
property and these will be working prior to LESSEE taking occupancy of the premises;

4. SUBLEASE – The LESSEE shall not sublease the LEASED PREMISES or any portion thereof;
5. PURPOSE – The LESSEE agrees that the Leased Premises shall be used for temporary office,
warehouse, and stockpile for the project;
The LESSEE agrees that any member of the household, a guest, or another person under
LESSEE’S control, shall not engage in any criminal activity that threatens the health, safety and
peaceful enjoyment of the other residents or any drug-related criminal activity. Any criminal
activity in shall be cause for termination of this lease, and for eviction form the unit.
6. FIXED IMPROVEMENTS, ALTERATIONS, ETC. – The LESSEE shall not make any major
structural changes, alteration and/or improvements on the LEASED PREMISES without securing
written consent of the LESSOR, nevertheless, upon the termination of this contract of lease, any
major alteration of improvement made or introduced by the LESSEE in the leased premises with
written consent of the LESSOR shall not be removed from the Leased Premises and shall
automatically become property of the LESSOR, who shall have obligation to refund its value or
cost to the LESSEE;

7. LIABILITY – The LESSEE, during occupancy of the Leased Premises, shall hold the LESSOR
free and harmless from any Liability to any person or property or any damage arising as a
consequence of the use of the Leased Premises by the LESSEE, his agents, employees,
domestic helper, and guest’

8. INSPECTION OF PREMISES – The LESSOR or the LESSOR’S authorized representative


reserves the right to enter and inspect the Leased Premises and to make the necessary repairs
at reasonable times and with advance notice;

9. TERMINATION OF LEASE – The LESSEE is bound by this six (6) months Contract of Lease;
therefore, should the LESSEE vacate the Leased Premises before the expiration of this
Contract;

10. RETURN OF THE PREMISES – Should this Contract terminate for any reason, the LESSEE
shall immediately vacate the LEASED PREMISES and return the Leased Premises to the
LESSOR. Unless this contract is extended, the LESSOR may show the Leased Premises to
prospective tenants fifteen (15) days prior to the expiration of this Contract at reasonable hours
and with prior notice to the LESSEE;

11. NON PAYMENT CLAUSE – Upon failure of the Lessee to pay for the rent within 5 days of the
due date, the Lessor shall have the right to cut off all utilities at the leased premises including al
the possessions of the LESSEE found therein;

12. VIOLATION OF TERMS – Any violation of the terms provided for this Contract of Lease on the
part of the LESSOR or LESSEE shall be sufficient ground for the termination of this Contract.
Upon termination of this Contract for any reason or whatsoever, the LESSOR reserves the right
to prohibit LESSEE from entering the Leased Premises and to forfeit the deposit and any
advanced rental paid by the LESSEE.
