1. Introduction
1.1. Background
As Xtremax continue to grow, we are currently in need to move to a bigger office in
Bandung. We are currently in a phase to look for contractor that can renovate our
potential office.
1.3. Notes
Several notes to the contractors regarding this renovation are as follows.
● Renovation shall be done with utmost consideration to the expense or cost
● Quotation shall be done by following the items described in Section 3.
Renovation Phases & Items, each cost can be traced back to each item in all 3
phases.
● Should there is high cost in certain items for renovation, contractors should be
able to provide several options to reduce the cost.
● The deadline for Phase 1 renovation will be Mid August 2019
● The deadline for Phase 2 can be discussed accordingly.

3.1. Phase 1
3.1.1. Main Building Area
The current building facade needs some rejuvenation, plenty of parts is rusty, ceiling is
broken, ceiling is broken. We expect contractors to provide a rejuvenation to the current
facade. By closing it with Aluminium Composite Panel (ACP) and GRC materials to the
brick style in the building.
3.1.1.3. Walls
All walls inside the main building, needs to be patched and painted with white color.
3.1.1.4. Floor
3.1.1.5. Ceiling
All ceiling which is broken needs to be replaced. Please provide 2 quotation for different
renovation:
● Keep the current ceiling, but paint and patch all the holes and
● Replace the current ceiling with gypsum materials to enhance the modern
looking building from the inside.
3.1.1.6. Bathrooms
Bathrooms are in a poor state that needs rejuvenation by replacing the toilets and tiles.
3.1.1.7. Windows
Plenty of windows in working areas needs to be fixed, by replacing the patched up
window’s glasses and frame, repaint the frame with light green color and cleaning. No
need to replace the louvre window (kaca nako).
Ensure that all electricity lines to the main building is installed correctly and able to
power all office activity during the first couple of months (until Phase 2 is completed).
3.1.1.9. Doors
Stairs and railing that connects the first and the second floor of the main building is also
in a poor shape and dangerous. Please provide quotation for rejuvenating the current
stairs by replacing the railing with modern looking materials (Metal mesh).
Do ensure that the renovation work is also includes making sure that the water line is
working as it should, from the water supply (PDAM/Sumur), water reservoir (toren air) up
to water faucet in bathrooms are working, along with the drainage line from each
bathroom and toilets.
3.1.1.14. Pantry
The current pantry is also in a poor shape and condition. Thus the pantry room needs to
be rejuvenated by painting the wall and ceiling also cleaning.
All bedrooms in the main building, shall be converted to meeting room. Please ensure
that all the works includes cleaning, painting the walls and ceiling and other decorative
parts to make the interior modern and fresh.
3.1.1.16. Lighting
Current lighting condition is too dark and dim, thus to create a more comfortable
environment, we expect more lighting to be installed (downlight) to enhance brightness.
3.1.2.1. Roof
Roof in the parking lot area are in a terrible shape and needs to be torn down, and
replaced with a new roof with better integrity. The new roof shall not extend all the way
through the inside walls of the fence, but only 50% of the way (up to lamp pole) to ensure
that plenty of natural light can go through. Current storage room in front of the parking
lot shall be torn down.
On top of that, needs to install Aluminium Composite Panel (ACP) to hide the top part of
the inside walls of the fence (painted white) and extend all the way through the entrance
gate. The bottom part shall be used as a garden with plants that extends all the way
through the entrance gate.
Outside wall of the site, needs to be rejuvenated as well by painting it and fixing the
broken parts.
3.1.2.4. Floor
The current floor in the front parking lot area is not level, thus needs to fix to ensure that
it’s level by using expose hard concrete floor.
3.1.3.1. Roof
Roof in the side parking lot area are in a terrible shape and needs to be rejuvenated by
replacing the broken roof materials, painting the structure and replace parts of the roof
with a see-through fiber materials to let more natural light in.
A lot of drain pipe from the roof that goes to the gutter is broken, thus some work is
needed to fix this drain pipe.
Current gutter that extend all the way in the side parking lot area is broken. Need to fix
parts of it that is broken, painting, new construction, close the hole with steel mesh frame
(to not let rat in) and ensure water can flow to the outside of the building.
The fence wall in the inside is also in poor shape condition that needs to be rejuvenated.
Provide quotation to install a GRC board along the walls with wood accent on the top.
3.1.3.7. Lighting
Along the side parking lot, there is no lighting available. Please provide quotation to
install hanging lamp along with spotlight (installed on the floor) - (Spotlight tanam) along
the parking lot.
3.3. Phase 2
3.3.1. Warehouse 1 Area
Warehouse wall is currently on a poor shape condition, thus needs repainting and
rejuvenating. Please see image below for the expected results. Parts of the wall can be
slightly decorated with GRC sheets with wood accent at the top. Parts of the wall that are
exposed to the outside also needs to be enclosed with metal sheets as depicted on the
image below.
3.3.1.2. Roof
The current roof has plenty of holes, which enables rain water to drip down. Needs
renovation to replace the broken parts, along with adding some see-through materials
(Fiberglass) to allow more natural light and lower the electricity bills.
The ceiling is exposed directly to the sunlight, thus gets hot during the day and gets noisy
when it is raining. Thus, needs to add insulation foil to lower the temperature during the
day and minimize the rain sound.
3.3.1.4. Floor
The floor is in a bad shape, needs renovation to replace it with hard concrete floor and
minimize the cost.
Currently there are 3 enclosed area (closed by wooden walls, as seen on the current
condition image below. This needs to be renovated to 3 meeting rooms, by installing
aluminium frame with glass along with its door.
3.3.1.8. Lighting
There are no lighting available on the warehouse 1 area. Thus renovation needs to install
lighting fixtures in several areas (along with the supporting frames).
3.3.1.11. Pantry
There is one area in the warehouse 1 that is empty and currently not being used for
anything. We think it is better to create a small pantry by attaching light aluminium
doors with glasses.
Adjacent to the pantry area there is also an area that will be used as a server or storage
room. Thus, renovation needs to be done on the inside by painting and flooring as well.
3.4. Phase 3
Phase 3 planning is still on-progress.
