1.2. Plaster Engineering

1.2.a. Procedures Description


Basic cleaning  water moist  vertical hanging, square case, plastering cake  do corner
guard  smearing cement to windowsill  pour wall vein  swing starch, hanging net, skirt
to flat layer (levelling)  repair reserved holes, electric box notch, boxes, etc  Put floor

1.2.b. Project Acceptance Check before Plastering Work


Whether the wall verticality, flatness, and mortar filling level meets the requirements;
whether the water and electricity notch has completed.

1.2.c. Precautions for Quality Standard


i. The variety and quality of the materials used must meet the design requirements. The
plaster layer must be firmly bonded collectively, without delamination, empty space, no
defects such as burst mortar and cracks in the surface layer.
ii. The surface is smooth and clean, the joint is level, the corner line is straight and distinct.
iii. Openings, slots, and boxes are the correct size, upright, neat, smooth, and plastering at
the back of the pipeline is smooth.
iv. The width and depth of gutter bead is not less than 10mm, neat and uniform
v. The scaffolding tube hole on the brick wall must be blocked with hard mortar; the water
and electricity duct line on the wall pass in/out are installed in the line boxes and the line
pipe, and the pipe hole is sealed tightly.
vi. The base layer should be clean, free from dust and oil. Before construction, the wall
surface must be brushed from the dust and be moistened with water and the interface
chemical agent should be applied.
vii. When making mortar cake on the wall, you must measure the clearance size of the room
then carry out the square case to ensure that the size of the room does not appear bigger
or smaller after the room is finished.
viii. The thickness of one plaster should not be too thick to avoid the mortar falling and
cracking due to excessive plastering.
ix. It is strictly forbidden to sand emerging and crack in the surface layer of the plastering
works. The plaster layer should be firmly bonded between the plaster layer and the
substrate, and there is no defect such as empty space, delamination, etc.
x. The internal and external corner of the plastering wall are straight and upright, inspect
focus on the ceiling to the corner formed by two walls of are checked straight. The
inspection method is visual inspection and tie line survey. The parts that are not straight
to the corner must be reworked. The plastering wall must be level (flat) and smooth, the
wall surface is free of smears, and focus check the plastering surface is flat: limit 150mm
from the ground (check with two meters guiding ruler, check the verticality is 2mm)

1.3. Toilet and Balcony Waterproofing Works

1.3.a Procedures Description


i. Waterproof material 1st party assign the brand, 2nd party procurement and construction
ii. Work procedures: first clean the ground, remove all mortar on the ground, clean the surface
dust, brush a layer on the ground with plain cement slurry, waterproof twice, total thickness
2mm, bathroom shower height 1.8 m, the other 1.2 m, all around the balcony is 30 cm.
iii. A 24-hour water closed test is required after the completion of the pipe hanging tunnel and
after the waterproof construction is completed.
1.3.b Waterproofing pre-construction Acceptance Check
i. Acceptance check whether the hanging tunnel qualified, conduct the first closed water test
ii. Whether the substrate is cleaned and sorted out, whether the wall surface is flat/level, and
whether the wall feet are rounded as required
iii. Whether it is cleaned from cement mortar
iv. After the completion of the 24-hour water closed test, whether the repair of the leaking
point is completed and tested again
1.3.c Quality standards and Precautions
i. The performance of waterproof materials should meet the design requirements and the
relevant local standards, and should have a product certificate.
ii. The surface of the base layer should be flat and free of defects such as empty drums,
sanding, cracking, etc.
iii. Smear the waterproof layer coating evenly, the thickness meets not less than 2mm, and it
is simultaneously applied by brushing all over.
iv. Smear the coating on surface without bubble, no flow, flat without bumps, the pipe joints,
sanitary ware foundation, floor drains, and drain joints are tightly closed and not leaking.
v. Partial waterproof coating layer must be completely covered fiberglass reinforcing mesh.
No bubbles or adhesion to the wall surface after completion.
vi. After the waterproofing is completed, the water closed test run without leak for 24 hours.

Special note: The project department is required to give priority to the bathroom and
balcony waterproof. The upper layer of the bathroom and balcony waterproof coating
construction is completed, and all the leaking points are processed before the ceiling of
the next layer can be worked.

1.4. Railing Installation

1.4.a. Railing Pre-installation Acceptance Check Work


Whether there is a concrete retaining ridge under the railing, Whether the fixed point has a
concrete structure or a structural column as a fixed point, the water retaining ridge must not
have a large height difference.
1.4.b Quality Standard and Precautions
i. The cutting of all components should be accurate and the allowable deviation of the
components length is 1mm.
ii. The component must be checked for straightness before it is unloaded, otherwise it must
be straightened.
iii. Welding rod or wire should be used varieties suitable for welding materials, and should
have factory certification
iv. The position of the component must be placed accurately during welding
v. The welding points between the components during welding shall be firm, the welds shall
be full, the welding waves on the surface of the weld shall be uniform, and there shall be
no undercuts, unwelded, cracks, dross, welds, burn through, arc abrasions, craters. Defects
such as needle-shaped pores, no spatters in the weld zone.
vi. After the welding is completed, the welding slag should be knocked clean
vii. After the components are welded and assembled, they should be smoothed and polished
with grind hand tools gently to make the appearance smooth and clean.
viii. The deviation of each layer level of railings shall not exceed 4mm, and the deviation of
the height difference of adjacent railings shall not exceed 3mm.
1.4.c Finished Product Protection
i. When installing banisters, protect the hand railings, stair steps, and finished items within
the operating range
ii. Do not smear mortar and release debris the installed railings.
iii. After the banisters is installed, it should be wrapped and protected in time.
iv. In order to prevent pollution, the finished railings should be covered with a protective film
during the cross-operation process.

1.5. Ceiling Engineering


1.5.a Work Procedures Description
i. Provide the gypsum board material;
ii. Purchase materials: 40*40 square light steel keel, nails, gypsum board self-tapping screws,
metal edge strips, corner guards, seam joints, putty, various construction tools, etc.
iii. Construction work flow: Define the reference axis, determine the elevation of the ceiling,
put the line, fix the keel around the wall, first make a level of ceiling, then do the primary
keel of the ceiling, the secondary keel, the primary and secondary keel must avoid the
lamps, fire pipes, fire sprinklers. After the installation of the main keel, the level of the
main keel is fully leveled, the elevation is verified, and the relevant personnel are asked
to do the concealed works acceptance check.
iv. Install the gypsum board: first install the gypsum board of the first-level ceiling, and
process it into a 90° gypsum board according to the site size. Fix the bottom first, make
sure that the upper part is fixed after flattening, and install the gypsum board of the first-
level ceiling gypsum board before installing the top gypsum board. The top of the top
gypsum board is left with 1cm side seam and metal partitioning joint is installed. The
distance between the self-tapping screws of the upper gypsum board is 200*200 in the
vertical direction and 600*600 in the horizontal direction. After the installation of the
gypsum board is completed, the inspection is completed.
v. Ceiling board joints and scrape of putty, all the cut in of gypsum board must be connected
with 10cm wide wave fiber mesh cloth. This works only scrape cut in, leftovers, and the
gypsum board does not scrape putty. After the project is completed, the sandpaper is used
first. Then polish with fine sandpaper, sweep away the surface dust, and the ceiling is
finished.
1.5.b Pre-ceiling Acceptance Check Works
i. Before installing the keel: whether the flatness of the first floor, the elevation of the beam
base and the flatness meet the requirements, if it is not qualified it needs to be polished.
ii. Whether the acceptance check of the water and electricity lines are completed, whether
the pipeline pressure test is completed.
iii. Before sealing the gypsum board ceiling: Accepting the flatness of the keel and whether
the elevation meets the requirements
1.5.c Quality Standard
A. Master Control Items
i. The ceiling elevation, size and shape should meet the design requirements (detailed master
drawing)
ii. The material quality, variety, style and specifications of the veneer material should meet
the design requirements (detailed master drawing)
iii. Suspenders, keels and plasterboard must be installed securely
iv. The material quality, specification, installation spacing and connection method of the
boom and keel shall meet the design requirements. The metal hanger and keel shall be
treated with surface anti-corrosion treatment.
B. General Items
i. The surface of the gypsum board should be clean, the color should be consistent, and there
should be no bend, cracks and defects.
ii. The position of the lamps, smoke detectors, sprinklers, tuyere and other equipment on the
gypsum board should be reasonable and beautiful, and should be consistent with the veneer
interface.
iii. The joints of the gypsum board should be uniform, the corner joints should be consistent,
the surface should be flat, no bending, hammer marks.

1.6. Wall Gypsum Board Engineering

1.6.a Procedures Description


i. Primary Material, Gypsum Board
ii. Secondary materials: finished bonding powder, blended with water in the field to form a
paste.
iii. Construction process: put the line, find the reference line, clean the wall, use the adjusted
adhesive to make the mortar (1m vertical and horizontal spacing), the thickness is 6mm,
check the flatness of the mortar, and Install the gypsum board, apply the adhesive on the
back of the cut gypsum board, the vertical and horizontal spacing is not more than 30cm,
and apply the adhesive around the gypsum board. After the wall of the gypsum board
completed, tap the 2m ruler.
iv. Wall joints, scrape putty, all joints must be connected with a 10cm wide box grid, this
engineering only scrape cut in, corner side, gypsum board does not scrape putty, after the
end of the work, first polish with sandpaper, After polish with fine sandpaper, after
smoothing, the surface dust is removed and the gypsum board construction is completed.
v. 6 cm of wall gypsum board lower part is plastered, this process is completed by the
masonry team. The wooden floor skirting and joint is completed by the skirting board
construction unit.

1.6.b Gypsum Board Pre-construction Acceptance Check Project

i. Before installing the keel: whether the wall verticality, flatness, clearance size, wall
internal and external corners meet the requirements, if it is not qualified, it needs to be
polished.
ii. Whether the pre-embed of water and electricity acceptance check is completed.
iii. Before sealing the gypsum board: whether the mortar level acceptance check meets the
requirements

1.7. Wall Brick Construction

1.7.a Pre –laying Wall Brick Acceptance Check Work


i. The substrate must be cleaned and free of dust, paint, loose residue and other attachments.
ii. Wall flatness and verticality meet the requirements
iii. Whether is there a large area of hollow cracking on the wall.
iv. Waterproof construction completed and passed acceptance check
v. Whether the water and electricity reserved hole is completed
1.7.b Quality Standards and Precautions
i. Brick wall laying is strictly arranged according to the drawings (detailed master drawing)
ii. The flatness of the wall tiles is checked with a 2 meter level. The fault cannot exceed 1
mm. The height difference between adjacent bricks must not exceed 0.5 mm, and the gap
straightness is 1 mm.
iii. The wall brick cracks are 1mm wide and must not exceed 2mm. The joints are even and
straight. Joint with special grout
iv. Control the wall brick empty hollow appearance less than 3%, 3% corner side single point
single lump empty hollow. The repairing lump is not empty hollow.
v. Wall brick bonding material needs to be firmly connected with the waterproof layer.
vi. External corner do wedge opening, putty is added with glue for joint
1.8. Aluminum Alloy Door and Window Installation
1.8.a. Door And Window Pre-Installation Acceptance Check Works
Retain the headroom size, uprightness of the opening, the verticality of the structural column
of the opening, and whether the flatness meets the requirements; whether the concrete
prefabricated block fixing point is set at the window reserved hole.
1.8.b Quality standards and precautions
A. Master Control Items
i. The variety, specification, size, performance, opening direction, installation position,
connection method and wall thickness of aluminum alloy doors and windows should meet
the design requirements. The anti-corrosion treatment and filling, sealing treatment should
meet the design requirements, anti-corrosion treatment and filling, sealing procedures
should meet design requirements.
ii. The installation of the alloy window frame and the sub-frame must be firm, the number
of the embedded parts, the position, the way of embedding, and the connection of the
frame should meet the design requirements.
iii. The sash must be installed firmly, it should be opened flexibly, tightly and without tilting,
and the sliding window sash must be protected against falling off.
iv. Between the aluminum alloy door and window frame and the non-stainless steel fastener
contact surface, it must be treated with anti-corrosion treatment; it is strictly forbidden to
use cement mortar as the blocking material between the door and window frame and the
wall.
v. The model, specification and quantity of door and window fittings should meet the design
requirements, the installation is firm, the position is correct, and the function meets the
requirements for use.
B. General Items
i. Aluminum alloy door and window sash installation should meet the following
requirements.
ii. The swing door and window sash is closed tightly, the gap is even, and the switch is
flexible. Push-pull sash switch force is not more than 60N.
iii. The sliding door sash is closed tightly, the gap is even, and the amount of overlap between
the hinge and the frame should meet the design requirements. The rubber sealing strip or
felt strip of the sash should be installed properly and must not be grooved.
iv. The automatic position of the spring door leaf is accurate, the opening angle is 90°±
1.5°, and the closing time is within the range of 6~10s.
v. Aluminum alloy door and window accessories are complete, the installation position is
correct, firm, flexible and applicable, to achieve their respective functions, correct and
beautiful.
vi. The gap between the aluminum alloy door and window frame and the wall is filled and
compact, the surface is level, smooth and free of cracks. The filling materials and methods
meet the design requirements.
vii. The surface of aluminum alloy doors and windows is clean, no scratches, bumps, no rust;
smooth surface, level, uniform thickness, no air holes
viii. Allowable deviation items: the difference between the length of the two opposite angle of
the door and window frame, the straightness of the door and window frame, the verticality
of the side, the horizontality, the horizontal frame elevation, etc., shall not exceed the
values specified in the following table.

1.8.c Finished Product Protection
i. Covering the outer surface of the profile and glass with a plastic film
ii. Prevent some destructive behaviors and repair damaged plastic film in time
iii. Place it tightly and neatly without leaving gaps to prevent it from moving during shipping
iv. The frame material that has been mounted on the wall must be covered with a protective
film to prevent the cement from splashing on the frame surface, causing the surface of the

1.9. Interior Door, Entrance Door

1.9.a Door Pre-Installation Acceptance Check Work


The clearance size of the door opening, the uprightness, the verticality of the structural
column of the opening, and the flatness meet the requirements; the threshold of the two sides
must be kept at the same level; after the decoration is completed, the thickness of the entrance
door must not exceed 13cm, and the thickness of the door threshold of the bathroom must not
exceed 12cm, the thickness of the bedroom doorsill must not exceed 10cm.
1.9.b Quality Standards And Precautions
A. Wooden door product acceptance check standard
i. No scratches, bumps, etc. on the surface of the entire door
ii. The color is consistent with the customer's requirements and there is no obvious color
difference, bright colors and clear wood grain
iii. The whole batch of doors has the same color and no obvious color difference. Meet
customer's gloss requirements.
iv. The surface of the paint has no sag, shrinkage, rising edge, wrinkled skin, and the line
corner is basically the same as the surface, without defects such as accumulation of
paint and abrasion.
v. The size of the door is consistent with the size of the opening.
vi. Wooden doors are uniformly colored on both sides, no significant difference
vii. No obvious processing marks on the surface of the coating, no coloring defects
viii. Produced according to drawings and processing techniques, real materials
ix. The wooden door should be flat, square, and warped.
x. The combination of product parts to parts should be tight, firm, seamless, steady
xi. The hinge installation is not skewed, the hole is drilled according to the mold, and the
position of the keyhole is accurate.
xii. Uniform linear shape, uniform groove depth, no buckling.
xiii. The door panel is evenly installed and meets the requirements. The door sills is installed
correctly and is not skewed.
xiv. The door is opened and flexible, no abnormal sound.
xv. The door sills and the wall are sealed with double-sided sealant, and then cut and
flattened after drying.
xvi. Set screws between the door sills and the wall, not less than 3 per meter
xvii. The same side sills should be on a flat surface, and the gap should be filled with sealant.
xviii. The threaded cut in must be flat and the set line bend is allowed to be 1 mm.
xix. After the door is closed, it is tightly combined with the sealing strip and does not sway.
B. Wooden Door Installation Acceptance Check Standard
Door sills installation:
i. The door set should be tightly connected, flat and without black seams; the fixed parts
should be locked; the diagonal of the door sills should be accurate, the tolerance is less
than 1 mm within 2 meters, and ≤1.5 mm for more than 2 meters;
ii. After the door is set, it should be three-dimensional horizontal and vertical, the tolerance
of verticality is +2 mm, and the horizontal straightness tolerance is +1 mm; the joint
between the door sills and the wall should have fixing screws (not less than 3 per length);
Socket installation:
The wire installation should be evenly coated with the door sills and the wall. The socket
interface should be flat, tight and seamless. After installation, the same side line cover is in one
level; when the wall is not flat, the sills interface must be flat. The line cover allows a tolerance
of 1 mm cambers. Apply fluid sealant to fill seam chink to handle the wire line cracks on the
wall.
Door installation
i. After the door leaf is installed, it should be flat and vertical, and the door leaf and the
exposed surface of the door sills are level; the door leaf is opened without abnormal noise,
and the switch is flexible and free.
ii. The gap between the door sills and the door leaf is 6 mm for the lower seam and 2 mm
for the other three sides; the tolerance is +0.5 mm for all the slits.
iii. After the door is closed, it is tightly combined with the sealing strip and does not sway.
Hardware:
i. The door hinge should be vertical and flat. The flat hinge should be slotted on the door
leaf and doorsills. The notch should be standardized. The size is the same as the hinge.
The tolerance of the three sides is +0.5. After assembly, flat and no chink. The hinge
should be opened. The hinge opening should be flexible. The hinge opening should be
flexible. The trigeminal hinge is mounted in the mold and the latch should be inserted
into place. Hinge fixing screws should be fully and straight, hidden in the hinge plane.
ii. The door lock slot should be accurate and standardized, and the size should be consistent
with the lock body and the lock piece; the door lock should be tightened and unlocked
without any abnormal noise; the accessories are fully installed, and the fixing screws
should be fully and straight.
iii. Suction, door closers, handles, etc. should be installed in the designated position, the
installation is firm, the fixing screws should be installed fully and straight, and the fittings
are good after installation.
Exterior:
i. The gap between the sills, the door line and the ground should be less than 3 mm, and
the gap is sealed with a waterproof sealant.
ii. After the whole door is installed, it should be leveled, open and flexible, the overall
