SALE AGREEMENT

That The ASKARI FUEL is operating/running one of its station (Petrol Pump cum CNG) in district
Peshawar since October 2004.

That the lease agreement was held Dated on 27th Nov 2004 for 15 (Fifteen) Years, between the Land
owners/landlord and ASKARI FUEL (AF) Dated on 27th Nov 2004 to October 2019.

That the Lease agreement extended for 1 Year only for which the addendum is being signed

That the ASKARI FUEL is sole, absolute and lawful owner and possessor of station (Petrol Pump cum
CNG) station in district Peshawar

That the said Petrol pump cum CNG Station situated on Qarhi Qamer Din Kohat Road/Ring Road
Chowk at Bahader Killi, Kohat Road, Tehsil and District Peshawar, Bearing Khewat No 223,Khatoni No:
422 To 433, Khasra No: 2018 as per the Fard appended with the agreement and said land is bonded
Under:

On the North: Ring Road on the South: Mezaan Bank

On the East: House on the West: Kohat Road

That the landowner is interested to purchase the said station (Petrol Pump/CNG station), and he examines,
and inspects the equipment’s, plant and machinery etc on the said station voluntarily and satisfied his self.

That the sale agreement will held between MESSERS Askari CNG PROJECT (A PROJECT OF AWT)
having its principal office of business at H # 25-A, Street No: 01, Chaklala Scheme No: 01 Rawalpindi
Cantt, through General Manager (CNG) .Hereinafter called SELLER AND Land Owners includes (1.Mr.
Irfan Ullah S/o Anayat Ullah2.Mussarat Begum Widow of Masil Khan D/o Izat Ullah 3.Mujahid
Khan S/o Masil Khan 4. Mr. Sajid Khan S/o Masil Khan all R/o Bahadar Killi, Mohallah Achar, Tehsil
& District Peshawar hereinafter called the –PURCHASER) whereby agreed as under:-

That the market assessed value of the station (Petrol Pump/CNG Station) is RS 28,000,000/- (Rupees 28
Million only) which includes all equipment’s , plant and machinery (installed or un-installed), building
(constructed or under-constructed), and all other assets present at the site of said station and The OGRA
license is annexure as FLAG-A

That total price of the said station is decided and agreed of PRs. 28,000,000/- (Rupees 28 Million) and
landlord/landowner agree to pay in 04 to 05 equal Installments within 1 Year since the agreement will
held.

That AF is agreeing to transfer the NOC of said station from OGRA to Landowners according to law
which is being in-force at that time and landowners will not pressurize, tease, or creating any hurdle
directly or indirectly whatsoever on or against the AF in any manner whatsoever.
That the landlord/landowner is bond to reach whenever needed or wherever required for transfer of
ownership of said station and not claim its expenses whatsoever.

That the landlord/landowner is agreed and bond to deposit the payment on the wish and will of the Askari
Fuel (AF)

That in case of default of payment of any installment from landowners during the pendency of agreed
period a surcharge of 10% will levied on the owner, as financial cost after 30th September 2019 per
annum.

That the AF will enjoy and utilize the said property, as a lessee and AF will be owner of the said station
until and unless landlord/landowner will deposit and clear all the due payments

That the AF will enjoy and utilize the said property, as a lessee and AF will be owner of the said station
until and unless landlord/landowner will deposit and clear all the payments as decided and agreed.

That the rent of the said property from 1st Oct 2019 to 30th Sep 2020 will be Rs.324000/- according to
current assessed market value of the said site.

That the landlord/landowner agree to pay the rent to AF of Rs. 24000/- (Rupees 24 Thousands only) of
the Tuck shop situated in the premises of the said station for 1 year (from 1st Oct to 30th Sep 2020) and
the Car Wash setup is already on rent to landlord/landowner.

That AF will clear all dues of GIDC during pendency of agreement.
