A Condominium said that is a private residence owned by an individual or a group of people in a


building with multiple units. The impact of a condominium or apartment to the people is that
living in a condominium is like home but without have a yard, living in a condominium is like an
apartment but you own it. There a lot of impact of behavioral in condominiums/apartment but
with this concept are the condominiums or apartments is good for the people or bad.

In terms of discussing the impact of human behavior, here in the Philippines living in a
condominium mostly are people in middle income. Why? Condos are affordable compared to
house and lots Middle class families agree that instead of buying a house and lot here in the
Metro, families are instead investing in a condominium. Your typical house and lot or
townhouse especially in exclusive subdivisions are at least twice the price of your 2BR
condominium unit. People thinking that having a condo than the house will make their life
easier one of the most common is that condos provide a good alternative because they are
usually located in main thoroughfares, with access to public transportation something that is
usually the concern of a middle-income buyer who does not have, or does not want to use a car
to work. And most good condo developments are near or have inside their building retail areas
and restaurants for those tenants who do not want to travel too far to get their groceries, shop,
and dine out. This makes living in a condo economical for the accustomed city dweller.

For a landed property, there is no need for maintenance fees, but the owner will have to make
sure all the maintenance are done on their own – their yard, the pipes, and sewage system.

More affordable

This aspect can be considered as a luxury when buying a landed property, thus landed
properties can get ridiculously expensive if they are within these cities’ prime areas. A
condominium unit, on the other hand, could be just half or even one-third of the cost of a
landed property in prime areas.

industrialized and business districts, the more expensive it will get. Also, landed properties are
more expensive than a condominium unit in developed areas such as Bonifacio Global City,
Makati, and Cebu due to land scarcity.

Furthermore, most condominiums offer amenities like pools, playgrounds, function rooms, and
gyms that you can’t find in most landed properties. Also, they provide tighter security as they
also have 24-hour security and on-call maintenance, on top of building maintenance. However,
these come at a cost, where residents have to pay a monthly maintenance or association fee,
ranging from ₱50 to ₱100 per square meter.
Brand new vs sub-sale property

While sub-sale properties are more affordable and are likely to be in strategic locations, they
also require more scrutiny than a newly built and dispersed property. So, before jumping the
gun, inspect the property and its surroundings thoroughly. Will it cost you more money to do a
renovation than buying a newly developed property? Weigh your options first.

In terms of target of buyers mostly now students are in demand of getting a condo specially in
accessibility. For those Filipino parents, who living outside metro manila or based overseas and
send their children to manila to study college degree. Naturally, these parents would purchase
or lease condominium units to their children. So the physical impact need of a condominium
should have commercial areas, swimming pools, fitness center, function rooms, student
lounges with strong WI-FI connection and multipurpose decks or room so the client can enjoy
what they paid off.

Also maintaining the ambience and safety and security of the building should be one of priority of the
developer and investors. The time spent by the student traveling to and from school can be spent for
more important things in his or her life, like studying (dizon, 2018)
