DEED OF EXTRAJUDICIAL SETTLEMENT OF ESTATE

WITH WAIVER

KNOW ALL MEN BY THESE PRESENTS:

WHEREAS, ALFREDO ACOB ANCHETA, died intestate at Zamboanga Doctors

Hospital Inc., Veterans Avenue, Zamboanga City, on April 19, 2015,
leaving no will or debts settled to date but leaving a parcel of land;

WHEREAS, at time of his death, he left as forced heirs, the

following and to wit:

ROSELLA M. ANCHETA, widow, of legal age, Filipino and a resident

of Tugbungan, Zamboanga City;

ALMER M. ANCHETA, of legal age, married to ___________________,

Filipino and a resident of Tugbungan, Zamboanga City;

KATHERINE M. ANCHETA, single, of legal age, Filipino and a resident

of Tugbungan, Zamboanga City,

RAMIL M. ACHETA, of legal age, married to _______________________,

Filipino and a resident of Tugbungan, Zamboanga City,

ARNUL M. ANCHETA, of legal age, married to ______________________,

Filipino and a resident of Tugbungan, Zamboanga City,

ENRIQUE M. ANCHETA, of legal age, single, Filipino and a resident

of Tugbungan, Zamboanga City,

-WITNESSETH-

THAT we are the legitimate child and spouse, respectively, of

ALFREDO ACOB ANCHETA, who died on April 19, 2015, in Zamboanga City;
copy of his Death Certificate is hereto attached as “ANNEX A”;

THAT said deceased, at time of his death left certain property,

situated in Zamboanga City, Philippines, described as follow to wit:

TECHNICAL DESCRIPTION

A parcel of land (Lot 2208-D-1-B) of the Subdivision plan

Psd-09-030386, being a portion of Lot 2205-D-1, Psd-09-011717,
situated in the Barangay of Boalan, City of Zamboanga,
containing an area of THREE HUNDRED FIFTY (350) Square Meters,
more or less, embraced by Transfer Certificate of Title No.
140,762 of the Register of Deeds of Zamboanga City

WHEREAS, in view of the above facts and circumstances, we therefore

co-ownership over the same in pro indiviso sharing pursuant to Section
1, Rule 74 of Rules of Court of the Philippines, subject to liabilities
imposed by Section 4, of the same rule.

 WAIVER

WHEREAS, we ROSELLA M. ANCHETA, ALMER ANCHETA, KATHERINE ANCHETA,

RAMIL ANCHETA and ARNUL ANCHETA, (whose personal circumstance mentioned
above) has agreed and covenanted to CEDE, TRANSFER and CONVEY unto our
co-heir ENRIQUE M. ANCHETA, (whose personal circumstance mentioned
above) their heirs and assign full ownership and possession of the above-
described property described as Lot 2208-D-1-B Psd-09-030386, embraced
by Transfer Certificate of Title No. 140,762 of the Register of Deeds
of Zamboanga City, together with the inheritance and conjugal share of
Rosella M. Ancheta.

NOW, THEREFORE, for and in consideration of the foregoing premises,

we waived and renounced as by these presents, we hereby WAIVE AND
RENOUNCE all our share in Lot 2208-D-1-B, embraced by TCT-140,762, rights
and participation over the above-described property in favor of ENRIQUE
M. ANCHETA, their heirs and assign full ownership and possession of the
above-described property.

IN WITNESS WHEREOF, we have hereto set our hands, this
