1.0 Project Study

1.0 Abstract

The primary thought is planning a center of unmistakable spaces which will have the intensity of
mending its clients. It will give the facilities of a five star hotel and alongside that it will give the visitors a
chance to mend themselves. It will be an image of harmony and smoothness amidst the confused city
life, as a nearby delegate of nature with the components like – foliage of trees, water, slope and so on.
The substance of the tropical slope woodland will alleviate both the body and the mind. An experience of
the light, tallness and sound will start to compose another ballad of life. It won't only be a hotel. It will be
more, more towards the nature, more inside the nature.

1.2 Design Problem and Definition

Tourism is considered as one of the most vast and varied industry in the world. Many countries
consider it as the main source of income, employment and growth of the private section and infrastructure
development. Specially, the tourism industry is attracted by developing countries where other economic
developments such as production or natural resource extraction are not economic or they do not have an
important role in commerce and trade domain.

With the expansion of Philippine's economy, the demand for hotels is increasing. The existing
luxury hotels are inadequate to fulfill demands of the growing number of tourists in the Philippines. Manila,
Philippines - Hotel developers and operators are expected to benefit from the expected growth in the
Philippine tourism industry over the next decade, but challenges remain in terms of the much-needed
infrastructure for an additional influx of tourists, according to a hospitality branding expert (Philstar). Davao
City maintained its spot as the fifth most competitive city in the country and remains to be the only city in
Mindanao that's in the top five, the National Competitiveness Council (NCC) unveiled Thursday, July 14,
2016. Davao City, is behind Quezon City (first), Manila (second) Makati (third) and Pasig (fourth). But
among the cities in Mindanao, Davao led the list followed by Cagayan de Oro City which landed seventh
for the overall ranking (SunStar). The city remains its identity having the most urbanized city in the
Mindanao region. Considering the increasing trend of commercial, tourism and entertainment activities, a
number of commercial hotels and other accommodation facilities have been developed in the last few
years in Davao. There are good standard hotels in the city, however most of these have very high
occupancy rate and none of these offer 5star standard hotel facilities. To cater the needs of this vibrant
and growing city, this proposal is to establish a 5-star hotel with a particular focus on environmental
friendliness.

1.3 Basic Theories of Hotel Planning

Before an architectural office begins planning and designing a hotel, it should know exactly how
a hotel operates. Every type of building must function smoothly to achieve the end result that the client is
seeking. The primary function of a hotel has not changed from the earliest recorded hostelry to tire
present-day hotel, whether that be a hotel of 100 rooms or 3,000 rooms, whether it be an in-city hotel or
a resort hotel, whether it be a convention hotel or a family-type hotel. The earliest hostelry offered ' bed
and board' as well as pleasant surroundings in which to enjoy both commodities. The earliest hostelries
and caravansaries worked on the same principle. The guest arrived at the front door, where he was
greeted and arrangements were made for his lodging and food. A stable for horses and carriages, or a
compound for cartels and cargo, were provided at the rear of the establishment. A rear yard was used by
the innkeeper's wife and her assistants to prepare food which was then cooked in a kitchen. We therefore
had a house divided in two. The front half of the house included the reception area arid the public rooms,
or the covered arcades in the caravansaries, where the guests gathered to dine and to socialize. The
other half of the house, or to use a terns which is still applicable, the back of the house, was where food
was prepared arid where the guests' service amenities were taken care of, such as laundering, the
shoeing of horses, or the repair of harness and traveling gear. This duality of a hotel must be thoroughly
understood by an architect before pencil is put to paper to start the design. For convenience's sake and
for ease in preparing a preliminary study, we will assume that all these services take place on one level.

The 'greeting area," for future reference, will be known as the front of the house, and the place
where services occur will be known as the back of the house. It must be borne in mind that, as far as
planned circulation is concerned, there must never be a mingling of the front-of-the-house services with
those of the back of the house. At no time should the guest be aware of everything that is taking place at
the back of the house, but, at the same time, the smooth operation of the front of the house is completely
dependent upon what is taking place at the back of the house. The two functions must be kept separate
and yet so interrelated that both function smoothly and efficiently. Hotels are designed and built so that
the client, owner, or operator of the hotel will get a satisfactory financial return on his investment.

In order to achieve the greatest return for each dollar invested, we again face a dual problem. In
the first instance, the guest must feel completely comfortable and at ease from the moment lie steps
through the entrance doorway, checks in, goes to his room, avails himself of the food and beverages
available, spends a comfortable night in a well-appointed, scrupulously clean room, and returns the next
day to a room which is as fresh and inviting as it was the moment he first entered it after checking in.
Everything for the guest’s comfort should be carefully considered, whether it be the ease of finding the
registration desk, the cashier, the bars and dining rooms, the elevators that will take hint up to his room,
and finally the room itself.

The service at the registration desk, in the bars and dining rooms, arid in the guest room itself
as well as in the corridors must be such that the guest finds his every want courteously and efficiently
taken care of. The physical environment becomes an important part of the guest's creature comfort. These
factors include color and decor, lighting, proper air temperature, comfortable furnishings and, above all,
a pleasant and relaxed atmosphere. Everything that the guest expects and should get will be a result of
what takes place at the back of the house. It is only in this area that everything that will keep a guest
contented during his stay is arranged for and so ordered that everything the guest is seeking is
accomplished unobtrusively and, what is most important, economically. Economic operation of a hotel
depends entirely upon the back-of-the-house services. Since these services are primarily concerned with
hotel personnel, the plan must be so arranged that maximum efficiency from each hotel employee can be
achieved without taxing the employee and without allowing the guest to feel the drive for efficiency that
dictates every phase of hotel planning.

2.0 Architectural Programming

2.1 Statement of Goals and Objectives

- The aim of the project is to provide an international standard five star hotel facility for the tourism and
business travelers.

- The whole project will ensure all the aspects regarding the international standards.

- This project is an opportunity to draw the attention of the travelers around the world and change their
conception about our country.

- The travelers will find here the essence and reflection of the art, culture, history etc. of Davao City.

- The landscaping and plantation pattern will be planned according to the change of seasons and
environment. The project will give the feel of being in nature within the urban fabric.

- The project will be considered one of the famous landmarks in not only the city of Davao, but in the
Philippines. The goal is to create its own identity where whenever people see the building, they will
automatically know it’s in the Philippines.

- The project, aside from considering its aesthetic and modern features, will also focus on environment
friendliness.

“ARCHITECTURE OF PLACE: BUILDINGS THAT WORK FOR PEOPLE”

The idea of an “Architecture of Place” is about creating design that ennobles people -- that
makes them feel empowered, important, and excited to be in the places they inhabit in their daily lives.

People like the buildings as pure formal objects in another matter, and not of primary
significance. What is truly significant is whether architecture creates a place. When we discuss a
building, that criterion should be as important as whether it is "green" or "sustainable" or “iconic.”

For many years now, the emphasis in the world’s cities has been on flashy buildings and static
public spaces. These icons of architecture and design are judged by critics as objects in space -- not as
human places where meaningful social interactions can occur. Despite some backlash against iconic
architecture (acknowledged even by the iconic guru himself, Frank Gehry), the fashion for “high design”
has proven to be quite tenacious. This time, however, these lauded buildings have incorporated “green”
or “sustainable” and at the same time “iconic” features.

- Superior Rooms- essentially base level rooms with standard features – like a king bed, safe,
bathroom with a rain shower (mostly no bathtub), tea-coffee maker, a work-desk with chair and
probably a small sofa. Good for most people unless you are planning a long stay.

- Premium Room- Essentially the same as Base Level Rooms, just a little bigger. Some hotels
might throw in a few more amenities or a bigger bathroom instead of a bigger room.

- Room with a View- Room would be same as other category rooms but you will get a better
view.

- Business Class- These are the rooms that might be worth extra dollars. You get access to the
hotel’s lounge that offers free breakfast, evening tea/coffee, snacks, cocktails and access to
business services like xerox, printouts etc.

- Executive Suite- Here’s where the luxury begins. Executive Suites have a living room or area
attached to the bedroom, an extra washroom, bigger sofa, bathroom with a bathtub (mostly)
etc.

- Royal Suite- Expect a separate living and bed rooms, big bathrooms with several amenities,
Walk-in closet and at times a kitchenette. Some hotels also offer exclusive menus prepared by
top chefs. This is like staying in a big 1 bedroom Apartment inside a hotel.

- Presidential Suite- One night stay in a Presidential suite in any hotel will probably cost you
more than a 2 month stay in some other room in the same hotel. But then it’s the ultimate in
luxury a hotel has to offer. Often reserved for top ministers, celebrities or industrialists, a
Presidential Suite offers a huge bed room, a big living room, table with 6 or more chairs,
bathtubs, whirlpools, Jacuzzi and sometimes even a gym, library, live kitchen, private pool etc.

2.5 Site Analysis

2.5.1 Site Location

The site is located at Lanang, Davao City. It has a total


land area of 51,870.92 sq m. To avoid disruption from
the surrounding buildings, the site location is placed at
the back part with a 198-meter entrance before entering
the site proper. It is only accessible at the J.P. Laurel
Avenue. The area is along the coasts of an ocean
connecting Davao City and Samal Island.

Davao Museum is 3.2 km away from the location while


SM City Davao is 10.7 km away. The nearest airport is
Davao International Aiport, which is 7.5 km far.
