DEED OF CONDITIONAL SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Conditional Sale is made and entered into by and between:

CRISTINA CANDELARIO ORDINADO, of legal age, single,


Filipino citizen and a resident of Pindangan Road, Brgy.
Parian, City of San Fernando, La Union (hereinafter
referred to as the "VENDOR");

- and -

NANCY MAY SUMALNAP RAFAEL, of legal age, single,


Filipino citizen and a resident of Brgy. Sagunto, Sison,
Pangasinan (hereinafter referred to as the "VENDEE");

WITNESSETH:

WHEREAS, the VENDOR is the true and lawful owner of certain real
property located in Brgy. Pagudpud, San Fernando City, La Union, more
particularly described as follows:

Cadastral Survey No.: Cad. 539-D
Lot No.: Psu-01-010053
Area: Seventy (70) square meters
Lot Owner: Cristina Ordinado
Location: Brgy. Pagudpud, San Fernando City, La Union
Boundaries:
North: Barangay Road South: lot 26870, Cad. 539-D
East: Barangay Road West: Barangay Road

WHEREAS, the VENDOR desires to sell and the VENDEE agrees to buy the
aforementioned real property;

WHEREAS, there is no personal property involved in this settlement;

-WITNESSETH FURTHER-

For and in consideration of the sum of ONE MILLION PESOS ONLY


(PhP1,000,000.00) AS AGREED TOTAL SELLING PRICE between the VENDOR and
the VENDEE , which will be paid in THREE (3) INSTALMENT stated as follows:

1. First payment of FIVE HUNDRED AND FIFTY THOUSAND PESOS


(PhP550,000.00) shall be paid upon execution of this document thru
cash deposit in the Metrobank account of the vendor;

2. Second payment in the amount of THREE HUNDRED THOUSAND PESOS


(PhP300,000.00) which shall be paid in December, 2019;

3. Third and full payment in the amount of ONE HUNDRED AND FIFTY
THOUSAND PESOS (PhP150,000.00) shall be paid not later than March
31, 2020.
All expenses which are necessary for the transfer of the land shall be
borne by the vendee;

Failure on the part of the vendee to pay the amount indicated on the
agreed dates shall result in the rescission of this contract and subsequent return
of whatever amount that may have been paid to the vendor minus the
necessary expenses incurred;

For any fortuitous event wherein the vendee may become incapacitated
to pay the remaining amount, the legal heirs of herein vendee shall be vested
with the right to collect from the vendor whatever amount paid minus the
necessary expenses incurred in this contract;

In cases where the vendor, on the other hand, may become


incapacitated to receive and consequentially sign and enter into incidental
contract with the vendee, the vendor do hereby appoint and assign Maria
Imelda A. Dalope as her attorney-in-fact, vesting upon the latter all the rights
and obligations appurtenant thereto;

After full payment of the agreed total amount of selling price, herein
vendor is obligated to the surrender of the original title.
