OBJECTIVE OF SUMMER CORPORATE RELATION
PROGRAM

1. To gain real world experience of the corporate work and observe


the day to day functioning of a business organisation.

2. The process of how a sale takes place and revenue is generated to


keep the day to day operations of a company working.

3. To understand the concept of Investment, Funding and how a


Start-Up works and operates.

4. To experience leadership skills and gain experience and knowledge


from successful business owners and leaders.

5. To understand the documentation framework and company


procedures.

INTRODUCTION

WEYU Dataprocessing Private Limited, is an Indore based Start-Up


providing home rental solutions with its main agenda being the creation
of open community living spaces.

WEYU provides fully furnished and serviced apartments, Private rooms


and sharing beds with its main target audience being the Younger
working class professional as well as Students in the age group of 18-25.

The Company aims at creating an ecosystem where the tenants focus


only on the core activities, the things that matter while Weyu takes care
of all the non-core activities.

Weyu currently has 14 properties in its inventory with occupation rate


being between 80%-90%

WEYU is the only true Co-Living Company of central India. Its registered
office is located at 6A, 6th Floor, TI Next Trade Centre, RNT Marg,
Indore.

The status of the company in the records of the registrar is active.

HISTORY OF THE ORGANIZATION

Established in 2018, Weyu Dataprocessing private limited today is the


first and only true co-living company providing accommodation to
working professional and students.

The Organisation has been operating successfully for its first year with
the Start-Up acquiring more and more properties and increasing its team
size rapidly.

Weyu partners up with homeowners and land lords and customizes there
property, after which they sublet these properties from them to
individuals.

Weyu aims to end the decade long dominance of brokers in the real
estate market and create a platform that not only keeps the tenants
happy but homeowners too.

The organization aims at operating at a pan India level and be the


biggest real estate and Co-Living Company in India.

Mission:

To provide a tech-driven platform which automatizes rental services and


property management for Landlords and tenants, while creating a
community driven ecosystem to bring people from all background closer
and simplify housing solution.

Smarter accommodation with fewer costs and greater services.

Accommodation that creates a community, and drives transitions from
conventional hostels to co-living while simplifying lives.

Weyu prides itself in being the leading Co-Living platform in
Indore.
Providing completely furnished and serviced living spaces on
rent where the tenant has to pay rent only for one bed while
getting access to all the common areas and facilities such as free
wifi, electricity and housekeeping. Along with access to rooftop
lounge and other common areas.

2. Independent multiple BHKs Apartment
Weyu also provides various 2BHK and above flats free of
brokerage and other hidden charges, customized truly
independent apartments for people looking for a separate more
private homes.

Weyu aims at creating a community and a platform for the
younger crowd in Indore and this community is not just limited
to its tenants,
Declaring itself an open platform for events, shoots and other
activities FOC. Weyu wants to provide a platform where
everyone is free to express themselves.

INTRODUCTION TO WORKFORCE

The work force of Weyu Dataprocessing Pvt. Ltd. Consists of a


very young work force with the median Employee age of the
organization being 24 Years. WEYU promotes the idea of
innovation and provides freedom to operate with a free hand to
generate more and more ideas as well as increase productivity.
The employees work together to achieve organizational goals
and focus on the growth of their own individual selves as well as
the growth of the company.
The Employees treat the company as a family and work together
collectively to create something new and innovative.

PERSONAL ROLE

As an intern I was given the responsibility of a new Co-Living


Space WEYU CHARLIE, I was responsible for holding events,
ensuring sales and marketing events to promote this project.
My reporting department was the sales and marketing
department
Headed by Mr. Nishant Bafna.
My day to day responsibilities included:
1. Creating a network with other home grown brands and working
with them for promotions and partnerships
2. Conducting and hosting events on the property such as open mics,
screening etc.,

3. Leading a Sales team and ensure generation and conversion of


leads through various sources.

4. Ensuring property visits are conducted.

5. Ensuring sales closures i.e. signing off of agreements, formalities


and clearing payments.

MAIN AREA WORKED UPON

1. Ensured the sales of the entire 22 beds property within the


assigned time frame.

2. Hosted the India v/s Pakistan Cricket match screening for 78


people.

3. Supervised an Auto branding campaign in partnership with


Money4Drive.

4. Hired 3 interns under me in the process.

SALES PROCESS

Step 1
Generating Leads through various promotions and ads or brand
awareness. The most common sources for this were 99acres.com,
Instagram, on ground marketing events and campaigns as well as brand
partnership.

Step 2
Creating a database for reference and other branding purposes.

Step 3
Ensuring the conversion of these leads to property visits

Step 4
Conducting sales visits on properties and convincing the potential tenant
to buy our product.

Step 5
Collection of the 1+1 payment and signing off of the agreement along
with other due diligence.

STATEMENT OF PROBLEM

1. The organisation being a start-up doesn’t have the exact specified


roles for every person, and while helping each other out is very
good, it results in non-completion of personal goals.
2. There is a lack of proper ground staff manager, resulting in delayed
complaint resolutions and other work.

3. Employees sometimes feel overburdened and overwhelmed with


the amount of work and the hours which can be exhausting and
draining.

SWOT ANALYSIS

STRENGTH
1. Affordable rates and price options that are available reaches any
group with any amount of paying capacity.
2. The company is youth driven which produces a lot of innovative
as well as forward ideas.
3. Each property comes with every possible facility ever which are
either non-existent in the market or are available at a premium.
4. The only true Co-Living Space in Indore.

WEAKNESS

1. The company being a start-up has to cut corners with respect to


cash outflow and expenditure results in not so handsome
salaries and basic promotion methods.
2. Lack of good management with respect to the ground staff,
which is a little non standardized and clumsy.

OPPORTUNITIES
1. The current rental real estate market in India is worth more
than $11 Million in Urban tier 1 cities.
2. The increasing demand for affordable housing solutions is
uncontrollable.
3. Requirement of a home and family away from home for the
increasing population of people migrating for work and
education.

THREATS
1. Providing a no restriction platform and housing solution
are frowned upon in Indian societies causing various legal
as well as societal complications.
2. The increasing number of companies trying to break into
this business, Companies like OYO with there billion
dollar funding can trample start-ups in their first phase of
business.

KEY LEARNING

I learned a lot of things from this experience of working with WEYU.


The things that I learned were.

1. The young leadership at Weyu taught me that there is no ideal age


to take risks.
2. Having other interns working under me I learned how to take
responsibilities and undertake leadership roles.

3. I learned how successful businessmen and businesswomen think


under the guidance of Mr Sawan Ladhha and Ms Ruchi Bhasin.

4. I understood and learnt every aspect of marketing, from ground


level to digital, how it works, what are the correct tools etc.,

5. How the real estate business works- Taxes, Legal documentation


and the exact operations of how the business process flows.

6. Property management and labour management was something


that I learnt and experienced first-hand.

7. Insight of the corporate life and how the procedures take place
along with the standards that are to be maintained at all times.

8. This experience changed my personality and me as a person.

CONCLUSION

I have seen the company grow from just 14 beds when I joined to 145
beds when I concluded my internship, however long the working hours
have been and however draining it has been on me it has been the most
satisfactory I will have in my professional career.

The constant grind, the will to succeed and make a name for yourself
changed me a lot and moulded me into a person who is recognisably
more responsible, sensible and more in control of himself.

The responsibilities that I was trusted with showed me that hard work
pays of not just in money but praise and appreciation, which gives you
confidence to do things you were afraid to do.

With that said I think the future of the company is in great leadership
and the home rental market is ever-increasing and there with the
greatest of opportunities.
