RENTAL AGREEMENT

THIS AGREEMENT OF RENTAL DEED made on this 1st day of May 2015
Thiru Mr. K.SUBRAMANIASIVA, son of K. Karunakaran, now residing at 2B/31
B , Nagalathu Street , Back Side Rangaswamy Kulam, Kanchipuram –
Kanchipuram Dt. 631501, herein after called as “LANDLORD”, which term
shall include unless repugnant to the context her heirs, successors, and
assigns of the ONE PART(i.e. FIRST PART).
AND
Thiru Mr. M. Pradeep, son of Mr. Mohan, Age 30, now residing at No,12 Gandhi
Street, Senthaaneerpuram, Trichy, Tamilnadu Pincode 620 004, Mr.M.Pradeep
(Mobile no -9865875352) working as Design Engineer, Petrofac India Project
Ltd., Herein after called as “TENANT” which term shall unless repugnant to the
context, his heirs, successors, and assigns of the OTHER PART (i.e. SECOND
PART).

WHEREAS the LANDLORD the absolute owner and is in possession land
enjoyment of the property at “Flat – F2” (Master bed room with western
closet, Hall with Indian closet, kitchen with marbles, Washing Area, Balcony &
car parking), in Plot No. 22 L&T Nagar 2nd Street, Moulivakkam, Kanchipuram
District and whereas the LANDLORD is desirous of giving of rent, the said
premises First Floor on monthly rent of Rs.7500/-(Seven Thousand five
hundred Fifty),Maintenance Rs.300/-(Three Hundred- Paid Separately), Totally
Rs.7500/-(Seven Thousand Only) per month.
The amount is to be paid in cash or online fund transfer on or before 5 th of every
month.

It is now agreed that the LANDLORD shall give her flat to the TENANT and the
TENANT shall take the premises on rent of the following terms and conditions:-

1. That the term of tenancy shall be in force from 01-05-2015 to 31-03-


2016 for 11 months.
2. A rental advance of Rs.40,000/-(Rupees Forty Thousand only) has
been paid to the LANDLORD by TENENT, which shall be refundable
to TENANT at the time of vacating the First Floor premises subject to
the condition that it has also been acknowledge by him which shall be
refund to the TENANT shall not cause any damage or loss to the
fittings and fixtures to the building and the floorings etc., And if at all
anything is caused the LANDLORD can recover the such sum as it is
necessary to replace or repair them and that this advance amount will
not carry any interest.
3. The TENANT will pay electricity (power and light) filtered Charges as
per readings received by him now and then.

4. The TENANT will also pay his part of common electricity charges and
other building maintenance charges related common amenities like
stair cases, car park, Bore well water sump pump etc.
5. This premise will be used only for residential purpose and the
TENENT will not sublet, assign or otherwise part with the possession
of the property. The premises should not be misused under any
circumstance and if any misuse is noticed, the LANDLORD will
terminate the tenancy without notice.
6. The TENANT will carry out the day to day repairs such as fuses,
leakages of water taps etc., at his own cost.
7. The common maintenance / Electricity charges to be paid by the
TENANT and Tax to be paid by LANDLORD.
8. The tenancy will be terminated on One Month notice on either side.
9. At the expiry of the tenancy period , the TENANT shall handover the
vacant possession of the premises in a good condition with all the
furniture and fixtures intact and in perfect working order(as per list
enclose) and that the TENANT shall not spoil the mosaic flooring,
walls etc,.
10. The TENANT shall not carry out any structural changes, addition or
alteration to the premises etc. Without the written consent of the
LANDLORD.
11. That the TENANT shall permit the LANDLORD or her agent with or
without his workmen at all reasonable time to enter upon his own said
premises or any other part thereof to examine the state if condition
thereof carrying out any repairs/inspection if needed as and when
necessary.
12. Then rent will be increased on the end of 11th month after mutual
negotiation.

7. Door / Window Curtain Rods, Net.
8. Main door Keys – 2, Bedroom key – 1, Balcony – 1, Main entrance
Grill – 1 key, Car parking – 1 key, Terrace – 1 key

In witness whereof the parties here to have executed this agreement on


the day, month and year first above written in the presence of the
witness mentioned below.
