NOTICE OF FORECLOSURE

SPOUSES JERICHO D. VENERACION

AND LORELIE ADRIANO VENERACION

Dear Spouses Veneracion,

I write you for and on behalf of my client, MANUEL MORADO, of

Brgy. San Nicolas West, Agoo, La Union.

This is in connection with the Real Estate Mortgage dated 25

September 2018 which you have executed in favour of our client
involving a parcel of land covered by TCT No. 5456784893 issued
by the Registry of Deeds which is more particularly described as
follows, to wit:

Tax Declaration 2014-07-0021-00023

A parcel of land situated in Pagdalagan Sur, Bauang,

La Union designated as Lot 3577-B-2-A. Assessed at
Php26,310.00 and declared under the name of Juvy F.
Andres.

Based on the information that we were able to gather, it appears

that the entire obligation has become due and demandable last
November 25, 2019, but despite such, you have failed and
miserably failed to pay the total amount due thereof in the
amount of TWO MILLION PESOS, Philippine Currency, excluding
accrued interest and damages.

In view thereof, LAST AND FINAL DEMAND is hereby made for you
to FULLY PAY the amount of TWO MILLION, Philippine Currency as
well as TWO PERCENT (2%) thereof by way of MONTHLY INTEREST,
THREE PERCENT (3%) thereof by way of LIQUIDATED DAMAGES and
TEN PERCENT (10%) thereof by way of reasonable collection and
attorney’s fees within FIVE (5) calendar days from receipt hereof
by delivering your FULL PAYMENT directly to my client or through
ouf office in his presence, OTHERWISE, we will be constrained to
file cases against you for the protection of our client’s rights and
interest-without the necessity of any further demand.

I hope that you give this matter your preferential attention to

obviate the possibility of having your obligation be further
increased due to cost of the foreclosure that will be instituted by
our client. This will be our LAST and FINAL DEMAND and legal
actions will be commenced without any further notice from our
client.
