The following Construction / Renovation Guidelines shall form an integral part of the Contract of Lease.

LESSEE shall comply with LC Lopez Resources, Inc (LCLRI) requirements:

SECTION I: REQUIREMENTS

A. PRE-CONSTRUCTION / RENOVATION PHASE:

1. Site Visit – the LESSEE is required to visit his space together with his Designers and Contractors to
verify actual site conditions prior to preparation of preliminary design drawings. It is imperative that
prior to beginning of any design of the retail spaces, the LESSEE together with his Designers and
Contractors should meet with the Mall Architect to discuss pertinent matters regarding LESSEE’s
construction.

2. Turnover of leased space – formal turnover of leased space shall be scheduled (to be advised by
LCLRI -Leasing Department and Corporate Property Planning Department or CPPD) and
conducted in the presence of:
a. The LESSEE;
b. LESSEE Designer and/or Contractor;
c. LCLRI - Leasing Department representative;
d. LCLRI - CPPD representative;
e. LCLRI - Mall Operations Department (MOD) representative.
Note: Formal turnover of partner’s space should have a turnover document indicating condition of
floor, walls, ceiling and board-up. It should also reflect utilities provided such as power, plumbing
and sanitary, mechanical and fire protection. The document should then be signed by the Partner’s
representative and CPPD / Engineering representatives present on site. A duplicate copy should be
issued the Partner & engineering while the original shall remain with CPPD.

3. Plan requirements (refer to section V; pages 19)


All drawings submitted by the LESSEE for review and approval must:
a. Be complete;
b. Be signed by the LESSEE;
c. Be signed and sealed by respective licensed Designers;
d. Comply with the Guidelines set forth herein by LCLRI bto facilitate evaluation.
3.1 Submission of Plans
All drawings shall be forwarded to:

(Architectural, Structural, Mechanical, Electrical, Sanitary/Plumbing, Fire Protection, Signage Plan)

(Please refer to Section V; pages 17 for complete plan requirements)

3.2 Schedule of receiving and releasing of plans (at LCLRI -CPPD office):
Mondays to Fridays: 9:00 a.m. to 12:00 noon
2:00 p.m. to 6:00 p.m.

Note: Processing and evaluation period shall be (7) Seven working days for working drawings.

4. Incomplete plans will not be received for evaluation.


Approved Building Permits – the LESSEE shall secure the following permits from the Local
City Government and submit to iMall prior to commencement of any construction.

2.4 Sanitary / Plumbing Permit (for water connection, if applicable)
2.5 Electronics Permit
2.6 Other Government Permits & Licenses enumerated in the Partners Pre Operational
Checklist (PPOC)
5. Contractor’s All Risk Insurance (CARI) coverage with cross liability endorsement in favor of LCLRI
shall be posted upon approval of the Working Drawings. (Refer to section III-B; page 4)
6. The LESSEE shall pay a construction deposit that shall cover the following:
2.7 Power (refer to section III-F; page 5)
2.8 Water (refer to section III-F; page 5)
2.9 Temporary Plywood Board-up (refer to section III-C; page 5)
2.10 Hauling of Construction Debris, etc, (refer to section III-C-c ; page 5)
2.11 Others: (welding works, etc.)
The said deposit shall be determined by and payable to LCLRI (refer to ANNEX
“A”). A certain amount from the Construction Deposit will be refunded only after the presentation of
Partner’s Pre-operational Checklist (PPOC) to the LESSOR.
7. Construction / Renovation Guidelines – The LESSEE shall submit together with his Design
Drawings, one (1) set of Guidelines signed on all its pages by the LESSEE conforming with
all the requirements set forth hereinafter by iMall.

WORK PERMIT to commence construction shall then be issued by LC Lopez Resources Corp. upon
full compliance of the above requirements.

B. CONSTRUCTION PHASE
1. Building Permit – one (1) copy of the permit should be submitted to LCLRI-CPPD and one (1) copy
should be visibly posted or displayed at the job site.
2. LCLRI Work permit (photocopy) should be posted on the temporary board-up as well.
3. Approved Working Drawings should always be available at the construction site.
4. Install minimum of two (2) units - ten (10) lb. Capacity ABC Type Fire Extinguisher (number of units
required depends on the volume of HAZARD, to be determined by the mall’s safety engineer).
5. Submit Certificate of Electrical Inspection (CEI) to LCLRI-CPPD, before tapping of permanent
power supply and meter installation.
6. Submit copy of Signage Permit to LCLRI -CPPD (before signage installation).
7. Plywood fencing enclosure should be properly maintained in good condition during construction.
8. LCLRI shall provide temporary board-up partitions w/ PVC access door and deadbolt prior
to implementation of construction activities deductible to Partner’s Construction Bond.

C. POST CONSTRUCTION PHASE (Before Store Operations)


1. Approved copy of Partner’s Pre Operational Checklist (PPOC).
2. Submit copy of Mayor’s Permit to LCLRI -Mall Operations Department (MOD).
3. Submit copy of Occupancy Permit to iMall.

4. As-built plans – the LESSEE shall submit two (2) sets of As-built plans to LCLRI-CPPD at least
Seven (7) days before the scheduled inspection date. No final inspection will be conducted and the
Construction Deposit will not be released without the As-built plans.
5. Final Inspection (Refer to III-H; page 6)
6. Minor &/or Major violations during construction should be rectified prior to Store opening.

LCLRI shall issue permit to Commence Business after the final technical inspection is conducted
and approved and all necessary permits and licenses required have been secured and accepted.

SECTION II: BUILDING PROVISIONS BY LESSOR

A. FACILITIES PROVIDED:
iMall shall provide the following:

1. Electrical system voltage


a. System voltage is volts, single-phase / three-phase,wire system (3 line neutral) and 480
volts, three-phase, 60Hz
b. Any LESSEE’s special equipment requiring voltage other than the rating specified,
LESSEE shall provide transformer at its expense.
c. All 3-phase special appliances and motors including air-conditioning shall be referred to
iMall for approval.
d. All electrical installation shall be provided with insulated green colored ground wire and
white colored wire for neutral.
e. Water and electric sub-meters with Calibration Certificate from government agencies
concerned shall be supplied and installed by iMall charged to LESSEE’s account.
2. One (1) telephone line from Telephone Cabinet Trunk line to rentable space for every One Hundred
(100) square meter space. Additional line requirements will be at LESSEE’s expense with approval
from LCLRI.
3. LCLRI shall provide:
a. Centralized A/C System duct stub-out – Supply of A/C branch ducts and diffusers
 for LESSEE’s account
b. Fan coil units (FCUs) - Supply of A/C branch ducts and diffusers for LESSEE’s account;
Note : LESSEE supplied FCUs – all pipes, ducts and diffusers at LESSEE’s account.
Final connection charge shall be at the LESSEE’s account.
4. Fire sprinkler System – Relocation, modification and additional installation of sprinkler heads
at LESSEE’s account. LESSEE shall submit plans for approval of LCLRI. Work shall be done by
LCLRI accredited contractor.
5. Feeder lines for PC-POS. Internal wire interconnection at LESSEE’s account (refer to section IV-C,
page 10).
6. Height of wall partition in between LESSEE shall be gypsum board on metal studs or CHB wall at
full height. Gypsum board wall shall be used for dry goods & boutiques. CHB for gun shops, bank,
food, salon, spa, jewelry shop, pet shop, medical clinic & all other shops requiring extensive or
regular use of water in their daily operations.
7. For security reasons:
a. All LESSEES are required to install 10 mm square steel bar spaced @ 100 mm on center
both ways welded to function as security grills.
b. All jewellery stores and banks are required to install security alarm system, installation of
which is subject to LCLRI’s approval.
c. All LESSEES are required to install security / pilot lights on top of their cash registers /
counter area.
8. Special installation such as vaults, safety deposit boxes and similar heavy load installation shall be
approved by LCLRI, in writing.

B. PHYSICAL CONDITION OF LEASED PREMISES

1. Floor – concrete designed to carry a live load of one hundred twenty five pounds per square foot
(125 LB/FT²) with steel toweled cement finish.
2. Interior wall and partitions – rough tool joint concrete hollow blocks or unpainted gypsum double
wall panel.

Exterior wall and partitions – may be CHB, EIFS, or pre-cast panels that shall be clad and finished
with non-combustible material by Partners.
3. Ceiling – none.
4. Store Front – none.
5. Glass panel by the Al Fresco (see details)

It is required that LESSEE verifies actual condition and utility provisions prior to preparation of construction
plan.

C. CONDITIONS REQUIRED WHEN A LESSEE DEPARTS:

1. OUTGOING LESSEE must restore unit space to its “original condition” (Section II, Item B) on
thetime of turnover by removing all architectural improvements brought in or rendered within the
premises of the leased unit space, unless otherwise specified or directed by lease department.
2. All electrical improvements and additions within the leased space affected by outgoing lessee such
as wiring, conduits, junction boxes and all power and lighting accessories after the main breaker
should be removed. Main Breaker & Panel Board shall be retained
3. Fast-food:
a. Exhaust ducts stub-out should be covered with G.I Sheet upon dismantling and pull out of
Exhaust Hood and Extended Ducting.
b. Turn over main service door "as is” to the possession of iMall.
c. All plumbing and gas service lines shall be removed after the service meters.
4. Storefront and Signage improvements shall be removed only after the installation of Temporary
Board-up by LCLRI.
5. LCLRI reserves the right to require the outgoing tenant to leave behind improvements, not indicated
on items 2, 3 & 4 within the leased premises which, at the discretion of the LESSOR could affect
the following:
a. The function of utility system of the mall (e.g. Sanitary, A/C, etc.)
b. The Soundness of Building Structure
c. The Safety and Security of the Mall
d. Other Tenant & Mall improvements
6. Regardless of any condition, failure to comply with aforementioned conditions within the stipulated
period will automatically entitle LCLRI to assume the responsibility of compliance at the Lessee’s
cost. All items shall automatically be forfeited in LCLRI’s favor and turned over to the proper
department for auction or any disposal procedure it deems fitting.

SECTION III: DESIGN STANDARDS

These criteria have been formulated to ensure each LESSEE, their Architect or Designer, Contractor and
representatives, understand storefront and signage requirements. Variety and creativity in design are allowed by
these criteria and encouraged by iMall. These criteria are applicable to all LESSEES. It is the intent of these criteria
that stores maintain a “SHOW WINDOW” concept for storefront design and therefore, all LESSEES are encouraged
to maximize the use of glass as a basic storefront material.

LCLRI and its designated representatives shall have absolute right of view and approval over all aspects of LESSEE
improvements within the LESSEE-lease premises; especially display and presentation appearance at all times.
LCLRI may, at their discretion, waive any of the design criteria for as long as the concept, quality and character of the
mall project is not significantly affected. LCLRI also reserves the right to make corrections and impose changes on
submitted storefront plans and elevations in the interest of improving perceived aesthetics and maintaining a distinct
look and class among Partner mix types.

All LESSEE’s work shall conform to the following standards including pre-determined shop front criteria and
conditions as specified and attached.

A. Architectural Design Criteria

1. Floor
1.1 LESSEE may use either vitrified or homogenous tiles, wood parquet (non-wet areas only),
and carpet, marble or imported vinyl. Plain cement finish is not allowed unless absolutely
relevant to store concept and design rendered with excellent and flawless workmanship
quality, and with pleasing aesthetic and visual character.
1.2 If LESSEE selects to set the base of LESSEE’s storefront back from the leased line,
LESSEE shall install flooring material identical in quality, color, and pattern to the mall
flooring within the area extending from the leased line to such new store front line at
LESSEE’s expense. The partner will be allowed to use other flooring material only if there
is intended relevance to the total design of the store.
1.3 All floor covering materials and finishes must be selected or adapted to in thickness to
correspond exactly with the level of finish mall floor.
1.4 Concrete elevated floorings shall not be allowed. If a particular floor needs to be raised for
the purpose of alignment with an exterior floor elevation, wood or metal framing shall be
used. For elevated areas that shall be exposed to water such as toilets, concrete may be
allowed but shall not be attached directly to the structural slab. A separate base properly
anchored to the slab shall be constructed where concrete may be poured for the elevated
portion.
1.5 In cases where shops are located on two or more levels, provisions for vertical access
shall be for LESSEE’s account. Structural design has to be approved by LCLRI.
1.6 For restaurants, LESSEE shall provide waterproofing protection on all wet areas. LESSEE
shall provide adequate utility and sanitary drains where necessary and required.
1.7 LESSEE shall submit mock-up and/or samples board of materials to be used when required.

2. Store Front
2.1 All enclosed storefronts are strictly required to use full height 12 mm thick clear tempered
glass with glass stiffeners between panels and tempered glass doors attached with patch
fittings. Other designs for entrances may be allowed provided the concept is an
improvement that complements the overall theme and the product portfolio of the store.
2.2 All color schemes must be reflected and indicated in the storefront elevation and the
immediate show window or display plans. Color schemes must strictly cater to and define
the particular tenant mix represented by the store. As a sample: if the store caters to kids,
colors must be bright and cheerful. If the shop is for tech gadgets, colors must be somber
and subtle hues of muted dark shades accenting field colors of sharp clean white. These
are just samples and the designer is encouraged to used colors in defining a store’s
identity.
2.3 All aluminum framing works shall be in powder coated finish or approved equivalent.
Submit Sample for approval. Framings shall only be allowed at the base (floor) and at the
topmost elevation of the storefront immediately below the drop-wall.
2.4 Partner shall verify actual fixed height measured from the finish floor line of mall to the
drop wall of the store opening.
2.5 Architectural entrances and freestanding floor elements are suggested to emphasize and
delineate entrances in storefronts.
2.6 LESSEES’ storefront having frontages on areas within the building with different criteria
requirements shall be designed to conform to the criteria established for both areas and
subject to LCLRI’s approval.
2.7 The LESSEE shall maintain the quality and upkeep of all storefront surface-finishes to
industry-accepted standards. LCLRI shall require the LESSEE to repaint and redo all
finishes when deemed necessary.
2.8 All materials and design elements comprising the shop front assembly and facade shall be
kept and maintained in excellent condition. Attachments and framing shall be kept true to
its required and specified height, alignment, and angle of connection and consistency in
finish texture and color. The PARTNER shall provide rectification and rework for items that
would have deteriorated to unacceptable levels (due to wear and tear, poor workmanship
and or unfinished works) throughout the entire duration of the Partner’s lease period as
deemed necessary by LCLRI.

2.9 Columns shall be free from any treatment by tenant and shall not form part of signage
band. Signage area shall be restricted to drop wall area only.
2.10 Glass film shall be allowed only up to 50% of the store front.
2.11 All works shall be done in CLASS A workmanship and according to existing industry
accepted standards

3. Doors/Openings

LESSEE is encouraged to maintain an open front concept of display. Shop front doors
shall,however, not be opened toward the mall area. The same should be confined within the
leasedpremises to avoid obstructing traffic along the malls.

3.1 Transoms above entrances shall be glazed (when applicable).


3.2 Minimum height of doors shall be 2.40m high.
3.3 Minimum door opening shall be 1.80 m wide.
3.4 Swing and sliding doors are encouraged as forms of closure.
3.5 Roll up shutters shall be provided with viewing slots at a standard elevation of 1.50 meters
from finish floor line unless 50% of storefront area is all glass hence, view slots shall be
optional. Necessary rigid anchorage shall also be provided.
3.6 Partner shall provide weather stripping and/or threshold @ doors and walkway (outside
building) termination.
3.7 Framing type of doors shall be limited to the following:
a. Patch fitting type connection for glass.
b. Any other door design approved by LCLRI.
3.8 Glazing shall be 12mm thk clear-tempered glass.
3.9 Entrance door pylon (when applicable) shall be of non-permanent and lightweight
construction for ease of dismantling (when applicable).
3.10 All works shall be done in CLASS A workmanship and according to existing industry
accepted standards.

4. Ceiling

4.1The use of wooden materials above the ceiling or other flammable materials shall not be
allowed and will be subject to the following conditions"
a. The LESSEE will shoulder all expenses incurred on all safety requirements
recommended by LCLRI and safety consultant.
b. The LESSEE shall be required to install extra sprinkler heads as per design by
iMall consultant.
c. Ceiling shall be non-combustible material such as gypsum and hardiflex board on
metal frames for boutiques, fast food outlets and the like. Kitchen ceiling shall be
100% non-combustible material.
4.2 Finish ceiling line shall be minimum of 3.00 meters from the finish floor line.
4.3 The LESSEE is encouraged to keep the ceiling within 600mm from the lease line at full
height. Drop ceiling is allowed only past the 600mm meter distance from the lease line. No
drop ceiling is allowed to go lower than 2.4 meters distance measured from the finish floor
line unless otherwise approved by LCLRI.
4.4 Location of air-con diffusers, smoke detectors, lights and sprinkler heads shall be clearly
shown and specified on reflected ceiling plans.
4.5 LCLRI shall require the PARTNER to provide secured maintenance hatches with locks
that shall be maintained free from obstruction by PARTNER for accessibility (service of
FCUs, electrical and POS tapping points, etc).
4.6 LESSEE shall provide down-lighting to be located within the Design Control Area of each
entrance. Pilot lights are strictly required on cash register counter area.
4.7 LESSEE shall provide catwalk for maintenance of FCUs
4.8 All works shall be done in CLASS A workmanship and according to existing industry
accepted standards.

5. Signage’s

5.1 General Requirements


- Drawings must include full dimensions, font style and type, face color including
material and thickness, type of illumination, brightness, mounting and hardware,
ballast transformer, access and placement of sign drawn to scale on storefront
elevation.
- The LESSEE shall secure all permits for signs and their installation.
- All signs shall be constructed, installed and maintained at LESSEE’s expense.
- Use of built-up solid text signs attached to glass panel of storefront is highly
encouraged
- All LESSEE storefront entrance/store identification designs shall be subject to
approval by LCLRI.
- Imaginative design that departs from traditional methods is encouraged.
- The wording of all signs shall include the LESSEE’s trade name and logo
only.
- LESSEE shall have identification signs designed in a manner compatible with the
overall design concept of the Mall and as an integral part of the storefront design.

5.3 Signage should be incorporated in the basic store types as follows:


- Incorporated into the LESSEE’s space.
- Freestanding within the LESSEE’s space.
- Signage is encouraged to be located at the back of the glazed portion of
the storefront.

5.4 Only the following basic types of signs shall be allowed:


- Etched glass.
- Built-up solid letters applied to glass - metallic finish (i.e., bronze, copper) or solid
color letters (i.e., lacquered, vinyl coated).
- Sign/ logo etched or cut out of solid materials such as mirror or stainless steel.
- Artisan’s plaque featured within storefront (bronze, brass, copper etc.).
- Illuminated type built-up text signs
- Self-illuminated logo or individual letters
5.5 Length of signs shall not exceed Sixty percent (60%) of storefront width,
5.6 No animated components, flashing lights, box-type backlit, and sound producing signs with
translucent background panels are permitted.
5.8 No exposed conduit, tubing or raceways, as well as conductors, ballast, transformers and
other equipment shall be permitted.
5.9 All signs, bolts, fastenings and clips shall be of hot-dipped galvanized iron, aluminum,
stainless steel, brass or bronze. No black iron materials of any type shall be permitted.
5.10 No sign-maker’s labels or other identification shall be permitted on the exposed surface of
signs except those required by local Authorities.
5.11 The LESSEE must provide access from within his premises for the servicing and repair of
his signs. Only the following types of signage shall be allowed:
5.11.1 Built-up solid text letter sign mounted at the back of glass panel shop front
5.11.2 Back lighted built-up letters (mounted on plain signage band-submit design and
details for approval):
5.11.3 Front-lighted cut out letters (mounted on plain signage band-submit design and
details for approval):
5.11.4 Combination of both 5.11.2 and 5.11.3
5.12 Height of signage band shall be 0.80 m. (verify actual shop front height/verify with LCLRI).
5.13 Maximum height of letters shall be 0.35 m. (or for LCLRI’s approval.)
5.14 Height of signage shall be 2.60 m. from finish floor line distance of sign face to face of wall
shall be 40 mm. (verify actual).
5.15 Any other form of signage approved by LCLRI.
5.16 Panaflex signage is not allowed.

7. Food Shops Design Criteria, if applicable (refer to Annex “D”)


8. All works shall be done in CLASS A workmanship and according to existing industry accepted
standards.

B. Electrical Design Criteria

1. All methods of wiring installation, design & testing shall conform to the latest edition of the
Philippine Electrical Code and General Provisions of the building and approved plan for
construction.
2. Electrical load shall not exceed the capacity of the circuit breaker and/or the feeder wire designated
for the area, otherwise cost of revision and installation shall be at LESSEE’s expense. LESSEE to
seek approval from LCLRI prior to revision and installation.
3. All wiring for power and lighting shall be inside a metallic conduit of approved type. Use
intermediate metal conduit (IMC) or rigid steel conduit (RSC) of high quality. All pipes should be
provided with support and hangers.
4. All telephone and communication lines shall be inside an EMT conduit/pipe (Matsushita) with
compression-type coupling. All EMT pipe installation should be provided with adequate support or
hangers.
5. Minimum size of wire is 3.5mm 2, Phelps Dodge, Columbia or equivalent.
6. Emergency power provisions for LESSEE spaces area as follows:
a. Single-phase, 20amp for dry good spaces; Thirty percent (30%) of allotted load per space
for food spaces
7. For single-phase motors, two horsepower (2-hp) and below, system voltage to be used shall be
230 volts, single-phase.
8. Fluorescent lamp ballast shall be high power factor type of approved quality. Pre-heat type ballast
without capacitor of approved quality can be used as substitute.
9. Provision of security Pilot lights maximum of twenty-five (25) watts inside the area using
incandescent or PL bulbs.
10. iMall shall supply calibrated KW-HR meter including installation and will be chargeable to
LESSEE’s account but to be refunded upon termination of Lease Contract.
11. All works shall be done in CLASS A workmanship and according to existing industry accepted
standards.
12. All circuit breakers must be bolt on type.
13. Provide metal casing for transformers of neon/halogen lights (if any).
Note: Not directly installed atop ceiling.
14. Provide sufficient flexible metal conduit from junction box to lighting fixtures.
15. Spare/Space not allowed.

C. PC-POS Cabling

1. LESSEE and/or their Contractors shall be responsible for the installation of conduit pipes and
network cables for the PC-POS machine/s.
2. The conduit pipes (EMT pipes with compression-type coupling) shall be installed from the data
network outlet (provided by iMall near the front of the store above the ceiling) to the convenience
outlet nearest the main PC-POS machine.
3. Conduit pipes used for the data network cabling shall not be shared with any other electrical or
communication lines.
4. All EMT pipe installations should be provided with adequate support / hangers.
5. Data network cable (Category 5 Unshielded Twisted-Pairs or UTP) shall be installed by the
LESSEE inside the conduit pipes with at least five (5) meters allowance at each end.
6. The data network cable used shall be one (1) single continuous run (no patching in between) from
end to end.
7. The location of the PC-POS machine/s should be indicated on the plan. PC-POS cabling layout
should be indicated on the electrical plan.
8. The ceiling space near the data network outlet must be accessible (ceiling manhole with lock
required) for authorized personnel to troubleshoot the connection of the data network link.
9. In case of relocation of the PC-POS machine/s, the LESSEE and/or their Contractors shall be
responsible for the extension of the conduit pipes, reinstallation of the data network and relocation
of the convenience outlet.

10. All works shall be done in CLASS A workmanship and according to existing industry accepted
standards.

D. Mechanical Design Criteria


1. All mechanical construction / installation must conform to SMACNA & CARRIER standard and
PSME code and approved plan for construction.
2. Exhaust system for kitchen shall conform to the following specifications.
a. Exhaust duct connector should be welded and material used shall be of B. I. gauge # 18.
It should be insulated with two inches (2”) thick, 3-pcf-density fiberglass board with
aluminum foil. Duct should be leak tested prior to insulation.
b. LESSEE to provide oil trap with oil drain valve, exhaust duct to blower connection should
be provided with fire resistant vibration connector. Duct hanger & support should be
installed at a minimum of 1.20 meters.
c. LESSEE to provide fresh air supply rated to at least Ninety percent (90%) of total exhaust
air.
d. Kitchen exhaust duct should be provided with hand hole (manhole if possible) access
opening properly bolted and sealed for easy access during cleaning.
e. Exhaust hoods should be stainless steel and mounted with grease filters, oil drain and
explosion proof lighting fixtures.
f. Exhaust fan should be either in-line type or centrifugal blowers suited for high temperature
service. Forward curved fan should not be used for kitchen exhaust. Motor should be
totally enclosed fan cooled class F insulation. Fan shall be belt driven. Vibration isolator
on exhaust blower mounting should be provided.
3. Exhaust for comfort rooms, stock rooms, warehouse etc. should be separate from kitchen exhaust.
4. Centralized air-conditioning shall conform to the following specifications:
a. Aircon duct should be made of galvanized steel with the following gauges:

b. Aircon duct should be insulated with 1 inch. (1”) thk., two (2) pcf density fiberglass with
aluminum foil vapor barrier. Insulation should be properly attached to the duct using
adhesives and/or duct pins and plastic strap.
c. All Aircon branches should be provided with volume damper and corresponding splitter
rod and locknut for air balancing.
d. All ducts should be provided with trapeze-type hangers, spaced at 1.20 meters, properly
anchored to the slab using expansion bolts.
e. Duct design and distribution shall be for approval of iMall prior to commencement of work.
f. All ducts shall be properly sealed with approved type of elastomeric sealant.
g. All works shall be done in CLASS A workmanship and according to existing industry
accepted standards.
5. The minimum capacity of the FCU that must be installed is 5 tons.
6. For the design of new malls, the design criteria to be used for partners must be 18 sq. meter/ton.
partners must be supplied using the centralized system thru AHU. In case a food partner will
occupy the space later. The centralized supply to this partner must be closed. Food partners must
provide their own FCUs or direct expansion units. The mall is responsible only in providing the
chilled water line one meter inside the partner space. The mall will also provide isolating valve for
chilled water.
7. FCUs to be used must be draw-through type.
8. Cinema’s air-conditioning must be DX type using water-cooled condensers. The cooling tower
maybe bottle type.
9. If the water is scarce, air-cooled condensers maybe used. In case the installation is near the sea, a
cupronickel material must be selected. Air-cooled condensers must be designed at an ambient
temperature at 105 degrees F.
10. Aircon ducting in open ceiling need not be insulated. An Aiwa type/styropore insulation maybe used
if needed.
11. Return air system must be hallway type. Ceiling return must never be allowed.
12. Automatic balancing valves must be used for pipe sizes 2” above. Ordinary balancing valves must
be used below 2” pipes.

13. Cooling tower inlet and discharge must be connected on common header.
14. Motorized valves must never be used in cooling tower lines. Ordinary butterfly valves must be used
instead.

E. Sanitary and Plumbing Design Criteria, if applicable


1. All LESSEE’s Sanitary and Plumbing works shall conform to the latest edition of Sanitary and
Plumbing Code, National Building Code, City and Municipal Ordinance and approved plan for
construction.
2. LCLRI shall provide waste, vent and water stub-out within the leasable area for restaurant, beauty
salon, and fitness center. For other leasable area, not indicated above LESSEE shall secure an
approval from LCLRI.
3. Comfort rooms, kitchen area, AC/AHU rooms, food handling and other wet areas shall be
waterproofed by THORO-seal, HYGARD brand or other approved brand.
4. All waterproofed areas shall be flood tested for twenty-four (24) hours to be witnessed and certified
by iMall.
5. All LESSEE’S sewer/waste lines PVC series 1000 Neltex Sanimold extra or approved equal
6. All sewer waste, vent and water lines shall beprovided with adequate standard pipe hanger.
7. All sewer/waste line shall be water tested at 1.50-meter head and shall be approved by iMall prior
to tapping.
8. All vents shall use PVC (Neltex, Sanimold series 1000 brand, or approved equal).
9. All fixtures shall be properly vented unless otherwise indicated.
10. All slab coring for pipe penetration shall be epoxy sealed, properly restored and waterproofed.
11. AC/AHU drain shall be PVC series 1000, Neltex, or approved brand with rubber insulation one inch
(1”) thick.
12. All water lines shall be PPR pipes PN20 tapping to iMall stub out shall be provided with gate valve,
“Crane’ or approved brand.
13. All water lines shall be hydrostatic tested, to at least 100 PSI prior to tapping.
14. All kitchen sink shall be provided with cast-iron grease trap, seven (7) GPM minimum capacity,
METMA or stainless steel but subject for review and approval of the detailed drawing. SS minimum
thickness is gauge 16.
15. All grease traps installation shall be provided with vent on its outlet and clean out before the
tapping point.
16. All sewer/waste end lines shall be provided with floor clean out accessible for maintenance.
17. For leased area with existing plumbing installation, the LESSEE shall be responsible for the repair,
declogging, resealing of existing sewer line, vent line and water line up to iMall main line.
18. All Sanitary / Plumbing plan shall be prepared with waste, vent and water line lay-out, isometric
diagram, legend, general notes, and shall be signed and sealed by registered Sanitary or Plumbing
Engineer.
19. LESSEE shall provide piping provision for water meter, which shall be located accessible for meter
reading.
20. For malls which have separate iMall Waste & Sewer stub outs, the LESSEE shall design the
plumbing system with separate waste & sewer lines.
21. iMall shall supply calibrated meter including installation, which will be chargeable to LESSEE’s
account.Cost of water meter shall be refunded to the LESSEE upon the termination of the lease
agreement.
22. All works shall be done in CLASS A workmanship and according to existing industry accepted
standards.
23. Main water supply of tenant shall be provided with shut-off valve (gate valve) outside leased area
accessible to mall maintenance.
24. All tenants with sink shall be required to undergo bio-augmentation.
25. For hot/cold plastic waterline piping installation provide brochure for approval.
For torch applied membrane type waterproofing provide brochure for approval.

F. Gas Room and Piping Installation (LPG) Criteria, if applicable

1. SCOPE
This document covers the standard and specifications for the design, installation, testing and
commissioning of 50.0 kg. Cylinder installation vapor-withdrawal systems for commercial and
industrial applications. It does not cover LPG recirculation, liquid withdrawal and vaporizer systems.

2. CYLINDER LOCATION
a. General Requirements
- Outdoor and well-ventilated area
- Firm, clean and dry
- Not be below ground level
- Accessible to changing and quick removal in case of
emergency not near any source of heat, i.e. Steam pipes and
boilers
- 1.5m away from any openings, i.e. Doors, windows, fixed ignition sources, etc.
- 2.0m away from openings leading to basement and cellars
- 3.0m away from any open flames
- Protected from vehicular collision or damage

b. Permanent 50.0 kg. Installations installed indoors must be located in an isolated section of
a building reserved exclusively for this purpose and ventilated at floor
level directly to the outside air. The separation walls must be made of concrete or any
material with at least one hour fire rating.

c. Cylinder shall be installed in an upright position with the valve uppermost. The PRV must
be positioned in such a way that any discharged vapor does not cause unnecessary
hazards e.g. away from windows, basement, naked lights, etc.
d. Cylinders should preferably not be located on floors above ground level unless suitable
lifting equipment is available.

e. It shall be kept as short as possible with a maximum length of two meters and secured by
crimping to fittings.

f. When the cylinder is not in the same room as an appliance and connected with rigid pipe
or flexible tubing, a valve shall be fitted in the end of the tubing/pipe to which the hose is
connected.

g. The size of the gas room must be designed in such a way that there is a 600mm free
space between the cylinder and wall for maintenance access (For multi-bottle system).
For a centralized gas system, a free space of 1 meter x 1 meter must be provided on the
main isolation valve.
h. The materials to be used in gas room must be fire resistant. Lock must be provided at the
entrance.

i. No electrical switch, convenience outlets must be allowed inside gas room.

j. For multiple bottle installation, a separate exhaust (using centrifugal blower) directed
outside must be provided in all gas rooms.

k. Lighting fixture to be used inside the room must be explosion proof type.

l. A fire sprinkler must be provided inside gas room.

m. Watchman is required to conduct rounds at regular intervals in this area (gas room/gas
yard).

n. Explosion proof ventilating fans shall be used for LPG storage rooms.

o. Safety signage must be placed clearly outside the gas room door.

p. Gas room must not be used for storage of other materials.

q. Individual isolation valves (ball valve or needle valve with rating of no less than 300 psi)
must be required for each cylinder to avoid massive leakage of LPG specially in the
changing or replacement of empty cylinders in the tank farm.

3. PIPING MATERIALS
a. Pipe (vapor-line) only seamless pipe (black or galvanized iron) to an acceptable thickness
should be used. The recommended thickness is as follows for
main pipe in manifold header before first stage regulator:

*Below 2-inch pipe size - schedule 80


*2 inch and bigger pipe size - schedule 40

After 1 stage regulator, schedule 40 is acceptable.
b. Welded fittings - carbon steel welded fittings are acceptable provided the thickness used
matched the pipe thickness.

c. Threaded fittings - threaded fittings should only be used for joints sizes less than 50 mm.
Threaded fittings shall only be of forged carbon steel. Preferably schedule 80 fittings and
pipe should be used for threading to reduce the risk of deformation.

d. Flanges - carbon steel flanges should be rated for the maximum system design pressures.
The flanges can either be slip-on or weld neck but must have raised face. The bore of the
slip on flange shall be suitable for the OD of the pipe. Weld neck should match the pipe
thickness.

e. Gaskets - gaskets should preferably be 1.6mm (1/16") in thickness and must be suitable
for LPG. Recommended gasket is a spiral wound metallic gasket.

f. Flexible hoses - must have a minimum working pressure of 350 psig and must be resistant
to LPG action. If used on cylinder manifold, it must be suitably crimped at the ends to ¼
NPT x
Pol connector’s fittings. The recommended material for flexible hose is Teflon with braided
cotton cores. Preferred brand is Gates made in USA. Other equivalent brands may be
used with the approval from Engineering.

g. Copper tubing - copper tubing is used, shall only be for low pressure and for connecting
appliances to gas line. It shall be limited to sizes 15mm and below. Copper tube joints
shall be flared or brazed using suitable gas tubing fittings. Brazing filler material must have
a minimum melting point of 538ºC.

h. Isolating valves - valves used as isolating valves may either be stainless steel, cast steel
or brass. It must have Teflon seat, minimum rating of 600 WOG and preferably of single
piece construction. Recommended brand is Miyaire, Kitz, Jamesbury and Worcester.

i. Cast iron fittings must not be used.

4. DESIGN AND INSTALLATION OF GAS PIPING


a. General requirement: Gas piping must be designed to meet the demand of existing as well
as future appliances, which may be connected without too much pressure drop. Where
practical, it must be routed in exposed area and kept as short as possible.

b. Cylinder manifold with main pipe size of 2 inch or bigger should be welded. For main pipe
size less than 2 inches, threaded connection is permitted.

c. Shielded metal arc welding is the preferred welding process. Only qualified welded should
be hired to weld gas pipelines.

d. Threaded joints shall be applied with a thread sealant or sealing tape, which is resistant to
action of LPG. Non-setting sealant is preferred and must be applied only on the male
thread.

e. For cylinder manifold with 4 x 4 cylinders or more, suitable isolating valves for both service
and reserve cylinders must be provided at the ends of each flexible hose to limit escape of
vapor during changeover. Furthermore, each bank of cylinder must be provided with a
suitable isolating valves and pressure gauge.

f. Cylinder manifold must be rigidly supported to prevent unnecessary movement.

g. Pressure regulators must be sized to meet the through-put or volume that can be attained
at the minimum permissible outlet pressure within the range set out by the performance
curve.

h. For low-pressure application, two-stage pressure regulation system shall be used to


minimize the risk of regulator freeze-ups and condensation in the pipes, and to limit the
size of piping required.

i. The first stage regulator shall be installed as close to the container as is practicable. It
may be connected to cylinder valve, container, piping system or securely unto the rigid
wall.

j. The maximum pressure into the building shall not exceed 1.4 kg/cm (20 psig).

k. Pressure regulators must be located such that they are readily accessible for servicing
and inspection. They must be adequately supported and protected against physical
damage.

l. Vent holes of pressure regulators installed outdoors must be positioned or protected


against possible ingress of water or substances that could cause blockage.

m. Pressure regulators fitted with relief valves must be installed in open air. If indoors, it must
be vented to the open air by means of a vent pipe. The regulator or its vent pipe must be
positioned in such a way as to avoid unnecessary hazards if the relief valve functions, e.g.
away from windows, cellar entrances and naked flanges.

n. Over pressure protection devices shall be provided as necessary to prevent the pressure
in the piping from exceeding that value that would cause unsafe operation of any
connected appliance or equipment.

o. The lock-up pressure at the regulator inlet pressure shall not exceed 120% of the initial
delivery pressure setting for low-pressure regulators and 130% of the initial delivery
pressure setting for the high pressure regulator.

p. The piping shall be free internally and externally of cutting burrs, loose scale, dirt, dust and
other foreign matter before the installation is completed.

q. Piping shall be so located or protected as to avoid extremes of temperature, which might


give rise to condensation, or cracking of the pipe.

r. Piping joints should be welded if they are located in concealed spaces i.e. inside walls,
ceilings, buried, basement, etc. Joints with valves or other devices, which are removable
for servicing, should always be located in open and accessible areas.

s. Piping shall not run in or through an air or ventilating duct, chimney, and flue or lift shaft.

t. Provision shall be made to avoid damage to the piping by its expansion, contraction, and
vibration or by settlement of the building by which it is carried.

u. Buried piping and piping located in corrosive atmospheres must be protected.


Petroleum tapes or other suitable material must be used. MDPE pipes may be preferred in
certain applications. Piping shall be adequately supported to prevent it being moved

accidentally from its original position. The recommended maximum distance between
supports are as follows:

v. Suitable lining fitted in the isolating valves must be fitted for each appliance or burner. If
this valve is close to an appliance and shuts off gas to that appliance only, then it may
also serve as a control valve, but its design must be suitable for both functions.

w. A main valve must be fitted in the piping as near as possible to its point of entry into the
building and accessible for actuation in case of emergency.

x. It is recommended that the number of fittings used in an installation should b kept to a


minimum in order to reduce the risk of gas leakage.

y. The open ends of piping and/or shall always be made gas tight by means of either a cap
oraction of LPG. Non-setting sealant is preferred and must be applied only on the male
thread plug.

z. An automatic leak protection device must be installed right after each gas cylinder (this is
a minimum requirement for systems using multiple bottle tanks). For a centralized gas
system, an automatic protection device must be installed right after the main isolation
valve.

- All hose connections must be crimped type. Clamp connection must never
be
allowed.

- All stub outs leading to the burners must be provided with an isolation valves.
The type of valve to be used must be ball valves material is stainless valve seat
Teflon; valve rating is 10 kg/cm2 or 150 psi.

- Year installed must be indicated in all flexible connection. All flexible connection
must be replaced after 4 years of use.

- All gas lines must be exposed and should not be embedded in concrete. It must
be painted
in yellow for easy identification.

- During installation of piping, all pipes shall be protected from dirt and moisture.
During storage at the site, the contractor shall keep pipe ends plugged or capped
to prevent dirt or moisture from entering the pipe.

- All gas pipes shall be supported properly from the building structure with the use
of clevis or trapeze type hangers.

- For bulk storage tank installation, tank shall be at least 6.0 meters away from any
building structure. Refer also to gas suppliers’ standards for installation of LPG
bulk storage tanks.

- Prior to commissioning, all pipelines must be properly flush using nitrogen.

- Provide a non-return type gas valve regulator after the cylinder or bulk storage.

- All construction/installation shall be in accordance with Fire Code of the


Philippines and Regulation and subject to Lessor's approval

5. INSPECTIONS AND TESTING


a. General requirement: Before any system of gas piping is finally put into service
It must carefully inspected and tested to ensure that it is gas tight. Where any part of the
system is to be enclosed or concealed the test must precede the work of closing in.

b. Welded joints shall be tested and/or inspected as required by the relevant design and
welding standards.

c. Threaded joints shall be visually inspected to ensure correct assembly, appropriate


sealant and without excessive exposed threads.

d. Pneumatic Pressure Testing. Care must be exercised when carrying out pneumatic
pressure testing due to the energy stored by the compressed gas, which can present a
hazard in the event of failure. Testing above 1.5 bar should be preceded by a preliminary
test at that pressure before gradually increasing the pressure to the required value.
Nitrogen may be used for pneumatic testing. Any hoses used must be suitable for the test
pressure to be applied.

e. The recommended test pressures are as follows:


- Piping subjected to cylinder pressure - 1.5 times normal working pressure or 6.89
bars (100 psig), whichever is higher.

- Piping after 1 stage regulator with setting above 20" WC - 2.5 times operating
pressure or 3.44 bars (50 psig), whichever is higher.
- Piping subjected to gas pressures 0f 20" WC or less - 5 times operating pressure
or 0.34 bar (5 psig), whichever is higher.

Note: Regulators or any other devices, which may be damaged by the test pressure,
should be isolated during the testing.

f. If any part of the installation is protected by safety relief devices or valves, then the test
pressure may be the pressure at which these relief devices or valves operated.

g. Location of leaks shall be determined by the use of soup solution or similar materials.
Naked flames must never be used for checking the gas tightness of installations.

h. Defective pipes or fittings must be placed and must not be repaired in situ.

h. After the installation has been found to be gas tight the adequacy of the gas supply must
be proved and the satisfactory operation of pressure regulators and valves must be
checked.

6. COMMISSIONING
The piping shall be purged of nitrogen up to the appliances with LPG vapor and further tested for
leaks. Care must be taken to prevent accumulation of gas-air mixture released during purging
inside premises or in confined spaces. When purging through individual appliances, a source of
ignition shall be held adjacent to the burner to ensure immediate ignition when the gas is rich
enough. Steps shall be taken to ensure no other sources of ignition are present and to prevent
inadvertent operation of electric switches or appliances and to prohibit smoking or naked lights in
the vicinity of the purge point.

7. INSTRUCTIONS TO USERS/PARTNERS/STORE PERSONNEL


a. USERS/PARTNER/STORE PERSONNEL must be thoroughly instructed in the operation
ofthe whole
LPG system. They must be instructed on:

*How to recognize gas leaks.


*Action to be taken in case of leakage.

*Action to be taken in case of failure of any part of the


installation. *How to change gas cylinders.

b. USERS/PARTNER/STORE PERSONNEL must also be instructed on good housekeeping


ofthe cylinder storage site. The following points should be emphasized.

*Cylinder storage must have adequate floor level and ceiling level ventilation.
*Flammable materials must not be stored in the cylinder storage compartment.
*Open flames and smoking must be prohibited in the storage area and a notice to this
effect must be prominently displayed.
*Gas piping must not be used for hanging clothes, rugs, etc.

G. Structural Design, if applicable


1. Channeling or cutting of the structural slab shall not be permitted within the premises (except coring
of the slab, which shall be subject to iMall’s prior written approval for core size and location.)
LESSEE to submit detail drawing of coring and restoration.
2. Leased premises with proposed mezzanine floors are subject to approval from iMall in writing. A
floor framing plan and structural load computation, duly certified by a Structural/Civil Engineer is
required to be submitted to and evaluated by iMall’s structural consultant for the mall concerned
prior to approval.This shall be for the Partner’s account.
3. Mezzanine floors shall be construed as equivalent in definition to the Philippine building code
description and will occupy only 30% of the total leased space.
4. Raised floorings, if necessary for alignment with mall hallways, shall only be allowed provided light
and easily demountable frames are used such as good quality wood, steel, or any equivalent
material that are typically used in raised floor module systems. Poured concrete is not allowed.
5. All proposed CHB wall partitions including stiffeners are subject to approval by iMall.
6. All works shall be done in CLASS A workmanship and according to existing industry accepted
standards.

H. Fire Protection
1. Any relocation, modification, dismantling and additional Sprinkler heads and lines shall conform to
the National Fire Protection Association and Fire Code of the Philippines.
2. LESSEES who are required or with proposed changes in their existing Sprinkler installation shall
submit Sprinkler lay-out with detail of relocation, deletion or addition of Sprinkler heads or lines to
be approved by iMall.
3. Prior to implementation, LESSEE shall secure working permit from Security & Safety Office. Work
permit shall be submitted to Engineering Office together with the complete name and address of
the Contractor.
4. All Sprinkler work shall be done only by iMall accredited contractors; in event that LESSEE has its
own contractor, it must have technical expertise in sprinkler system installation, but subject for
review and approval by iMall Engineering. For new malls under construction, sprinkler works shall
be done by Fire Protection Contractor of the mall to preserve the warranty of the entire system.
5. LESSEES area required to install isolation valves (ball valves) in the existing branch lines if the
affected installation could not be completed within a day time period, or iMall Engineering will
evaluate and determine the requirement of isolation valves upon submission of the LESSEE’s work
schedule.
6. Shut-off of flow control valve of a certain sprinkler zone, which supplies the sprinkler system of the
area for dismantling / relocation and re-installation, will require a written approval from Safety and
Security Office.
7. All works shall be done in CLASS A workmanship and according to existing industry accepted
standards.
8. Safety and Security Office shall monitor and ensure that the Sprinkler system affected by
LESSEE’s renovation is fully activated.
9. LESSEES are required to install smoke detector within their areas at locations approved by iMall.
Specifications of smoke detector must be coordinated w/ iMall to ensure compatibility to the entire
system.
