Sequence of Operation

A) SYSTEM OVERVIEW

Chiller Plant Manager (CPM) that shall control & monitor the plant operation.
Equipment’s to be controlled and monitored by CPM.

1. Air Cooled Chillers – 3 Duty


2. Chilled water Primary Pumps – 4 (3 Duty + 1 standby).
3. Chilled water Secondary Pumps- 4 (3 Duty+1 standby).

The chillers are powered through local isolators located near the chillers.
Primary Pumps are powered through dedicated pump VFD starter panels.
Secondary Pumps are powered through dedicated pump VFD starter panels.

Each Chiller is equipped with a microprocessor control panel. The CPM will communicate with
the Chiller panels through a hardwire connection. Other equipment such as Chiller isolation
valve & Instruments etc. will have the hardwire connectivity with the CPM for monitoring and
control.

B) CONTROL PHILOSOPHY

The chiller plant will be controlled based on the supply header temperature and De-coupler Flow
indicating the cooling load requirement.

The individual chillers will be loaded / unloaded by the local chiller microprocessor Optiview
panel based on the leaving chilled water temperature set point.

The plant can be operated in two different modes ie. AUTO / LOCAL

Auto Mode Operation

On selection of AUTO mode, the plant shall run without any operator’s interference. During the
AUTO mode operation only the equipments put in auto operation mode from the selector switch
of the respective MCC panel will be considered as ready to run. The equipment’s selected in
local mode will not be considered for start-stop sequence or for lead/lag selection.

Local Mode Operation

The operator can also start/stop any particular equipment from the respective MCC or Control
panel by putting the selector switch in Local/Hand/Manual mode in the respective MCC. CPM
will not consider the equipments in local mode for lead/lag sequence or start/stop sequence.

C) SEQUENCE OF OPERATION

I. System Description

A. The chilled water system consists of three no’s Air-cooled chillers. There are four nos. (Three
duty + One stand-by) Variable speed primary pumps piped to a common header and four nos.
(Three duty + One stand-by) Variable speed secondary pumps piped to a common header, so
that any pump of the primary and secondary shall be capable of running with any chiller. A
chilled water (De-coupler) line across the chillers and pumps to maintain constant flow through
the operating chillers.

Differential-pressure transmitter shall be installed (by others) in a suitable location and across
secondary pumps for providing real time feedback based on actual load.

II. Chiller Plant Enable/Disable

A. The chiller plant shall be enabled and disabled either manually by an operator command or
automatically through the CPM.

III. Initial Start-up and Adding Additional Chillers

A. The following sequence applies to the specific case when the CPM needs to start the first
chiller. The starting sequence for additional chillers will be as described in section C.

Once Chilled Water System is enabled, the normal start sequence will follow as below,
1) The Chiller (CHx-EN) with the lowest running hours will be selected for start-up.
2) Its respective CHW isolation valve (CHxCHWISOV-C) will be commanded “Open”.
3) On confirmation of isolation valve status (CHxCHWISOV-S) as “Open”, the Primary
CHW pump (PCHWP-x-C) and the Secondary CHW pump (SCHWP-x-C) with lowest
run hours will be commanded “On”.
4) On confirmation of Primary CHW pump (PCHWP-x-S) and the Secondary CHW pump
(SCHWP-x-S) as “On”, the Chiller (CHx-EN) will be commanded “On” after user
adjustable time delay and the whole system is started.

B. The following conditions shall result in the start-up of an additional chiller. All chillers will
share the load equally (same chilled water set-point).

1) Additional chillers will only be added if the chilled water header supply temperature rises
3°F (1.7°C) (adj.) above the set-point for an adjustable period (typ. 20 minutes).

C. When the CPM has determined that an additional chiller is needed, the following sequence
will be followed:

1) Command the 2nd available (PCHWP-x-C) with lowest run hours will be commanded
“On”. Upon receipt of pump run status from the panel and by the evidence of differential
pressure sensor (DPS) across the pumps a command to the butterfly valves of 2nd
available Chiller with the lowest run hours will be commanded to fully open position.

2) After the 2nd Chiller valve position is verified to be fully open by the end switched and
once status of the pumps has been proven, the chiller shall be commanded to start.

Chiller Failure:
If any of the selected chiller fails to start due to failure or fault, then the next available
Chiller will be enable.

Note: It is to be considered that at-least one Chiller will be running continuously once started to
maintain Supply Header Temperature.

IV. Stopping Additional Chillers and Chiller Plant Shutdown

A. the Chiller Stage-down sequence will be based on the De-coupler Flow meter (FLOW-
SETPOINT).If the De-coupler flow in forward direction is more than or equal to 110% (adj.)
rated flow (RATED-FLOW) of one chiller, then the Chiller with the highest run hours will be
stopped after user adjustable stage-down delay (STAGE-DOWN-DLY).

B. The chiller shall receive a stop command, and the PCHWP will continue to run for an
additional 2 minutes (adj.). After 2 min. period expires, the respective chilled water chiller
isolation valves shall be commanded to close. Once the chiller valve positions are verified
closed via end switched, the PCHWP with the highest run-time shall be shut down.

V. Control of Primary Chilled Water Pumps:


There are 4 numbers Variable-speed primary chilled pumps piped to a common header, so that
any pump shall be capable of running with any chiller. The chilled water system is in primary
secondary flow configuration. A hydraulic de-coupler is installed between primary and
secondary header for dynamically balancing the flow. The primary chilled water pumps shall be
sequenced along with the chillers and shall operate at fix speed.

VI Secondary Chilled Water Distribution System:

There are 4 numbers VFD driven variable-speed secondary pumps, piped to a common header,
so that any pump shall be capable of running with any chiller. The chilled water system is in
primary secondary flow configuration. A hydraulic de-coupler with Bi-directional Flow Meter is
installed between primary and secondary header for dynamically balancing the flow.
The VFD-driven Secondary chilled water pumps shall be sequenced independently from
chillers and will be based on differential-pressure of the building-loop providing real time
feedback based on actual load or Operator Enterable manual pump speed. Starting of
additional Secondary chilled water pump is based on lowest Run Hours and stopping will be
based on highest Run Hours. The rate at which the CHW secondary pump speed may change
shall be limited to 10% per minute (adj.). In order to insure stable and reliable operation, the
plant CHW loop differential- pressure sensor’s set-point shall be reset to achieve the desired
building-loop differential-pressure sensor’s set-point.

Pump Selection sequence (Primary and Secondary):


Pumps selection logic is implemented in the CPM based on the following rules,
1. Each pump running hours counter is maintained and is as the basis for role
selection. A pump with maximum running hours is moved to standby once it shuts down. This
pump is given priority for drop out while one of the pumps is removed from operation.

Network Control Engines (NCEs) provide supervisory

The DIS1710 Local Controller Display is a member of the Metasys®


Field Equipment Controller family. It is a stand-alone display module Figure 1: Local Controller Display
installed on the front panel of an enclosure and connected to a Network
Control Engine (NCE), Field Equipment Controller (FEC), or Advanced
Application Field Equipment Controller (FAC).
The DIS1710 display provides a local user interface into the application
running in the field controller. The display allows you to monitor and
adjust setpoints, issue commands, change occupancy, and perform
many other important tasks.

TS-6300
The TS-6300 series temperature sensors provide a passive signal that
corresponds to the air or water temperature Heating, Ventilation and Air
Conditioning (HVAC) applications.
They are passive resistive signal NTC K2, NTC K10, Pt100 or Pt1000 related to the
sensed temperature.
The TS-6300 temperature sensor series has been designed to work as a part of any HVAC control system.
