CHAPTER 1..

WHAT IS NATURE BASED TOURISM?

It is tourism based on the natural attractions of an area. Examples include bird


watching, photography, stargazing, camping, hiking, hunting, fishing, and visiting
parks. These experiential tourists are interested in a diversity of natural and cultural
resources. They want what is real, and they want to be immersed in a rich natural,
cultural, or historical experience.

-The nature-based tourism efforts in Texas will continue to focus on achieving


habitat conservation by providing information and assistance to private landowners,
communities, businesses, and local community leaders wishing to make nature-
based tourism an integral part of their business and community. By empowering
people at the local level, we hope to build and provide guidance to a growing
industry that holds great promise for sustainable economic development and
conservation of wildlife habitat.

-From the standpoint of conservation, nature-based tourism provides incentives for


local communities and landowners to conserve wildlife habitats upon which the
industry depends – it promotes conservation by placing an increased value on
remaining natural areas. As nature tourism becomes more important to the local
economy, communities have additional incentive to conserve their remaining natural
areas for wildlife and wildlife enthusiasts.

1.2 BACKGROUND.

Situated on the coastline of Valsad, Daman(a union territory)is divided into two
areas, Moti Daman, Split by the Damanganaga River .After the Portuguese
successfully infiltrated Goa, they searched for a coastal territory in Gujarat to
conduct trade. They landed in Daman, and 1531, the Guajrat Sultan agreed to hand
the territory over to the Europeun power in exchange for a share in their customs
revenue. The port thrived in trade and was more important than Diu for the
Portuguese. Daman became part of the Indian Union in 1961.

The town is worth a day trip if you are interested in seeing the ligering
influences of Portuguese colonialism, especially in moti daman. The beaches
hoewer, are far from paradise and often packed with drunken local tourists who flock
to this popular drinking destination. Of the two former Portuguese territories touching
Gujarat, Diu is no doubt the more attractive destination.

The imposing Moti Daman Fort was built from 1559-93 over an area once
occupied ny a small Muslim citadel. It spreads over three hectares in a polygonal
layout. Just outside the fort is Church of our Lady of the Remedies, built at the
beginning of the 17th c. Although outwardly simple, the interior is stunning with
golden cherubs, rose petals and excellent woodwork. The Badrapore District retains
a Portuguese influence in its winding lanes ans small house

In Nani Daman, the Fort of St jerome, completed in 1627, covers 12 ha with a


striking gateway facing the river. A status of St jerome crowns the entrance with two
imposing human figures standing guard. You can walk along the ramparts and get a
view of the surrounding area. Another prominent building is the church of our Lady
of the Sea. The local claim that an underground passage connects this fort to the
one in Moti Daman.

1.3 INTRODUCTION.
.1 WHAT IS RESORT

Resort is a place to spent holiday for relaxation and recreation so that, one
can give dynamism to their leisure time. Oxford¶ s dictionary defines resort as place
that is frequented for holidays or recreation or for a particular purpose. One can go
and swim in resort, can have lunch, can go just to pass time, plan an overnight stay
and lit campfire, artist can complete their portrait ,novelist can finish novel, a poet
can create his poem and tourist can have charming stay there .A resort can function
as a conference centre, as a meeting centre, as a banquette, as a restaurant, as a
health club and various other functions. A resort could be day serving and night
serving, and it provides the cuisine service. According to the new definition, µA
resort is a full-service lodging facility that provides access to or offers a range of
amenities and recreation facilities to emphasize a leisure experience .Resorts serve
as the primary provider of the guests¶ experience, often provide services
for business and meetings, and are characteristically located in vacation-oriented
settings¶
.If we go through the history of resort, it dates back to Roman era where. Therme
serves multifunctional recreation activity and most popular among this is Baiae.
There may be numerous form of resort like,
a) Sports Resort
b) Adventure Resort
c) Nature Resort
d) Eco Resort
e) Agro- Resort
Health Resort However, the purpose is same, that they all serve people and
among them majority is foreign tourist. Resort being discussed here is self-
contained one, and another form of resort could be resort town where facilities are
dispersed with in a small town or area. So, if we go through the structural formation
of resort then there are two types of resort;1.
Self contained of integrated resort A modern form of resort where one can
have all the resort facilities within a boundary .All the functions are incorporated but
the scope of resort may vary as we have discussed above, like a resort focusing on
sports may not concern in health facilities, like wise wildlife safari resort may not
pays attention to mountaineering. But, it is true that resort is self contained units,
where it is possible to have as much facilities as a dweller needs. There are very
few amount of self-contained resort in Nepal, thus, this project will focus on
designing full self-contained resort.2.
Resort town :It is often understood as a traditional form of resort but this type
carries essence of resort where functions and facilities are scattered in a small town,
which focuses on tourism as its primary occupation. For example, Ghale Gaun,
Ghandruk etc are resort town. A resort town may be self developed like Helambu in
Sindhupalchowk, Namchein Solukhumbu or may be planned which is not found in

nepal. Resort can be classified into several categories and have guidelines to rate
them, but according to service provided by them, it could be day resort with
recreational facilities like, spa, sports ,sauna, health and cuisine facilities with
several restaurant, bars, and various other amenities.
1.4STRUCTURE OF A RESORT
Resorts are generally interwoven with natural surroundings without disturbing
the serene environment. Unlike hotels, resorts are spread over large areas. They
provide comfortable privacy to the families very similar to their own houses in the
form of individual residencies. Each residential unit contains an individual lobby
area, a drawing room, dining space and a fully equipped kitchen besides spacious
bedrooms. Depending on the local climate resorts provide fire place to keep the
house warm. A family can indulge in leisure cooking away from home in a new
modern set up. A resort attempts to provide all the facilities like entertainment,
sports and shopping at one place. Some resorts have the provision to hold official
meetings as well. In case of urban surroundings, resorts are provided with spacious
areas with parks, swimming pools, gardens and play areas for children and adults.
WHAT ARE THE TYPES OF RESORTS
Resorts can be categorized as per their location
SEASIDE RESORTS

Seaside resorts are developed along the sea cost. These are generally
located at placed where sea is shallow and amenable to sea sports. Normally sea
resorts boast private beaches and with facilities like sunbathing and an impromptu
food and beverages countryside counters. Such resorts will have visitors throughout
the year.
SKI RESORTS
In North America and Europe, ski resorts are situated in villages and towns
which are closer to skiing areas. These resorts provide all equipment required for
skiing on rent. Skiing lessons are also taught for beginners and new comers.

HILL RESORTS

If the resort is situated in hilly tourist places, they can be termed as hill

resorts. Facilities for adventure sports like paragliding, parachuting, are provided by

most of the resorts. Hill resorts are away from cities and people usually visit these

resorts for recreation and therapeutic purposes. Health spas are attached to some

of the resorts. In such places spa treatments of all sorts are provided for the benefit

of the customers. Health spas offer packages to attract visitors all through the year.

SPA RESORTS

In spa resorts the main focus will be on the spa facilities at the resort. Different

health packages are offered for the benefit of the customers. Physical fitness

programs related to yoga, aerobics and gymnasium are provided at the spa resorts.

For relaxation, several massage therapies are also included in the package. Spa

resorts offer relaxation and rejuvenation at the same place. More and more people

are being attracted to spa resorts because of their health benefits.

WEEKEND GETAWAYS

In urban areas, people look forward for spending time with their families during

weekends and vacations. Such resorts are situated closer to cities at around a

couple of hours drive from the city. These resorts provide recreational facilities like

different types of water sports, horse riding, outdoor games like tennis, cricket and

foot ball and also facilities for indoor games like badminton, chess and other games.

Children can spend time in separate play areas specially erected for them. Added

facilities like shopping will be more attractive to visitors.

1.5 CURRENT SCENARIO OF TITHAL.

Situated along the Arabian Sea, 4 km west of Valsad town, the Tithal
Beach is famous for its black sand. A popular tourist attraction, the beach has
several shops selling Indian snacks such as bhajiya, dabeli, bhel, sweet corn
roasted on charcoal, along side freshly prepared sugar cane juice and coconut
water. There are many souvenir shops along the shore as well. You will also see
several restaurants serving Indian and Chinese food. Ideal for a picnic, head here
for a fun filled day.

People mostly visited tithal sai mandir on thursday. may it is the only sai
temple which is on sea side. this sai temple is on south side from tithal beach.
People often have a walk from sai madir to beach. there is crowd on sunday. in
summer times crowd take a little bath to get cool in tithal .which is the part of an
Arabian ocean. this temple is developed very well there is also the hotel in the same
temple property .where you can have food. there are also many vendors so u can
have some food on beach .In evening time people mostly came for hang out ,for
walk for refreshment.

HOW TO REACH TITHAL.

By air: Various domestic flights connecting metros and other major cities are
operational from the Surat Airport.

By road: Surat lies 234 km from Ahmedabad, 131km from Vadodara, and 297 km
from Mumbai. Bus stations, both ST and private, are on the eastern edge of the city.

By rail: Train stations are also on the eastern edge of the city.

2.1 INTRODUCTION ABOUT PROJECT.

This is a thesis proposal on designing the Tourist Resort, for the partial
fulfillment of Bachelors Degree of Architecture. This covers design problems related
to resort and tourist space, from program formulation, site selection, case studies,
literature reviews, research, and design. The project will try to incorporate all the
necessary facilities and amenities.

With a change of time, the meaning of resort has changed and now it has
been a commercial form of making money. Resort, proposed here, is also a
commercial tourist resort, which provides hospitality to both internal as well as
external tourism as it cannot depend wholly on foreigners, as there is seasonal
variance in incoming tourists. The resort will be located in urban fringe, not very far
from the core city so as it could serve urban people well and be their holiday
destination. The good resort is that which plunge people, gives feelings of intimacy,
and never urge them to move away from its boundary.

Thus, spaces has to be planned so that it comply with the demand of both
national and international visitors and standards to meet their demands. It is hard
task to incorporate both forms in a same resort as there is disambiguation in social
and economic pattern but that can be solved by classifying the group of users.

This resort will perform multifunction, as it will have restaurants, Conference


halls, Lodging suites, Individual Cottages, Heath Club, Curio Shop, Ethnographic
Museum, Small Library, performance space etc. Besides this, it will have services
like Parking, Receptions, Plazas, Tourist Information Centre, and recreational
spaces like Swimming Pool, Mini Golf Course, Lawn Tennis, Natural as well as
artificial landscapes and Space for Artists, Writers etc.

If we see the present scenario, we cannot find all these activities in single
resort, thus, it is important to know the management of all these activities and also
we cannot take this sort of resort more far form urban fringe as target group is urban
dwellers too. The resort will attempt to integrate the socio-cultural aspect of
Nepalese society with contemporary spatial demand of resort and create harmony
between them, together harmonizing it with site, and surrounding to fit it in context
.One most important thing is that the resort will be focusing more on its services
which are provided through proper design of spaces and at the same time, it will be
concerning on the sustainability in architecture, of which the world is thirsty. The
tremendous rise of energy demand has created uncertain future seeking a new form
of design concept based on passive solar technologies and sustainability in built
form. Building sector contributes 30%-40%. of total global energy consumption,
which is increasing in rapid pace which need to be reduced and it is our duty
to create efficient design, though we are designing a virtual project. Thus, there is a
multiple task to be performed aside design of resort, which are research on related
topics, case studies, literature review on space, planning etc. Hence, it is a
challenging topic to work in spatial planning to incorporate the formulated programs,
Landscape planning, and along with sustainability in design.

2.2 SYNOPSIS
2.2.1AIM/ OBJECTIVES

The main objective of this proposal is to design Tourist Resort for the partial
fulfillment of Bachelor Degree of Architecture. Specifically the objectives are to,-

 Provide a recreational environment for the resort through varieties of facilities


and functions.
 Provide hospitality for both domestic and foreigner tourists and promote
tourism ultimately Promote local as well as national economy through the
promotion of both internal and external tourism.
 The establishment of tourist resort will create the economic opportunities to
site neighborhood. Also the local and national economy will boost due to
establishment of multifunctional recreational tourist resort.
 Create an interactive ground for locals and visitors so that there may be
interchange of ideas and cultural demonstration. Provide a space for official
meetings and seminars in natural surroundings.
 Make analytical study of the functional requirements of resort and implement
efficient design to carry out the functions smoothly.-
 Respond to climatic and energy consumption issues raised by present day
architecture through eco-sensitive design.

In addition, there are various objective related to achieving proper


functioning built forms, that can be achieved through literature reviews and
research. Thus, the objectives are to.

 Study about the materials and technology regarding the sustainability in


design-

 Study about energy efficient design.

 Study about passive solar architecture.

 Study about low cost sustainable building materials.

 Study about spatial organization and a real need of resort programs.

 The ultimate objective is to attain unique resort design with all the knowledge
and skills that is learned throughout four years of learning. The final design
should be free from all the design problems and should be outstanding from all
the prevalent resort in Valsad.

2.2.2. SCOPE AND LIMITATIONS

The scopes of the projects are, The resort with recreational facilities posses¶
wide range of scope. If we analyze the present trend of internal resort tourism and
need of leisure place, then it is acceptable to have multifunctional resort, which not
only focus on overnight stay but also concern in day services too .For internal
visitors, there is no trend of going hotels in weekend, due to their location on core
urban area. They intend to go some distance far from city so that they can enjoy the
environment and freshness there. Hence, resort tourism can provide best solution to
internal tourism.

For external tourism, it will function as a luxurious resort which provides all the
facilities within its boundary so as to make their stay pleasing and exotic. It will help
to promote resort tourism in gujrat and encourage foreigner to come here once just
to stay in this very resort .Ultimately ,it will enhance tourism sector of country .Resort
can also be a place for convection and conference, and that depends on the quality
of space they provide so that the convection, conference or seminar becomes more
interesting and fascinating. The proposed resort will attempt to provide seminar
space to meet international standard. The resort will be a place to gain knowledge
regarding the green design, as it will apply integrated energy system. The limitations
of the projects are, It will not focus more on social survey, research as this is an
academic project, and this does not fall under the primary constraint. The project is
concerned in built form so; there will be limited research and study on feasibility of
project and detailed site suitability will not be analyzed. The project will not focus on
structural analysis of built structures of resorts, although structural consultation will
be made and it will not be sufficient .The project will not covers all the details related
to green design incorporated, though research will be made and required level of

detailing will be done to meet the architectural requirement. Detailed environment


assessment will nit be done due to limitation of knowledge in this field and it is not
our primary focus, as the project is virtual. However, some impact will be analyzed.

2 . 3 METHODOLOGY

The project will be oriented to meet the requirements for the completion of
Bachelors Degree in Architecture. Though it is an academic requirement, it will be
based on ground reality. The following methodologies will be adopted in two phases
to come up with the final design Research phase-

 Case study, Literature Review

This is preparatory phase for thesis project in which data, facts, spatial needs
and requirements are studied focusing on the approved topic. We will study the
present functioning and organization of spaces through case studies. All the findings
gathered in this phase will be applied in our design phase.

Design phase-
 Site selection and analysis.
 Program formulation and zoning
 Conceptual design

Design development

Analysis and evaluation of output design-

Preparation of architectural drawings, 3D views, model, report for final presentation


This phase will orient itself on creating proper design of thesis topic selected where
the combination of all knowledge gathered form research phase would be applied.

2.4 DESIGN GUIDELINES


1. Create a built environment that has a human scale, rather than a monolithic or
monumental scale and provides visual excitement and orientation for pedestrians.
High rise buildings in particular should provide pedestrian scale and detail at the
ground floor;

2. Establish height and massing transitions that maintain visual and spatial
relationships with adjacent buildings;

3. Promote modes of transportation other than the automobile, including walking,


biking and transit;

4. Provide common usable open space and outdoor amenities that are of mutual
benefit to surrounding property owners, businesses, residents and visitors;

5. Foster sustainable development that meets the needs of the present without
compromising the needs of future generations;

6. Utilize the highest quality of materials and design in all buildings and spaces to
create memorable and successful places;

7. Provide opportunities that improve and capitalize on views of the A Ocean,.

8. Reduce the amount and impact of on-site surface parking along streets and
walkways;

9. Improve the transition from the Resort Area to residential neighborhoods; and

10. Create a “character of place” that will provide memorable experiences typical of
great resort cities.

BUILDING DESIGN ELEMENTS


The appearance of buildings within the Oceanfront Resort District and the
relationship of the buildings to the public and private spaces around them are critical
to the overall success of the District..

Buildings should be compatible with the ones surrounding them by respecting


established patterns of building orientation, style, massing, height and scale.

New development and redevelopment, however, should utilize contemporary but


complementary architectural design, features and materials. Of particular
importance are building heights, architectural style, building form, the rhythm of
building bays and openings, details, materials, textures, and color.

The goal is to develop new buildings that respect the past successes of the Resort
Area, but also allow for individual buildings and businesses to present their unique
image.

Of equal importance is the creation of pedestrian-friendly frontages with design


elements such as display windows, awnings, canopies, seating, and the extension
of interior uses, such as dining, into the sidewalk area. Façades of non-residential
buildings should typically have recessed ground level entries and large glass display
windows.

Facades of buildings that face the street and Boardwalk should incorporate human
scale detailing through the use of reveals, belt courses, cornices, expression of
structural or architectural bays, recessed windows or doors, material or material
module changes, color and/or texture differences, or strongly expressed mullions.

Buildings should be divided into “modules” that provide visual interest and serve to
create a traditional “Main Street.

All sides of a building should be continuous in design. No side should be


unimproved. All architectural details, such as roof lines and parapets, should
continue around all sides of a structure ..

Canopies, awnings and similar features along the facades of buildings are
encouraged. Such features may be constructed of rigid or flexible material designed
to complement the streetscape of the area. No such feature should interfere with the
growth or maintenance of street trees or the lighting of the sidewalk. A minimum
overhead clearance of at least eight feet, six inches (8’-6”) from the sidewalk should
be maintained.

Use of an awning, change in roofline, or other architectural feature to define the


entrance is encouraged. A sign mounted at the entry and conforming to the ORD
Form-Based Code may also be used. Special paving treatments may be used to
define the entry.

Building entries may be recessed to emphasize the entrance, increase window


display area, and provide a sheltered transition to the interior.

Mechanical equipment should be screened with materials and be designed to be


complementary to the main building. Mechanical equipment (including elevator
rooms) located on the roof of a building should be screened so as to be ‘invisible’
from the ground adjacent to the building as well as from approaches to the building..

Horizontal (flat) roof forms should be screened by extensions of the building wall
planes (parapet).

Buildings with frontage at the intersection of two streets should provide a building
entrance at the corner to enhance activity at the intersection. In lieu of providing
such an entrance, enhancement of the building at the intersection is encouraged
through additional building mass, distinctive architectural elements, different building
materials, changes in building planes, or changes in building shape.

While some diversity in exterior building materials and color is a part of the tradition
of resort areas, the range in the Oceanfront Resort District should be limited in order
to promote a sense of visual continuity for the area.

3.1 CRZ
On behalf of the Ministry of Environment and Forests (MoEF), Government of
India a public consultation was organized on the Coastal Regulation Zone (CRZ) by
the Centre for Environment Education (CEE) at the Valsad Panchayat Office Hall at
Valsad on 24 February, 2010. Around 80 participants including fisher folk, fisher
federations, NGOs, political representatives, scientists from the coastal districts of
South Gujarat shared their viewpoints. Dr. Shriji Kurup, Programmed Coordinator,
National Consultations, CEE Bangalore and Mr.M.S.H.Sheikh from Brackish Water
Research Centre (BWRC), Surat chaired the proceedings.

Coastal Regulation Zone:


Under the Environment Protection Act, 1986 a notification was issued in
February, 1991, for regulation of activities in the coastal area by the Ministry of
Environment and Forests (MoEF). As per the notification, the coastal land up to
500m from the High Tide Line (HTL) and a stage of 100m along banks of creeks,
estuaries, backwater and rivers subject to tidal fluctuations, is called the Coastal
Regulation Zone(CRZ). CRZ along the country has been placed in four categories.
The above notification includes only the inter-tidal zone and land part of the coastal
area and does not include the ocean part. The notification imposed restriction on the
setting up and expansion of industries or processing plaits etc. in the said CRZ.

Classification of Coastal Regulation Zone:


For regulation of developmental activities, the coastal stretches within
500m of HTL on the landward side are classified into four categories, viz..

 Category I (CRZ-I)
 Category II (CRZ - II)
 Category III (CRZ-III)
 Category IV (CRZ-IV)

Category I (CRZ -I):

a) Areas that are ecologically sensitive and important, such as national parks/marine
parks, sanctuaries, reserve forests, wild habitats, mangroves, corals/coral reefs,
area close to breeding and spawning grounds of fish and other marine life, areas of
outstanding natural beauty, historical and heritage areas, areas rich in genetic
biodiversity, areas likely to be inundated due to rise in sea level consequent upon
global warming and such areas as may be declared by the authorities.
b) Areas between the Low Tide Line and High Tide Line

Regulations:
No new constructions shall be permitted within 500m of the HTL.

Category II (CRZ -II):


The area that have already been developed up to or the shoreline. For this
purpose, ' Developed Area' is referred to as that area within the municipal limits or
in other legally designated urban areas which is already substantially built up and
which has been provided with drainage and approach roads and other infrastructural
facilities, such as water supply and sewerage mains.

Regulations:
a) Buildings shall be permitted neither on the seaward side of the existing road(or
roads proposed in the approved Coastal Zone Plane of the area) nor on the
seaward side of the existing and proposed road. Existing authorized structures shall
be subject to the existing local Town and Country Planning regulations including the
existing norms of FIS/FAR
b) Reconstruction of the authorized building to be permitted subject to the existing
FSI/FAR norms and without change in the existing use.
c) The design and construction of buildings shall be consistent with the surrounding
landscape and architectural style

Category III (CRZ -III):


Areas that are relatively undisturbed and those which do not belong to either
Category I or II. These will include coastal zone in the areas (developed and
undeveloped) and also areas within Municipal limits or in other legally designated
urban areas which are not substantially built up

Regulations:
a) The area up to 200m from the HTL is be earmarked as 'No Development
Zone'. No construction shall be permitted in this zone except for repairs of existing
authorized structures not exceeding existing FSI, existing plinth area and existing

d) Reconstruction/alteration of an existing authorized building permitted subject to
(1) to (3) above.

Category IV (CRZ-IV):
Coastal stretches in the Andaman and Nicobar Islands, Lakhadweep and small
islands, except those designated as CRZ I, CRZ II and CRZ III.
Regulations
Andaman and Nicobar Islands:
1. No new construction of buildings shall be permitted within 200m of HTL.
2. The buildings between 200m and 500m from the HTL shall not more than 2 floors,
the total area covered on all floors shall not be more than 50% of the plot size and
total height of construction shall not exceed 9m.
3. The design and construction of buildings shall be consistent with the surrounding
landscape and local architectural style.
4. Corals and sand from the beaches and coastal waters shall not be used for
construction and purposes.
5. Dredging and underwater blasting in and around coral formations shall not be
permitted
6. However, in some of the islands, coastal stretches may also be classified into
categories of CRZ-I or II or III with the prior approval of the MoEF and in such
designated structures.

Activities prohibited within the CRZ


The following activities are declared as prohibited within the CRZ
1. Setting up of new industries and expansion of existing industries, except those
directly related to water front or directly needing foreshore facilities.
2. Manufacture or handling or disposal of hazardous substances.
3. Setting up and expansion of fish processing units including warehousing (
excluding hatchery and natural fish drying in permitted areas)

4. Setting up and expansion of units/mechanism for disposal of waste and effluents


into the water course.
5. Discharging of city untreated waters and effluents from industries, cities or towns

existing practice, if any, shall be phased out within a reasonable time not exceeding
three years from the date of notification.
7. Dumping of ash or any wastes form the date of notification.
8. Land reclamation, building or disturbing the natural course of sea water with
similar observations, except those required for control of coastal erosion and
maintenance or sandbars except tidal regulators, storm water recharge.
9. Mining of sand, rocks and other substrata materials not available outside CRZ
areas.
10. Harvesting or drawl of groundwater and construction of transfer within 200m of
HTL; in the 200m to 500m zone it shall be permitted only when done manually
through ordinary wells for drinking, horticulture, agriculture and fisheries.
11. Construction activities in ecologically sensitive areas
12. Any construction between LTL and HTL except facilities for carrying treated
effluents and waste discharges, oil, gas and similar pipelines and dressing or
altering of sand dunes, hills natural features including landscape changes for
beautification, recreational and other such purposes.
