RENT AGREEMENT

This Lease Agreement is made on this the 11th day of December 2014 at
Moodabidri between :

(LESSOR) (LESSEE)

Mrs. Deepa R. Shenoy, W/o Late H. Rohidas Shenoy, Hadimane


Compound, Kabettu, Karkala- 574 104.

(Hereinafter referred to as the LESSOR)

AND

Mr. Harish Kumar, S/o Harikumar K N, Thekkenttayyathu Angadickal North P.O,


Kaippattoor, Via Adoor, Pathanamthitta, Kerala
(Hereinafter referred to as the LESSEE)

Whereas the Lessor is the full and absolute owner of the “Schedule Property”
morefully described in the schedule hereinbelow which she desires to
lease and whereas the lessee is interested to take the said “Schedule Property”
for Residential purpose on lease as per terms and conditions mutually agreed
upon as under :-

1. Monthly rent of Rs. 9,000/- (Rupees Nine thousand only) shall be paid to
the Lessor by the Lessee before the 7th of every subsequent month.

2. The Lessee has paid a sum of Rs. 40,000/- (Rupees Forty Thousand only)
by cash by way of Security Deposit to the Lessor and the Lessor hereby
admits the receipt of the same.

3. The above said security deposit amount of Rs. 40,000/- (Rupees


Forty Thousand only) shall be refundable to the Lessee at the time of
surrendering the vacant possession of the said “Schedule Property”
which do not carry any interest.

4. The Lessee shall pay the rent regularly for every calendar month and any
delay in payment of rent shall attract interest at 18% p.a.

5. The lease shall come into force w.e.f. 11-12-2014 and it shall continue for
a period of 11 (Eleven) months only.

6. The Electricity, Water charges and maintenance charges relating to the


“Schedule Property",as demanded by the Builder/ Association/
Concerned Authority, shall be paid by the Lessee Promptly.

7. The Lessee shall not do any damage to the “Schedule Property” and in
case any damage is caused, the same shall be indemnified by the lessee.

8. The Lessee shall not Sub-lease, or under lease the “Schedule Property” to
any Third Party and the Lessee shall use the “Schedule Property” only for
residential purpose.

9. That the building taxes to local authority shall be paid by the Lessor
promptly.

10. It is agreed that in case the LESSEE intends to vacate the “ Schedule
Property” earlier than the agreement period, then he shall give 60 days
prior notice in writing to terminate this lease agreement to the LESSOR &
vice versa.

11. If the Lessee fails to pay the rent continuously for 3 months, then this
agreement automatically gets canceled and the Lessee shall surrender
the vacant possession of the “Schedule Property” immediately.

12. The “Schedule Property” is to be maintained in a habitable condition by


the Lessee & smoking, use/ storage of alchohol or any other contraband
goods is prohibited.

SCHEDULE PROPERTY

Apartment No.104, bearing D.No. 5-49(11), admeasuring 1,150 sq.ft., on the first
floor of the building known as ‘ LOBO RESIDENCY’ situated at Marpady village, near
Venkataramana Temple, Moodabidri - 574 227.
IN WITNESS WHEREOF, the Lessor and the Lessee have signed this lease

agreement on this the 11th day of December 2014.
