HOUSE RULES

We hope that you will settle happily and quickly into life in the house and that you will have a very
successful time inside the premise.

You will be living as part of a relatively small community sharing the communal spaces and facilities
and spending a lot of time in the company of other. With that saying, we share the equal rights in this
household not thinking you are favored than others.

To help make this a happy and positive place to live and work, and to ensure safety of everyone, we
ask you to be considerate and mindful of everyone else in this house, as a family, and as a CHRISTIAN,
and to abide by the following house rules AT ALL TIME.

NOISE AND CONDUCT


1. Tenants shall not make or allow any disturbing noises in the unit by Tenant, family or guests, nor
do, nor permit anything by such persons, which will interfere with the rights, comforts or
conveniences of other persons.
2. All musical instruments, television sets, stereos, radios, etc., are to be played at a volume which
will not disturb other persons.
3. The activities and conduct of Tenant, visitors and others must be reasonable at all times and not
annoy or disturb other persons.
4. No lounging, visiting or loud talking, that may be disturbing to other Tenants will be allowed in
the common areas at any time.

GUEST/VISITORS
1. Personal visitors shall be known by the authority, and also the housemates as a sign of respect.
2. The resident is responsible and accountable for the behavior or conduct of their guests whilst
on the property.
3. No guests/visitors are allowed in the tenant’s room after 8pm. By 10 pm, all visitors (except
family, relatives, or those visitors with prior notice) should leave the premise immediately in
accordance to our CURFEW TIME.
4. For incompliant and overly rude visitors, staying tenants are then given the authority to expel
them if the caretaker is not present.
5. For everyone’s sake, it is important that the management are aware who is/are the visitors and
your relation to the visitor entering the apartment.
6. Parents, siblings, relatives are allowed to stay overnight, but unless logged-in their names in the
logbook provided.
7. Boyfriends/girlfriends are STRICTLY NOT ALLOWED to stay overnight neither enter into the tenant’s
room AT ALL COST especially on students. Sala is provided for guest/visitors
8. As of last year (2019), the existing tenants agreed into a resolution stating that the visitors shall
pay the transient fee amounting to PHP 30.00-50.00 for staying overnight regardless the usage
of electricity and water. Close relatives only are given discount for staying.
9. The management will provide a logbook which will monitor the visitors coming in and coming
out of the apartment.
CLEANLINESS AND TRASH

1. The unit must be kept clean, sanitary and free from objectionable odors.
2. Every floor is responsible of their garbage disposal
3. Garbage collection is every Monday, 8:00 pm
4. Biodegradable garbage is to be placed on the ground floor.
5. Cleanliness of your place, is your responsibility.

SAFETY

1. No smoking is allowed in unit or in shared areas of property (Punishable under Baguio City
ordinance)
2. Gambling, heavy drinking and using of illegal drugs.
3. All doors must be locked during the absence of Tenant.
4. When leaving for more than five (5) days, Tenant shall notify management how long Tenant will
be away.
5. If someone is to enter Tenant’s unit during Tenant’s absence, Tenant shall give management
permission beforehand to let any person in the unit and / or provide the name of person or
company entering.
6. Children on the premises must be supervised by a responsible adult at all times.
7. We are accountable to the appliances we are using by paying the right due for it.

CURFEW

1. Curfew and Quiet time, 10:00 pm. No more noises, visitors out, party’s over.

 FAILURE TO ABIDE WITH THE SAID RULES WILL BE GIVEN AN ORAL WARNING BY THE MANAGEMENT.
 THE MANAGEMENT HAS ALL THE RIGHT TO EXPEL ANY TENANT FOR HIS/HER REPEATED
MISCONDUCT.
