Most new communities have parking restrictions. Over-night street parking may be prohibited.
Please verify the properties HOA restrictions.
Personal checks are not accepted for application fees, deposits or first month’s rent. Application
fees are non refundable. The application fee of $35.00 (per all adults 18yrs.+) is due with this
application. Payment is accepted in the form of cash, cashier’s check or money order. Also
required is a copy of a valid driver’s license or photo ID.
Most landlords require the written signature of the applicant before they will release information
to a prospective landlord. Have your current landlord complete the attached verification and fax
it to this office. We refer back to the previous landlord if you have less than a two-year history
with your current landlord.
If you are a current homeowner or have recently sold your home, provide a copy of one of the
following documents as verification:
a. mortgage coupon showing your name and the address of your home
b. copy of mortgage statement with the above information printed on it
c. HUD settlement statement
Have your employer complete the attached verification and fax it to this office. If you’ve been
with your current employer for less than one year, information regarding previous employment
including phone numbers should also be submitted.
The processing time is approximately 24-48 business hours. Upon approval, you will be
instructed to remit the applicable deposit by or before the next business day.

It is our policy to actively pursue and offer equal housing for all persons regardless of race, color,

1. All persons leasing a rental dwelling must be of legal age to sign a contract.
3. In the event that applicants apply for one rental dwelling as roommates, each applicant must meet the
qualifying standard individually. The income/rent ratio for roommates is 2 to 1.
4. Applicants must have verifiable employment of at least 12 months or at least 2 years with prior
employer.
5. Retired or self-employed applicants must provide financial statements that reflect an income/rent ratio
of 3 to 1.
6. Applicants must have verifiable residency of at least 24 months with good payment and rental history.
7. All applicants must have a favorable credit rating. Applicants will not be accepted for the following
derogatory credit records: repossession, monies owed to an apartment or landlord, eviction within the last
10 years.
8. No applicant convicted of the following crimes within the previous 10 years will be accepted for
residency: Drugs related crime, armed burglary, arson, rape, child molestation, sex offender, spousal
abuse, murder or any crime of a violent nature.
9. Maximum Occupancy per dwelling unit is based on two persons per bedroom: One Bedroom= 2
persons, Two Bedroom= 4 persons, Three Bedroom= 6 persons, Four Bedroom= 8 persons.
11. In the event that any of the above criteria is lacking in the area of the following: Amount of income,
length of time with current employer or credit score, the manager may at their discretion request
additional deposits and/or fees or a co-signer as a condition for acceptance. Co-signers must meet
qualifying guidelines and be a signor on the lease. Landlord shall have the right to accept, at their own
discretion, an application lacking in any area of the qualification guidelines.
