Dear Mr.

Mohammed,

Further to our review on the HVAC concept design report received from BEC through email.
Please find below our comments / concerns on various options described in the report and
also our recommendations based on the evaluation of both the options, for your kind
information and necessary actions please.

Option-1: FCUs' for the leasable spaces with tempered fresh air supply
Apart from the two advantages that 1) the building Owner can bill the energy consumption
based on BTU meter reading and 2) the flexibility to control the usage of AC units, few more
advantages can also be beneficial for both the Tenant as well as the building Owner.
1. There is no cross contamination of air inside the Tenant area because recirculation of air
occurs within that particular area only, therefore, the Internal Air Quality (IAQ) can be assured.
2. Quick cooling is possible with FCU, because it has max. Fan speed option to increase the
Air Change Rate (ACH) in the air conditioned room. Generally FCU cooling capacities are
finalized based on 'Medium Speed' air flow.
3. Can assure safety for the individual Tenant area because there is no large interconnecting
ductworks crossing between other areas.
4. Tenant has the liability to carry out the regular service and maintenance of the FCU, not by
the Owner.
5. Noise intrusion between adjacent Tenant areas can arise due to interconnection air
conditioning ducts.
6. Require smaller service shafts for the air ducts, can save valuable floor area for letting.
We agree with the disadvantages mentioned in BEC's report in general.

Option-2: Central Air Handler for the leasable spaces


Apart from the listed disadvantages in BEC's report, we have some more concerns of having
central air handler system for multiple leasable areas are;
1. There could be cross contamination of air as the return air is mixed from all the Tenant
areas and supplied back to the same area as cooled air.
2. No safety for the Tenant space as they are interconnected with larger air conditioning
ductworks.
3. There could be noise intrusions as the air conditioning ducts are common for all multiple
leasable spaces.
4. Require more floor area for vertical air conditioning ducts which detract from usable space.
We agree with the advantages mentioned in BEC's report in general.

Analyzing the Options-1 & 2 carefully, we recommend going with the Option-1 (FCUs' for the
leasable spaces with tempered fresh air supply) as both the building Owner and the Tenant
will have more benefits on choosing this option.
