RENT AGREEMENT

This RENT Agreement is executed at New Delhi on this August, 2018, in between:-
Praveen Singh Rawat, S/O Tirlok Singh Rawat, R/O House No=20, C-2, Phase-4, Gali No. - 1, Aya
Nagar, New Delhi-110047. expression of the Lessor shall mean and include them , his / her legal
heirs , successors , executors, legal representatives , administrators . nominees and assignees of the
one part.

AND

Indhramani Singh, Resident of Aya Nagar, New Delhi, hereinafter called the LESSEE of the other part
which expression of the Lessee shall mean and include them, her legal heirs, successors, executors .
Legal representatives, administrators, nominees and assigns.

Whereas the Lessor is the absolute owner of PROPERTY BEARING House No=20, C-2, Phase-4, Gali
No. - 1, Aya Nagar, New Delhi-110047.

Whereas the Lessor has agreed to let out the floor of the said property, to the Lessee and the Lessee
has agreed to take the said premises from the lessor as per terms and conditions mentioned below:-

NOW THIS LEASE AGREEMENT WITNESSETHAS UNDER:

1. That the Lessee shall pay the monthly rent of Rs. 3500 / - (Rupees THREE THOUSAND FIVE
HUNDREDE ONLY), payable in advance by clear on or before 5 "day of every month according to
English Calendar month.

2. That the Lessee shall use the said premises for residential purpose.

3. That the Lessee shall pay the electricity charges and water chares and as per meter reading and
maintenance extra to the Landlord or concerned authority.

4. That the Lessee shall not make any addition or alteration in the said premises, without obtaining
prior written permission from the Lessor.

5. That the Lessee shall not sub - let, assign, part with possession of the said premises to any
person, with rent or without rent under any circumstances.

6. That the Lessee shall permit the Lessor or his authorized agent to enter upon the said premises
for inspection or to carry out the necessary repairs, at any reasonable time whenever deemed
necessary by the Lessor.

7. That this lease can be terminated by the Lessor or the Lessee even before the expiry of the lease
period, giving one month's written notice to the other party. However, the Lessor reserves the
right to terminate the agreement at any time in case of breach of any of the terms and
conditions set out above.

8. That the Lessee has deposited with the Lessor an interest free security deposit of Rs. Nil), which
shall be refunded to the Lessee only at the time of giving peaceful vacant possession of the
premises to the Lessor by the Lessee , after deducting the outstanding dues , if any . However it
is made clear that the security deposit will not be adjusted in the rent and it is only refundable.

9. That the Lessee shall keep the said premises during their occupancy in good order and condition
and after the termination of this Lease the Lessee shall handover the said premises in good
condition along with all fitting and fixtures to the Lessor.

10. That after the expiry of this agreement it may be renewed with mutual consent and the tenant
has agreed to increase 10 % rent on its renewal.

11. That the Lessee shall pay if any damage in the said premises to the Lessor.

12. IN WITNESS WHEREOF. The both parties hereto have signed this Lease Agreement on the day,
month and year first above written in the presence of the following witnesses.
