SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, GOMER B. BALANSAG, of legal age, married, Filipino citizen and currently residing at
______________________________________________, do hereby name, constitute and
appoint ___________________________, of legal age, Filipino citizen and a resident of
______________________________________________, to be my true and lawful attorney-in-
fact to act in, manage and conduct all my affairs with regard to the supervision of my properties
and for that purpose in my name and on my behalf, to do execute all or any of the following acts,
deeds and things, for me and in my name, place, stead, perform the following:

1. To exercise general control and supervision over my properties particularly the

condominium unit at:

Unit 1125 La Verti Residences, Donada St. Brgy. 36 Zone 3 District 1, Pasay City;

To act as my general representative and agent, with full authority to lease, negotiate and
contract for me and in my behalf;

2. With regard to the management and administration of the said condominium unit/s, to ask,
demand, sue for, recover and recevie all sums of money, debts, dues, goods, wares,
merchandises, effects and things of whatsoever nature or description which now or
hereafter shall be or become due, woing, payable or belonging to me in or by right, title,
ways or means howsoever and upon receipt thereof or of any part thereof, to make,
execute and deliver such receipts, releases or other discharges for the same respectively
as she shall think fit or be advised;

3. To lease the said unit/s, upon such terms and conditions and under such covenants as
my said attorney shall deem fit and proper and to execute in my name any and all papers
relating thereto and to sign, execute, acknowledge and delicer any and all agreeements
or other writings therefor or in any way connected terewith or with my business or property;

4. To make, sign, seal, execute and deliver contracts, documents, agreements and other
writings of whatever nature or kind, with any and allt hird persons, concerns, or entities
upon terms and conditions acceptable to my said attorney;

HEREBY GIVING AND GRANTING unto my said attorney full power and authority whatsoever
requisite or necessary or proper to be done ine or about the premises, as fully to all intents and
purposes as we might or could lawfully do if personally present, with power of substitution and
revocation and hereby ratifying and confirming all that my said attorney shall do or cause to be
done under by virtue of these presents.
