PROJECT : PROPOSED ADDITIONAL SECOND FLOOR

DIVISION 1 – GENERAL REQUIREMENTS

01 TEMPORARY FACILITIES AND UTILITIES

A. Temporary facilities to be erected and maintained at the job site shall be as follows:

1. Temporary utilities (water, electricity, communication); Furnish and install all necessary
temporary wiring; Furnish and install area distribution boxes so located that the individual
trades may use their own construction – type cords to obtain adequate power and artificial
lighting at all points where required by inspectors and for their safety.

2. Field offices and sheds

3. Sanitary facilities – for use of all workmen

4. Enclosures/Fencing -Pre-painted G.I rib type with framing system.

5. Shoring

6. Scaffolds and Platform

7. Project Sign

8. Fire Protection

9. Telephone

02 STAKING

A. Prior to the staking work or start of construction, the Contractor shall submit actual grade elevations
and necessary information to the Architect who shall confirm actual floor levels.

B. Before commencement of the Project, verify all property monuments. The Contractor shall pay for
the services of a licensed surveyor to confirm and certify the location of monuments, culvert work,
utility line and work of similar nature required by the Contract. All information relevant to the Project
shall be relayed to the Architect.

C. The Architect shall submit initial or base staking plan for columns or posts only. Succeeding staking
plan for all levels showing location of columns, beams, slabs, black outs, pipe sleeves, walls and
partitions shall be done by the Contractor and submitted to the Architect prior to actual
construction.

D. Staking of columns, beams and slabs shall be coordinated and verified with architectural plans and
details. Construction layouts should follow architectural alignments. Should there be any
discrepancy, the matter must be referred to the Architect for final decision and approval.

DIVISION 2 - SITEWORK

GENERAL: Protect existing work, structures and foliage which are to remain in place. Promptly
remove all debris and other products of construction such as waste, dirt, garbage from the job site for
the Contractor’s account. Storing of removed materials and other products of construction outside the
security fence shall not be allowed.

01 CLEARING AND GRUBBING

A. TREES, VEGETATION, RUBBISH, ETC.

1. Secure necessary permits from government agencies before felling any trees.

2. Where shown on the Drawings or directed by the Architect trees shall be uprooted or cut down
as near as possible to ground level. Any individual trees as the Architect may have mark in
white paint shall be left standing and uninjured. Trees shall be felled so as to cause no
damage to trees that are to be left standing. When necessary to prevent injury to structures or
other trees or property or to minimize danger to traffic trees shall be cut in sections from the
top downward.

3. Stumps, tree roots, undergrowth, bushes, vegetation, logs, branches and the like and rubbish
and other objectionable material shall, unless otherwise directed by the Architect, be grubbed
up or cleared and disposed of in accordance with the Clause - Disposal of Materials.

4. Holes left by stumps or roots shall be within one week be filled with suitable material, as
defined in Section Backfilling.

5. When the area on which an embankment is to be placed has been cleared, the Architect may
order the surface of the existing ground to be scarified so that the filling material will bind into
the original ground. The cost of such work, if so required, shall be included in other items of
work and shall not be paid for separately.

B. GRUBBING: This work shall consist of the removal of all trees, stumps, roots, bush and rubbish
form the above mentioned work areas. It shall include necessary stripping of the natural ground
surface to a depth no more than 15cm by effective means to remove all objectionable materials or
organic matter from the said work areas.

02 EXCAVATION

A. STRUCTURAL EXCAVATION: Structural excavation, to indicate bearing values. Extent of


excavation shall be determined by the Civil Works Engineer, extra care should be exercised, to
protect adjoining properties and existing utility lines. No footing shall rest on fill.
B. DEWATERING: Remove water which accumulates in such excavation before filling or pouring
concrete.

C. SHORING AND BRACING: Design, furnish, put in place and maintain sheeting and bracing as may
be required to support to sides of the excavation.

03 BACKFILLING

A. FILLING AND BACKFILLING


Filling and backfilling will not be done unless otherwise directed by the Architect. Test for
compaction shall be approved by the Architect.

B. PLACING AND COMPACTING FILL

1. Screened gravel, stone bedding and granular fill shall be graded within standard limits, and
shall be free from sand, loan, clay, excess fines and deleterious materials.

2. Common fill shall be site excavated materials, free from perishable and objectionable matter.

C. GRADING

1. Grading shall be performed at all places that are indicated to the lines, grade and elevations
shown and otherwise directed by the Architect.

2. After the removal of forms, all trash, wood chips and other debris shall be removed from the
excavations to be backfilled.

3. Backfill shall not be placed to cover foundation structures until they have been inspected.

04 SOIL TREATMENT FOR SUBTERRANEAN TERMITE CONTROL

A. GENERAL: Pesticide shall be registered with the Fertilizer and Pesticide Authority (FPA). Material
shall be chemically formulated as an emulsive concentrate for subsequent dilution with water.

B. AREAS OF APPLICATION: All slab-on-grade construction, foundations, crawl spaces: Inside


foundation walls, both sides of interior partitions, walls, around plumbing, rodding and utility
conduits, but not limited to the areas mentioned and shall also depend on the manufacturers
recommendation.

C. MANUFACTURER: LENTREK TC, DURSBAN, LEADTREX TC or its approved equivalent.

NOTE: Refrain from using of any chemical/brand mentioned above should the government or
authorized agency prohibit the use of such chemical/brand.

05 STORM DRAINAGE SYSTEM

A. GENERAL: The system shall include storm drainage pipes and under drain pipes. Do not have
pipes, fittings and accessories delivered to site until layout drawings have been approved.

B. INSTALLATION OF PIPES: Refer to Sanitary Works General Notes and Specifications.

B. FIELD TESTS: The Contractor shall conduct field inspections and should be able to produce
evidence, when required, that any item of work has been constructed properly, in accordance with
the drawings.

DIVISION 3 – CONCRETE

01 CONCRETE FORMWORKS
Refer to Structural Specifications and General Notes on the Drawings.

A. MATERIAL:

1. Forms shall have sufficient strength to withstand the pressure resulting from placement and
vibration of the concrete.

2. Forms shall be sufficiently tight to prevent loss of mortar from the concrete.

3. Before placing concrete, the contact surfaces of the form shall be cleaned of encrustations of
mortar, grout or other foreign material, and shall be coated with commercial form oil that will
effectively prevent sticking and will not stain the concrete surfaces.

B. COATING: Use NOKBOND form chemical.

02 CONCRETE REINFORCEMENT
Refer to Structural Specifications and General Notes on the Drawings.

03 CAST-IN-PLACE CONCRETE
Refer to Structural Specifications and General Notes on the Drawings.

04 GROUT & TILE ADHESIVE

A. MATERIAL: non-shrink, non-metallic grout.


B. MANUFACTURER: ABC, TECHNORESINS or its approved equivalent.
C. COLOR: as selected by the Architect from the manufacturer’s color range.

DIVISION 4 - MASONRY

01 MASONRY

A. ROUGH MASONRY

1. HOLLOW BLOCKS: 6” CHB for exterior with minimum of 700 psi, 4” CHB for interior with
minimum compressive strength of 400 psi as manufactured by Jackbilt, Rockbilt or an
approved equivalent.

2. CEMENT: Portland cement, ASTM C 150-68 Type I.

3. SAND: Shall be river sand, well screened, clean, hard, sharp, siliceous, free from loam, silt of
other impurities composed of grains of varying sizes within the following limits

03 REINFORCED UNIT MASONRY

DIVISION 5 – WOOD AND PLASTICS

01 1ROUGH CARPENTRY

A. MATERIALS

1. WOOD: Pressure treated & kiln-dried for all nailers, blocking shall be continuous, cut with
square edges and in as long lengths as practicable.

2. TANGUILE : Used for all wood placed in contact with concrete.

3. WOOD GLUE: Use appropriate type of wood glue for joints in wood ceilings and partitions.

4. ROUGH HARDWARE: Provide all items of rough hardware necessary for the installation of
specified work. It shall be of suitable type and of sufficient size and length to draw the work
firmly together.

5. TERMITE PROTECTION: Protect all wood surfaces by applying clear solignum as necessary.

02 FINISH CARPENTRY

A. MATERIALS

1. DOOR JAMBS AND HEADERS: Use tanguile or approved equivalent kiln dried. Jamb shall
be finished according to door finish. Refer to drawings and scope of works for areas of
application.
2. CEILING EAVES VENT SLOTS: Weather and termite proof wood slots, painted finish with
aluminum lath/insect screen.

3. HANDRAIL: Kiln dried solid Tanguile wood handrail, semi duco

4. SPIRAL STAIR TREAD: 50mm thick kiln dried solid Tanguile wood, varnish finish.

03 PLASTIC FABRICATIONS

A. TILE TRIMS for end finish of ceramic or porcelain tiles: a high impact PVC strip as manufactured
by Homelux or approved equivalent.

B. TILE SPACERS: 2mm hard PVC virgin plastic.

C. PLASTER GUIDE: a high impact PVC as manufactured by Atlanta, Technoresins or approved


equivalent. Use for all corners and grooves (12mm x 12mm).

DIVISION 7 – THERMAL AND MOISTURE PROTECTION

GENERAL: All concrete works to be waterproofed shall be made watertight and flood tested for one
week prior to application of any waterproofing material. If water leaks occur, the same shall be repaired
and flood tested again to the satisfaction of the Architect.

01 MODIFIED BITUMINOUS MEMBRANE WATERPROOFING (TORCH APPLIED)

A. DESCRIPTION: Atactic polypropylene polymer, blended with high grade asphalt and reinforced
with a non-woven polyester mat.
B. MANUFACTURER: APP-120 and APP-140 FIRESTONE Waterproofing, POLYBOND (made in
USA or Italy), ECOGUM, VANGUARD or approved equivalent.

C. AREAS OF APPLICATION:

1. 140 mils or 4mm thick for exterior areas like Balconies, Canopies, Ledges, Gutter, Water
Features, Lanai (Ground Floor exterior area) and Underground Water Tank if (concrete). Refer
to drawings for exact location.

2. 120 mils or 3mm thick for interior areas like Toilets and Showers (except those located at the
Basement), Main Kitchen and Bar. Refer to drawings for exact location.

DIVISION 8 – DOORS AND WINDOWS

GENERAL:
Provide all door frames, doors and related items required for anticipated work.

Provide manufacturer’s guarantee that doors will have ample strength from ordinary use and will be free
from warping and checking for 5 years.

Provide testing certificate for internationally accredited testing laboratory for all fire rated doors.

01 STEEL DOOR

A. EMBOSSED STEEL PANEL DOOR: 44mm thick weatherproof, corrosion resistant, termite-
resistant hot-dipped galvanized iron sheet steel embossed panel door, 26-gauge unless otherwise
indicated for covering of door with high density polyurethane foam core and 18-gauge galvanized
iron for frames and jamb. Interior frames shall be factory-prime finish painted. Door and Jamb shall
be factory finished with Marine Epoxy paint finish. FEDERAL as distributed by DOORTECH
SYSTEM. For Utility Area to Drying Area and Carport to Utility Area.

02 FLUSH WOOD DOOR

A. DOOR PANEL:

1. 45mm thick flush type hollow core swing door using 6mm Tanguile plywood on both faces with
kiln dried Tanguile wood framing. Doors shall be painted finish. For Maids & Drivers Quarter,
Storage (including A/V Game Room Storage and Garage Storage).

2. 45mm thick flush type hollow core swing door using 6mm Marine plywood on both faces with
kiln dried Tanguile wood framing. Doors shall be painted finish. For Maids & Drivers Toilet and
Showers (OPTION 1)

B. TOP AND BOTTOM EDGES: Hardwood, in accordance with Manufacturer’s latest printed

standards.

C. FRAME: Provide wood frames trimmed from 2” x 5”. Use thoroughly kiln dried, milled true to form
from solid stock, and free from defects that would impair its strength or durability. Provide applied
members at jambs and heads where indicated.

03 WOOD PANEL DOOR

04 FINISH HARDWARE: Submit sample for Architects approval prior to installation.

A. LOCKSETS: BEST, SCHLAGE, YALE or approved equivalent.

1. Cylindrical Lockset for swing doors, 6 pin tumbler, with lever handle similar to Rhodes of
Schlage) AL-Series/Grade 2, satin chrome finish.

a. Entrance Lock Function

b. Privacy Lock Function (for all toilets)

c. Storeroom Lock Function (for all Storage Room).

B. HINGES: STANLEY, HAGER, PBB or its approved equivalent.

a. 4-1/2” x 4” x 0.180” full mortise 4-ball bearing hinges with stainless steel base metal, non-
removable pin, satin stainless steel finish. STANLEY (FBB199), HAGER, PBB or its approved
equivalent.

b. 4-1/2” x 4” x 0.134” full mortise 4-ball bearing hinges with stainless steel base metal, satin
stainless steel finish. STANLEY (FBB191), HAGER, PBB or its approved equivalent.

c. 4” x 4” x 0.134” full mortise loose pin hinges with stainless steel base metal, satin stainless
steel finish. STANLEY, HAGER, PBB or its approved equivalent.

05 GLASS AND GLAZING

A. Glass shall be free from bubbles, smoke vanes, air holes, scratches and other defects and cut to fit
the rebates with due allowance made for expansion

B. Supplier/ Installer must be responsible for the glass thickness taking into account site wind load, local
codes and other considerations. The Contractor shall submit samples and shop drawings for the
doors and window for Architect’s approval.

DIVISION 9 - FINISHES

01 PLASTERING

A. Cement Plaster

1. Base Coat Proportion: Mix scratch coat in the proportion of one part by volume of cement to
not less than 2-1/2 nor more than 4 parts by volume of damp loose sand. Mix brown coat in
the proportion of one part by volume of cement to not less than 3 nor more than 5 parts by
volume of damp loose sand.

2. Finish Coat Proportion: Mix finish coat in the proportion of one part by volume of cement to not
less than 2-1/2 nor more than 3 parts by volume of damp loose sand.

02 CONCRETE FINISHES

SCHEDULE OF FINISHES

A. FLOOR FINISHES:

1. Plain cement topping with non-slip/glossy polyurethane floor finish system (with silica sand for
non-slip). STONEHARD, SIKA or approved equivalent.

B. WALL FINISHES:

1. Plain cement plaster, polyurethane painted finish, textured.

2. Plain cement plaster finished with grooves polyurethane painted finish, textured. Use 12mm x
12mm high impact PVC groove plaster guide as manufactured by ATLANTA,
TECHNORESINS or approved equivalent.

3. Plain cement plaster, painted finish. For interior walls/columns

C. CEILING FINISHES:

Smooth rubbed concrete, painted/unpainted finish. Off-form finish, patched then rubbed until
uniform color and surface is produced. The finished rubbed surface should be leveled, plumb,
square and true with tolerances of 3 millimeters for every 3 meters on all directions, without waves,
cracks, blisters, pits, crazing, discoloration, projections or other imperfections. There shall be no
visible junction marks in finished surface where one formwork adjoins another. Apply skim coat 2-
3mm thick.

03 PLYWOOD CEILING BOARD SYSTEM: Use 6mm thick plywood for ceiling. Provide all accessories
such as :Furring channel: 28 x 38mm gauge 24 galvanized steel with channel clips at 600mm o.c.;
Angle Plate: 3 x 50 x 100mm and 3 x 50 x 50mm.; Hanger rod: 6mm diameter along 25mm x 21mm
top cross rail with furring channel locking clip; ready-wired joint compound-taping adhesive and
fasteners: (Angle to slab: .

04 CERAMIC TILES FOR TOILET AND BATH ONLY

A. TILE: ceramic tiles made of high quality clay fired at very high temperature. Vitrified unglazed and
glazed tiles. Provide nosing integrated with the tiles for floor with depressions and stair tread. Color
shall be selected by the Architect from manufacturer’s available color. MARIWASA or approved
equivalent.

B. SIZES:
a. 300mm x 300mm
b. 200mm x 200mm

C. MORTAR: All mortar setting bed for use on floors shall be approximately one part Portland cement
to six parts clean sand, or ABC, TECHNORESINS Adhesive Mortar, or its approved equivalent.

D. GROUT: Grouting shall be in colors selected by the Architect from the Manufacturer’s standard
range of colors. ABC grout as manufactured by Allgemeine-Bau-Chemie Phil. Inc.,
TECHNORESINS or its approved equivalent.

E. SPACERS: Use 2mm thick hard PVC virgin plastic tile spacers for tile alignment.

F. All other materials, not specifically described but required for a complete and proper tile installation,
shall be as selected by the Contractor subject to the approval of the Architect.

05 PAINTING

Note:

01 LIGHTING AND ROUGH-INS:

A. GENERAL: All equipment, conduits rough-ins, wiring, devices and fixtures shall be the capacity and
type shown on the schedule in the Drawings.

B. For ease of maintenance and parts replacements, to the maximum extent possible use equipment
of a single manufacturer.

C. OTHER MATERIALS: All other materials, not specifically described but required for a complete and
operable electrical installation, shall be new, first quality of their respective kinds and as selected by
the Contractor subject to the approval of the Architect.
