0.1 Allow for all costs in connection with providing "Contractors All 1

1 DEMOLITIONS
1.1 Demolition of existing blockwork and lightweight partitions making 1
good all disrupted surfaces as required including removal of the
debris off site and safe disposal off to an authorized landfill

1.2 Demolition of existing floor finishes, removal of the debris off site 341
and safe disposal off to an authorized landfill
1.3 Strip out toilets wall tiling, removal of debris off site and disposal 101.4
by an authorized contractor
1.4 Strip out existing MEP as required, protecting sections of it to 1
ensure services continuity to parts of it outside the scope of the
working phase
1.5 Strip out wall finishes at indoor side of façade wall and store room 310

1.6 Demolition of existing suspended ceiling including removal of the 312


debris off site and safe disposal off to an authorized landfill
1.7 Strip out existing furniture, fittings and tiling at bathrooms and 1
pantry area including sanitary
1.8 Cut holes at blockwork walls for the installation of 2 (1000x 2100 3
mm) Nos. fire rated evacuation doors (one at each side of the
building) and 1 (900 x 2100 mm) No. access door towards pantry

2 CONSTRUCTION
2.1 100 mm thick gypsum lightweight wall from floor level to 21.87
suspended ceiling level
2.2 100 mm thick gypsum baffle wall above new partitions from 47
suspended ceiling to roof level (plenum)
2.3 Single glazed 10 mm thick tempered glass partitions in aluminium 25
profile from floor level to suspended ceiling level
2.4 150 mm thick blockwork wall from floor level to roof level 25
2.5 Marble tile flooring at the entrance lobby 46.4
2.6 Carpet tiles to common areas, open plan office areas, meeting 236.4
room and self contained offices. 3 colours
2.7 PVC tiles flooring to store room, bathroom lobby and photocopy 23.4
room in 2 colours (white and colour tbd in bathroom)
2.8 Ceramic tiles flooring to toilets and pantry areas 19
2.9 Provision and installation of 1 hr. fire rated fire evacuation door 2

2.10 Supply and installation of single leaf, swinging type, wooden door 7
including ironmongery, frame and all necessary fittings 900 mm x

2.15 Remove existing paint, prepare wood panel and repaint existing 6
doors in bathroom area. Colour white
2.16 Supply and installation of 600x600 mm suspended ceiling system 276
including metal profiles and suspension system
2.17 Suspended gypsum board ceiling including light cove and 20
necessary finishes to meeting room ceiling
2.17 Supply and installation of wooden canopy in entrance with 1
engraved backlighted logo
2.18 Supply and installation of new WCs 4
2.19 Supply and installation of new bathroom sinks 5
2.20 Supply and installation of vanity in ladies' + unisex bathroom 2
2.21 Relocate fire alarm system providing the necessary detectors and 1
sounders. With minimum wiring, including reenergizing and testing
of the complete system as per this tender drawings

3 MEP WORKS
3.1 Relocate electrical SMDB door flushed with wall surface. Coat
louvered door in a colour scheme specified by customer
3.2 Tidying up cables and cable containment to offices SMDB.
Modification to existing SMDB to account for new small power and
lighting distribution scheme
3.3 Supply and installation of cable cubbies at each desk in the open 28
plan areas and meeting room table with 2 dual power sockets and
2 RJ45 connections. Fully terminated for small power and
terminated at table side for RJ45. Data and voice structured
cabling to be crimped and terminated at switch board / router rack
in front of SMDB location. Internal connections at switch cabinet to
be carried out by customer

3.4 Supply and install necessary 13A switched twin power sockets
including wiring in PVC type conduit through walls as per
directions in the small power drawings of this tender
3.5 Provide and install main containment for IT cabling through
corridor and branches to offices and open plan desks
3.6 Supply and install necessary RJ45 sockets including wiring and
conduit through walls to complete the installation as per this
tender voice and data drawings
3.7 Wiring to be terminated at the switch/ server rack cabinet located
across the corridor in front of SMDB
3.8 Supply and install, 600x600 mm fluorescent luminaries, LED
lighting, Round Fluorescent luminaries and spotlights including
necessary cabling, PVC conduits and switchgear as to comply
with the requirements of the lighting drawing within this tender
package
3.9 Supply and install pendant lights including wiring and conduit and
switchgear a to complete the scheme as supplied within this
tender package
3.10 Supply and install 8W maintained Emergency lights and
Evacuation Directional lighting, including wiring to complete the
scheme as specified within this tender package
3.11 Supply and installation of pre-insulated ductwork for AC
distribution system as per recognized standards, to complete the
scheme enclosed in this tender package
3.12 Supply and installation of grilles and diffusers as per drawings
enclosed in this tender package
3.13 Allow for all necessary accessories for the correct operation of the
system
3.14 Testing, commissioning, Air balancing, of the AC system
3.15 Supply and installation of a new Package AC unit for the new
open plan area + 2 self-contained Offices, including electrical
isolator with cabling, pre-insulated duct, grilles and diffusers,
accessories and thermostats for the correct operation of the
equipment
3.16 Backlit picture frame at Breakout area
4 FURNITURE
4.1 Allow for corporate Artwork/ feature at the main entrance of the
building (Printed vynil on wall. Artwork file to be supplied by client)

4.2 Allow for the supply and installation of bespoke furniture items for
waiting area @ reception, Meeting room low rise storage and
breakout room bench
4.3 Supply of storage cabinets and new worktop with sink and fittings
at the pantry area
4.4 Supply of loose furniture items for breakout room (tables and
chairs)
4.5 Supply and installation of new Sanitary ware and vanity including
fittings for the bathroom area
4.6 Supply and install wall mounted storage cabinets @ photocopy
room
4.7 Supply and install bolt free racking storage @ storage room 3
5 FINISHES
5.1 Indoor wall paint as specified by customer to be done using and 530
AkzoNobel solution (Dulux or Sadolin)
5.2 Weather resistant external paint scheme as specified by customer 400
using an AkzoNobel Solution (Dulux or Sadolin)
5.3 Self contained offices wall wood paneling in red oak veneer or 100
similar
5.4 Skirting: MDF varnished 70 mm high matt finish in a colour 210
scheme specified by customer
5.5 Mosaic type tiling to back wall of sanitary fixtures 11
