BIM is more than a 3D model; it’s an important tool for improved design
and construction—increasing efficiency and minimizing risk. Here are 5
fundamentals of BIM that lead to a better and more valuable project for
owners.

1. Visualization
BIM provides a 3D virtual model of a project that enables owners to
visually understand how a building will be constructed.  Instead of the
traditional 2D plans that have been used in the past, owners can better
visualize the project and, as a result, give better feedback on what they
want. It also allows owners and all players involved to entirely
conceptualize a building before construction even begins—minimizing
change orders during construction and saving time and money.

2. Quantification
BIM software generates real time values for any design changes that an
owner or architect wishes to make. It can also analyze information to
detect cost overruns and wasted effort. This leads to a more efficient
project that stays on budget and on schedule.

3. Communication
Collaboration and communication between all players involved in a
project is essential for the utilization of BIM. It allows for each player to
share and update information in real time—streamlining information and
integrating workflow.

BIM also helps increase communication and understanding with potential


stakeholders. High quality, digital mock-ups can be created to give
potential stakeholders a clear picture of what a building will look like and
how it will impact the surrounding areas. With a better understanding of
the project, stakeholders are more likely to buy-in.

4. Coordination
One of the most valuable aspects of BIM is its clash detection and
resolution ability.  With its enhanced system integration, BIM is able to
analyze the information from multiple systems, such as the mechanical,
plumbing and electrical systems, and detect if there will be any potential
clashes or issues. This is extremely valuable to the project team as it saves
money in change orders later in the project that can be very costly. By
being able to detect these issues before construction begins, it also helps
keep the project on schedule by preventing potential setbacks.

5. Simulation
BIM is able to create a 4D simulation of the construction schedule—
allowing all players involved to have a better understanding of the entire
construction process visually. It also helps with determining the logistics
of the schedule and preparing for the construction phase of the project.
