MDS Architecture was founded in 1954 and

The Pan Africa Shopping Centre in
Alexandra is quite possibly the country’s first
shopping centre designed to combine a taxi
rank and informal traders with upmarket
shops. Pan Africa Shopping Centre and Taxi
Rank was built along a key route linking
Sandton and Central Alexandra, on a number
of stands previously accommodating Putco
bus parking facilities.
The retail component is situated on two
levels with a taxi rank situated on the roof
level ensuring good foot traffic through the

centre as pedestrians are linked with access
roads into Alexandra via street entrances on
three sides of the centre. The neighbouring
stand consists of a taxi parking facility which
also accommodates a number of informal
traders.
Anchor tenants in the centre include Pick
and Pay, McDonalds, KFC, Truworths and Mr
Price. The centre was opened in 2008, with
a further extension being completed in 2010.
The development showcased a partnership
between the City and private developers as
it was supported by the Alexandra Renewal
Project and included extensive engagement
with local informal traders and taxi
associations and operators.
Ketan Patel from BI Architects and
Space Planners was engaged on the initial
development as Project Architect, while
GAPP Architects, BI Architects and Space
Planners were subsequently appointed for the
extension to the centre in 2009.

ygiene is the most important factor to
consider in public bathrooms and the

FACADES CLADDING
The exterior of a shopping mall is always important. It’s the first thing the visitor sees
before setting foot in the mall and is usually visible from kilometres away. The facade
is the face and personality of your shopping mall or centre. And, of course, the facade
provides a number of essential properties.

T
he character of any facade will complete
your design vision and generate energy.
Rhythm and flow will be expressed by
panel shapes, cladding and design
profiles. Materials such as steel, aluminium, Cor-Ten,
and glass – all of which stand the test of time -
will always be available. The extensive variety of
materials, together with the various colours they are
available in, add visual quality and interest, all with
the power of expression.
Facade systems comprise the structural elements
that provide lateral and vertical resistance to
wind and other actions, and the building envelope
elements that provide the weather resistance and
thermal, acoustic and fire resisting properties.
The type of facade system that is used depends
on the type and scale of the building and on
local planning requirements that may affect the
building’s appearance in relation to its neighbours.
For example, brickwork is often specified as the
external facade material, but the modern way of
constructing the inner leaf consists of
light steel wall
elements (called infill walling) that have effectively
replaced more traditional blockwork.
Other types of facade materials may be
attached to light steel walling, such as insulated
render, large boards and metallic panels. A wide
variety of facade treatments and shapes may be
created using light steel wall, including large ribbon
windows, curved and inclined walls, with projections
such as solar shading or balconies often included.
Facade materials may be mixed to enhance the
aesthetics of the building. It is also possible to pre-
fabricate light steel wall panels with their cladding
pre-attached.
In multi-storey buildings, unitised curtain walling
systems have been developed that are attached
to the floors or edge beams of the primary steel
structure. Steel and glass is also widely used
in facade and roofing systems, and the local
attachments are in the form of stainless steel
brackets.

 Other interfaces that affect the design of the facade
include the attachment of brickwork to steel edge beams,
the design of projecting balconies, solar shading and
attachments of parapets.
Profiled sheeting with all its different flutes, and
having been around since 1954, is most certainly the
most effective source of cladding. There will always
be an affordable space for this in the industry.
Factors impacting
facade choice
The building facade has a significant impact on
the environmental and economic performance of
buildings and projects.
The specification of their elements at the early
design phase depends on numerous technical,
environmental and economic factors and involves
several stakeholders. The procurement and delivery
of the facade work package from the early design
phase, through detailed design and manufacture,
to installation is a process with several inherent
risk factors due to the involved cost, technical and
engineering complexities and its position on the
critical path in all projects.
The complexity of specification at the early design
phases is exacerbated by factors such as the
inadequate technical knowledge of stakeholders
involved in the decision making process, the non-
involvement of building facade consultants, the late
involvement of specialist facade subcontractors
and, in a few cases, by some commercial exclusivity
agreements that restrict specification decisions.
Aesthetic appearance is very important but what
is the most economical and affordable will be the
final product and outcome on any design.
Stalcor Facades points out that versatility,
longevity (i.e. colour retention and fade), and
propensity to corrosion are all factors that architects
will take into account when selecting materials for a
building’s facade.
Alubond aluminium composite cladding, available
from Stalcor, is such an aesthetically versatile
material that just about anything can be done when
using it, such as curving, bending, colour matching,
specialised design perforations, backlighting and
more.

Global Roofing Solution’s (GRS) pierced
fixed range consists of several popular purpose
design profiles, including the tranquil Victorian style
Corrugated 10.5 and inverted box rib shapes,
IBR 686 & 890, Nu-Rib 762 and BR7. These
well-established designs offer optimum strength,
mass and load-span characteristics compared to
alternative profiles and still remain the most cost
effective solution.
Fitting these profiles on a building with the
broad flute out allows one to achieve fixing on the
Light Steel Frame (LSF) or girt section without any
movement. Renowned Brownbuilt™, established
in 1964, with its narrow thin flutes is still used
as a facade option. This classic and well-known
concealed fix sheeting system is available upon
request and also for site-rolling in neighbouring
countries (subject to minimum order quantities).
Some of the biggest advantages of these profiles
are the options of colour availability and the choice
of an affordable profile meeting your requirements.
The coatings exhibit excellent formability and
elasticity to facilitate roll profiling and bending
operations without damage to the paint coating
appearance required.
As Stalcor warns, another aspect that is often
overlooked is what products are suitable in the
event of a fire and this must be taken into account
when specifying. Stalcor’s Alubond aluminium
composite cladding has two types of internationally
certified fire rated panels, namely Euroclass B (or

 FR-B1) and FR-A2. The low percentage of mineral
core in an FR-B2, just 15%, means that this can
hardly be classified as a fire rated panel when on
a facade. With Alubond FR-A2, however, along with
the right substrate system, a 3 hour fire rating can
be achieved.
How have trends for in
shopping mall facades
and cladding changed
over the years?
Besides increasing the performance of the
existing building and reducing effective time on site,
cladding an outdated building can ‘transport’ it from
the previous century and bring it up to date with
current trends. Many new buildings exhibit these
systems because they make sense and are the way
environmentally conscious developers are moving.
Naturally, the initial outlay is offset with the savings
achieved in consumption and maintenance bills in
the longer term.
Increasingly, landlords, asset managers and
tenants are embarking on a holistic property

portfolio greening strategy in order to reap the
full financial benefits relating to all aspects which
impact on the environment. These include categories
such as water management, recycling of materials,
materials used when refurbishing a building, and
active awareness management, among others. More
and more these role players are looking to their
property managers to provide them with a one-stop
solution involving not only energy management,
but also action plans in regard to other categories
which have an impact on the environment.
New materials mean that we have transitioned
from plain painted surfaces that need constant
maintenance to aluminium composite panels
that allow for an always vibrant, new look. ACP
encourages creativity and often makes it possible.
Facades no longer need to be monotonous, as 3D
looks can be created, and shapes and patterns can
be perforated. Glazing and curtain walling has also
been a big player in design, allowing for natural
light into buildings.

aguar Land Rover Constantiaberg, which
is part of SMG network, and William
Simpson’s new Jeep, Fiat and Alfa Romeo
dealership are both major motor retail
groups in South Africa and their new two-storey
premises were designed by architects Reynolds
& Associates, together with Smuts and Boyes
Architects, to provide state-of-the-art showrooms
and service facilities.
As fire safety is a vital part of the design,
specialist consultants and fire engineers Sparq
Consulting, were appointed to provide all consulting
services on HVAC and fire engineering to both
dealership projects to ensure the systems met the
relevant construction and safety requirements.
SE Controls Africa was specified by Sparq to
provide the range of actuators and control solutions
for the smoke control systems used at both JLR
Constantiaberg and William Simpson.
Although the smoke control system operating
principles are the same for both dealerships, each
required tailored solutions due to the individual
building design and layout in relation to access
doors, escape routes and automatic opening vents
(AOV).
At JLR Constantiaberg, the system uses 30 SECO
Ni 24 40 twin chain actuators and 9 SECO Ni 24 40
single chain actuators, all with 600mm stroke length

to open the high-level automatic window vents.
Two SE Controls automatic door openers are also
installed on a double door, which is used to provide
inlet air in the event of a fire.
In normal operation, the doors use mag-lock to
provide security when the dealership is closed, but
these are de-activated using key switches during
business hours and re-activated at night. When the
smoke vent system is triggered, they are released
allowing them to open automatically. Six SHEVTEC
control panels and OSLink cards control the
operation of the AOVs and doors, while a manual
control point is also installed as an over-ride for use
by fire service personnel.
At William Simpson, the system uses 20 SECO
Ni 24 40 twin and 3 SECO Ni 24 40 single chain
actuators together with six automatic double door
openers and mag-locks, which are installed on the
building’s three double access doors.

Shopping Centre
T
he Square, a shopping centre in
Ladysmith, has just opened and
represents the largest tile adhesive
project for Sika SA to date, covering
a total of 11 880m² of floor and wall tile area
of the mall. Sika recently launched a brand
new tile adhesive range, including a porcelain
adhesive product which was ideal for this
particular project.
SikaCeram-200 Porcelain was the tile
adhesive used for all floor tiles throughout
the mall, as well as the walls in the
passages leading to the bathroom areas.
SikaCeram-200 Porcelain is a single
component, pre-packed tile adhesive mortar,
combining cement with selected grades of

sand and synthetic polymers. SikaCeram-200
Porcelain tile adhesive is easily mixed with
water to produce a smooth, thixotropic, tile
adhesive for thin or thick-bed application.
In addition to the interior finishes, the
project also required waterproofing of the
outside walkways and entrance. Cemflex
(250lt), an acrylic based emulsion was
the simple solution, chosen for its ease of
application and efficacy. It improves the
water resistance and adhesion of Portland
cement based composites. It is watertight
and has good abrasion resistance, ideal for
the general wear and tear caused by foot
traffic.
For minor patch repairs incorporated into
the screed mix, Sika Latex® was the product
chosen and is a synthetic rubber emulsion.
The product is suitable for use in tropical
and hot climatic conditions. It is known to
have extremely good adhesion, reduced
shrinkage, greater flexibility and excellent
water resistance.
Sikaflex®PRO 3i is a one part, moisture
curing, elastic joint sealant that was used
for the expansion joints of the floor in the
interior section of the mall. This multipurpose
floor joint sealant is suitable for movement
and connection joints in floors, joints in
contact with potable water and indoor and
outdoor applications for pedestrian and
traffic areas.

S
pecifying products that are fit for
purpose is key. For tiled floors, this
means selecting a tile that is well suited
to high traffic and cleaning frequency,
with superior strength and scratch resistance,
conforming to a PEI 4 or 5. Consideration should
be given to wearability and if the finish is fit for
purpose in terms of the installation area, i.e.
covered or exterior, wet areas such as bathrooms,
or back of house. Floor tiles are given an anti-slip or
slip-resistance rating, shown as ‘R’ value (ramp test).
This ‘R’ value ranges from R9, which has a small
degree of slip resistance, right up to R13, which
is the highest slip resistance. A higher R-rating is
required for sloped walkways, access ramps, and
exterior areas that are exposed to the elements.
Clients are generally concerned with having a
good aesthetic appeal which is long-lasting and at
a good price. Additional concerns are centred on
ease of maintenance, cleaning requirements and
acoustics.
Tiles remain a popular choice as they are
extremely durable and available in a variety of
colours and patterns.

In terms of colour, although black is a growing
trend, darker tiles are not advised for high traffic
areas as the colour tends to wear more than lighter
colours, shortening the aesthetic longevity of the
floor.
A trend to watch is combining glossy and matt
finishes to create interest or to use matt tiles with
a textured finish. Coming out of Europe, the look is
semi-polished but with an R-10 rating, making them
suitable for use in uncovered, outdoor areas.
The terrazzo look is evergreen, either as tiles or
as customised decorative flooring systems which are
installed in-situ, then ground and polished to expose
the coloured aggregates.
In terms of installation, a growing trend is to tile
over the existing tiles. This type of project is cost-
effective as there is no removal of rubble, less mess
and is a faster installation overall. A tile-over-tile
installation is therefore ideal for trading concerns.
It must be noted that the existing floors need to be
in good condition and firmly bonded to the surface,
and careful attention must be paid to doorways and
interfaces with other floor coverings.
Using products that are loyal to one another, from
a single source, ensures that the flooring system
is compatible across all levels for best results. TAL

products, subject to some conditions relating to
specification and workmanship.

appropriate mood for their stores.
An outdoor goods store would use
something rustic, a fashion store
something more radical, while franchised clothing or

However, it is important that the product should
be “fit for use” in the intended area. You can, for
example, use the exact same pattern for the main
entrance way and for the quiet jewellery shop in the
corner. Designers need to know about the different

Hugh Krog of Traviata Flooring Systems points out
that technology has changed what is available for
use in these type of environments. It is no longer
the case that concrete and tiles are the only options
from a wear and tear perspective. The advent of
Luxury Vinyl technology, either in interlocking or
glued down options, means you can get any look
you require. This can be traditional timber, stone
and masonry, solid colour, and even patterned
flooring such as herringbone, basket weave, etc.
Traviata currently has two types of flooring that
are well proven for use in retail environments.
The first falls into the category of “Rigid Core”
LVT. Ranges such as the “Firm Fit” and “IsoCore”
are ideal for in store use. These are warm and
quiet under foot, easy to clean and available in
a large variety of patterns. Users of this type of
flooring include Milady’s, Soviet, Drimac, Steers, FNB,
Standard Bank, Mercantile Bank, Spitz, Kurt Geiger,
Ocean Basket and many more recognisable brands.

The second is the new “Tru-Wood” range. This is
12mm thick large format AC5 laminate. Engineered
to perfection this product looks, feels and sounds
like genuine timber but has none of the drawbacks
of solid or engineered wood. It is very highly
scratch-resistant, waterproof, can be used in wet
areas and can be wet washed or steam cleaned
without any fear of swelling or warping. This
product is ideal for high end restaurants where it will
look completely authentic but can totally withstand
the daily scraping of chairs and tables and handle
any spillages.
One of the key benefits that “rigid core” boards
bring to the table when doing refurbishments or
installing new tenants is that these can be installed
with no noise, no mess, no adhesive smells and no
inconvenience to neighbouring businesses. They can
also be installed over any firm surface – even over

erndale on Republic, previously known
as the Brightwater Commons and the
Randburg Waterfront before that, was
initially created as a city waterfront
development – a romantic notion in Johannesburg
in the 1980s. The waterfront element was removed
when it underwent a renovation and became
the Brightwater Commons, which introduced
landscaping and parks to the development, as well
as a flea market.
The Moolman Group has been instrumental
in developing the new scheme, starting with the
refurbishment of the existing cinemas into Kagiso
Media’s new Urban Brew Studios. This project
then served as a catalyst for the upgrading of the
existing buildings as well as the addition of a new
27 000 m2 shopping mall. MDS Architecture was
approached by the Moolman Group and asked
to invigorate the development and rebrand it as
Ferndale on Republic. The new additions increase
the total GLA to about 42 000 m2.
Sean Pearce, a partner at MDS Architecture, says
that while some parts of the existing building will be
retained, others will be demolished to allow for more
efficient parking and to link it with the new enclosed
mall. Landscaping will be a key design principle to
soften the design and help integrate the old with the
new.

We wanted to retain some of the nostalgia
of a waterfront, as well as the greenery and
landscaping. For this reason, greenery
was used as a design ethos.

Republic Road and Hans Strydom, with a quieter
entrance via Cross Street into the neighbouring
Ferndale. “We are trying to create a convenient,
neighbourhood shopping centre providing a
safe, family destination with feature lighting and
pedestrian walkways, with creepers and living green
walls. The large parking lot will be broken up by
red brick paving and landscaped vertical screens,
serving as a strong axial link,” he says. Pedestrians
have much greater prominence and further design
measures are being taken to soften the area.
Large trees from the existing Brightwater
Commons will be relocated to the main entrances to
create strong focal points and connect to the past
development.
The development will feature ‘green lungs’ around
the perimeter where people can relax and enjoy a
safe shopping environment.
The interior will also include a lot of greenery
to soften the spaces. Lighting and signage, floor
tiling and paving will all contribute to a completely
different experience.

ampus Square is a convenience centre
situated on the corner of Kingsway
and University Road, Melville. Anchor
tenants include Pick ‘n Pay, Woolworths
and a new Dischem, while the restaurant offering
includes an upgraded Dros, RoccoMamas, enlarged
Wimpy and a new Nandos. The Centre offers food,
shopping, and convenience all under one roof and
it is loyally frequented by students of the nearby
University of Johannesburg.
The centre was recently extended and the brief to
the architect was to create a very lightweight steel
roof, with sidelights facing south to avoid heat gain.
A curved aspect was required on the sidelights to
create a unique appearance.
The extension of Campus Square was envisaged
in steel from the start. Structural steel trusses
(consisting of angles) at an average depth of 1m
were used to span between 12 – 25m. I-beams were
used where the roof span was less than 12m.
When tying into an existing building, there are
usually unforeseen challenges that arise. With
the extension of Campus Square, the existing
building dimensions were not exact and the on-site
dimensions weren’t measured prior to fabrication,
which lead to the design team requiring additional
brackets that had to be designed to enable the
elements to span from column to column.

Another challenge that arose was that the
designed steel members weren’t always available
when they were needed, which delayed the
construction process. To overcome this challenge
and meet the deadline, a similar sized element was
then identified and specified for the project.
A further challenge was dispensing of water off
the existing roof which had a large number of steps
and angles, together with a new roof which was
higher. A large concrete gutter was then created
between the two roofs, which in turn was used to
support the steel structure.
The roof is undoubtedly an innovative aspect of
the project. The roof was designed according to
the minimum requirements as specified by the code,
which resulted in a very light weight roof. Klip Lok
700 by Global Roofing Solutions was specified for
the 8 000m2 roof.
Fortnightly meetings were held where the
professional team and contractor would discuss
issues, progress and the program to ensure the
project ran smoothly. The end result is a successful
extension of a widely popular convenience centre in
Johannesburg.

n many parts of the world, central banks
and retail banks have been pulling back
from operational activities within the
cash cycle.
This is no different in South Africa with the
Central Bank implementing criteria that tend
to push these operational services further

The Zone @ Rosebank is an integrated mixed-use development in Rosebank, Johannesburg. Consisting of five
buildings with two levels of retail space, a hotel and a 2-storey office tower complex, it is well established as a
shopping, dining and nightlife destination for a broad cross-section of people.

n 2015 The Zone @ Rosebank embarked on a
R500 million revamp project and FS-Systems

This patented Stackdoor® security grille owes its
unique stacking system to its ingenious design; the
grille is constructed from steel slat profiles and solid
steel pins which disappear into horizontal beams.
The aesthetic thin design of the steel slats allow for
maximum transparency when closed.
Another key feature is a unique mechanism which
locks automatically after the grille is closed making
it virtually impossible to forcibly lift it. This anti-lift
design which requires no lock, provides a break-in
delay of up to 15 minutes.
Stackdoor® is specifically designed for restricted
spaces. As the security grille does not roll around its

shoppers have to be encouraged to keep returning
by creating an experience that appeals to them.
“It should come as no surprise that substantially
more than 90% of shoppers say they expect these
spaces to be clean and well-kept. This represents
clear, low-hanging fruit that the retail sector can
grab to remain relevant.”

retailers aim to bolster their cleaning resources there
are also those who invest very little or choose only
to do so at certain times of the year, e.g. just before
an audit is due.
“Overall, the investment in cleaning products
is inconsistent and the staff is often left using
products that are not part of the original cleaning
specification. For a supplier, it’s important to offer
a consistent standard especially when servicing a
chain of the same stores,” says Corder.
Corder points out that throughout the years of

I
n 2015 Creative Collective began to focus
exclusively on Shopping Centre Marketing, with
the aim of becoming the country’s leading
supplier of events, promotions and brand
activations.
Creative Collective played an integral role in the
Menlyn Redevelopment Campaign (2013 - 2016)
with its strong focus on the customer experience.
Founder Maia Jordan explains that the company’s
job was to make shoppers feel at home in the newly
refurbished centre. “Our campaigns included the
Grocery Avenue launch, featuring JSomething and
Suzelle DIY (Gold Footprint), and the Christmas in
Paris Campaign – with a pop-up Patisserie and
Concierge Staff,” she says.
Among 2015’s highlights, the Nelson Mandela
Square Relaunch saw Creative Collective delivering
a 360º service, from conception to execution.
The Westgate Super Regional Shopping Centre
Redevelopment Campaign, including Westgate’s
rebranding, was handled by Creative Collective.
The relaunch went on to win two Gold Footprint
Awards for the #WestgateCares Campaign (Digital
Marketing Category) and the Walk a Mile in her
Shoes (Community Relations Category) campaign.

The window vac can be used with one hand.
An advantage is the relatively low machine
weight of 750g – similar to a tablet PC.
The on/off switch on the outside of the
handle can be operated conveniently
with the thumb. The 200ml dirty water tank
is designed for both horizontal and vertical
use without dripping. After use, it is
simply removed from the machine and
washed with clear water or cleaned
in a dishwasher.
The battery run time with one
charge is about 30 minutes, which
is sufficient for an area of about
110m². An LED display above the
on/off switch shows the remaining
energy reserve. The battery can
be changed for long periods of
use with minimum or only short
interruptions.
The new model is available in two
versions, the WVP 10 with one battery
and a standard battery charger (185
min charging time) and the Adv version
with two batteries and a 60-minute
quick charger. This version features a
second, narrower suction lip (170 mm),
which is ideal for narrow surfaces such as
windows with bars.
