Tenants paid the entire electric bill for themselves and the entire property, Landlord hereby

Both parties being in agreement that no other written or oral rental agreement exists, the above

NOTICE OF CHANGES IN TERMS BY WHICH YOU HOLD THE RENTAL PROPERTY

PORTERVILLE CA93257, bare land for the purpose of storage and pasture.

Having obtained for my self in my own capacity an exclusive Leasehold with absolute right to
sub-lease over the entirc property at l83l N LIME ST, PORTERVILLE, including the portion
which you conhol as described above, you are hereby notified that he constnrctive rental terms
under which you have held this property with the previous landlord are unacceptable. I require
the enclosed California Commercial Lease Agreement which will require your
signatures and other performance if you intend to continue use the above described property.
These are the only terrrs which I am offering for the above described property.

California Com mercial Lease Agreement
This Commercial Lease Agreement ("Leasen) is made and effective APRIL 16 2010*. by and between
Nicklas Hoffman ("Landlord'\ and Courtnev Gillespie & Melody Castillo("Tenant'\

Landlord is the Holder of land legally described as follows: the south I 20 feet of the prooertv known as I 83 I N
LIME ST. PORTERVILLE. CALIFORNIA.

Landlord makes available for lease that portion of the of the property for storage. Landlord desires to lease the
Leased Premises to Tenant, and Tenant desires to lease the Leased Premises from Landlord for the term, at the
rental and upon the covenants, conditions and provisions herein set forth.

THEREFORE, in consideration of the mutual promises herein, contained and otheriood and valuable
consideration, it is agreed:

l. Term.

A. Landlord hereby leases the Leased Premises to Tenant, and Tenant hereby leases the same from Landlord, for
an "lnitial Term" beginning APRIL 16 2010 and ending JULY l5 2010. Landlord shall use its best effo*s to give
Tenant possession as nearly as possible at the beginning of the Lease term. If Landlord is unable to timely proyide
the Leased Premises, rent shall abate for the period of delay. Tenant shall make no other claim against Landlord for
any such delay.

B. Tenant may renew the Lease for one extended term of 90 DAYS. Tenant shall exercise such renewal option, if
at all, by giving written notice to Landlord not less than ninety (60) days prior to the expiration of the Initial Term.
The renewal term shall be at the rental set forth below and othenvise upon the same covenants, conditions and
provisions as provided in this Lease.

2. Rental.

A. Tenant shall pay to Landlord during the Initial Term rental of $1,800. per QUARTER year, payable in
instatlments of $OOO. per month. Each installment payment shall be due in advance on the FIFTEENTH day of
each calendar month during the lease term to LANDLORDS AGENT, or order at such other place designated by
written notice from Landlord. If rent is not paid on or before the due date l0% shall be added and an additional
l0% for each l0 days thereafter. The rental payment amount for any partial calendar months included in the lease
term shall be proratld on a daily basis. Tenant shall also pay to Landlord a "Security Deposit" in the amount of
s1,500.

B. The rental for any renewal lease term, if created as permitted under this Lease, shall be determined upon notice
of intent to renew from tenant.

3. Use

Notwithstanding the forgoing, Tenant shatl not use the Leased Premises for the purposes of storing, manufacturing
or selling any eiplosivei nammaUtes or other inherently dangerous substance, chemical, thing or device.

4. Sublease and Assignment.


Tenant shall not trave ttre right without Landlord's consenf to assign this Lease to a corporation with yq"h Tenant

or more waivers by Landlord or Tenant shall not be construed as a waiver of a subsequent breach of the same
