BUILDING FACILITY
INFORMATION MANAGEMENT
MODELLING (BIM) (FM)

An umbrella term under which a wide

A set of interactions between policies, range of property and user related
functions are brought together for
processes and technology to produce a
“method for managing importance of the benefit of the organization and its
employees as a whole included multiple
building design and project data in digital
format or virtual through the building disciplines to ensure functionality,
comfort, safety and efficiency of the built

environment by integrating people, place,
process and technology.
WHAT IS THE RELATIONSHIP BETWEEN
BIM & FM

BIM emerged in the construction site

of the built environment sector but
FM will not be ignored because FM
can help to stakeholder in any
building life cycle project especially
the construction project completed
(Post Construction Phase).

The integration between BIM and FM

The proposition that BIM data have many positive effects and
captured during the project lifecycle benefit as it capable of helping
could improve the efficiencies of Facilities Managers to efficiently
facility management functions. manage building, assets, and facilities.

BIM data and information collected

during the building lifecycle will
reduce the cost and time required to
collect and build FM systems.
FUNCTION OF BIM

• To design and document building and infrastructure designs. Every detail of a

building is modelled in BIM.
• The model can be used for analysis to explore design options.
• To create visualizations that help stakeholders understand what the building
will look like before it’s built.
• To generate the design documentation for construction.
ADVANTAGE & DISADVANTAGE OF BIM

ADVANTAGE DISADVANTAGE

• Better planning and • Incompatibility with

design partners
• Fewer reworks • Legal issues
• Saving on materials • Cost of software
• Support for • Lacks of experts
prefabrication
CURRENT SCENARIO USING BIM
SOFTWARE
AUTODESK

• Autodesk software has been used in many field, and on projects from the One
World Trade Center to Tesla electric cars.
• Best known for AutoCAD, but now develops a broad range of software for
design, engineering, and entertainment, and a line of software for consumers,
including Sketchbook.
• The model-based approach increases efficiency within individual organization
and truly shines during coordinated project delivery.
BENEFITS FOR USING BIM

• The wealth of information that’s easily accessible about project sites has
expanded greatly with better mapping tools and images of Earth.
• BIM drawing tools being faster than 2D drawing tools, and each object is
connected to a database.
• BIM is not just 3D design, but it’s a process for creating and managing project
data.
• Increasing number of simulation tools that allow designers to visualize such
things.
• Time and budget savings for building and infrastructure projects.
• BIM toolset helps automate clash detection of elements such as electrical
conduit or ductwork that run into a beam.

CONCLUSION

• BIM is emerging as an innovative way.

• The appearance of this BIM has led to a positive effects.
• BIM is a representation of a new paradigm in the Architecture, Engineering, and Construction (AEC).
• Until now, BIM has greatly expanded from the construction up to the design of buildings that can be
built
• FM must be applied in the development of this technology if BIM is about the life expectancy and
lifetime costs of a building, knowledge and expertise in the profession.
