KNOW ALL MEN BY THESE PRESENTS:

That I, ELVERIO P. BINI, Filipino, of legal age, married to MARGARITA M. BINI,

Filipino of legal age, and resident of Blk. 9-C, Lot 04, Area 1, Phase III-C, Kaunlaran Village,
Caloocan City, am the lawful and registered owner / awardee of a certain parcel of land, and also
including all the improvements erected thereon, and only 35 sq. meters, to be MORTGAGED
TO THE RECIPIENT, which is more particularly described as follows:

“Blk. 9-C ; Lot 04

Area 1 ; Ph. III-C

Dagat – Dagatan, Caloocan City, with an area of 35 sq. meters to be MORTGAGED, and
also including all the improvements erected thereon.”

That for and in consideration in the sum of ONE HUNDRED THOUSAND PESOS (Php.
100,000.000), Philippine Currency, receipt of which is hereby acknowledged and confessed to
my entire satisfaction, I, the MORTGAGOR / BORROWER WITH SECURED PROPERTY,
hereby MORTGAGE and LOAN AGREEMENT SECURED BY PROPERTY the above
described portion of lot specifically the Blk. 9-C, Lot 04, Area 1, Ph.III-C, Dagat-dagatan,
Caloocan City. Therefore, the MORTGAGEE who MR. ELVIRIO P. BINI has the right to get
the property mortgaged by mortgagor if Mr. Elvirio P. Bini will not comply to pay his debt with
MORTGAGEE.
