Reviewed for compliance under: 2017 OBC and ICC A117.1-2009 with modifications in OBC 1112.0.
Work not included in this approval: Pool, Fire Alarm, & Fire Suppression
Separate permits required for these items.
Use/Occupancy Group: The building is separated by a 3 Hr. barrier (Podium Building).
Occupancies below the podium are S-2 (parking garage), B, A-2, or M.
Occupancies above the podium are R-2 dwelling units with A-3 spaces.
Construction Type: I-A, Below 3 hour podium
III-A, Above 3 hour podium
Description of work: New Construction of 6 story w/basement podium building. Gross area for all stories is 279,913 S.F. Floor area varies per story. Building includes 2 levels of for parking, pool,
courtyard, diesel backup generator, amenity areas (assembly), and fitness center. A walk out terrace provided on the second floor is accessible only to maintenance personnel and to the enclosed boundaries
provided to the adjacent dwelling units. The vacant spaces below the podium will require a separate permit for occupancy. Tenant usage may require additional MEP requirements not validated under this
permit.
Conditions of the occupancy: 1.In accordance with section 1001.4 Fire Safety and Evacuation Plans must be provided for all occupancies and buildings, such fire safety and evacuation plans shall comply
with the applicable provisions of sections 401.2 and 404 of the fire code and be approved by the division of fire.
2.Separate occupancy permits required for vacant spaces on first floor.

Above podium gross occupants: 1,890

Additional permits may be required. Permit holder is responsible to obtain all required permits and inspections including the final inspection . Failure to obtain
final inspections for all work may result in the expiration of this permit as outlined below.
EXPIRATION
In accordance with Section 105 of the Ohio Building Code/Residential Code of Ohio and Section 4113.03 of the Columbus Building Code, a permit/plan
approval is invalid if construction, erection, alteration or other work upon the bulding has not commenced within 12 months of the approval of the
permit/plan approval OR if during the course of construction, work is delayed or suspended for a period of more than 6 months. Any request for an extension
must be submitted at least 10 days in advance of the expiration of the permit/plan approval.
