RENTAL AGREEMENT

This RENTAL AGREEMENT is made and executed on this 01st day March 2020 at
Bangalore

HEREINAFTER CALLED the “LESSOR” which term shall mean and include all his heirs,
legal representatives administers, executors and assigns) of the ONE PART.

HEREINAFTER CALLED the "LESSEE" (which term shall mean and include all his heirs,
legal representatives’ administrators, executors and assigns) on the other part.
WHEREAS, the LESSORs the Absolute OWNER and well possessed of the immovable
property namely Survey no. 61/3 and 61/5 situated in Mantana Kurji village,
Soladevanahalli Grama Panchayat, Nelamagala Taluk, Bangalore-560024 with the
amenities, fittings and accessories described hereunder in the schedule and which
property be hereinafter called referred to as the "SCHEDULE PROPERTY".
WHEREAS the LESSEE herein approached the LESSOR and offered to take on RENT the
SCHEDULE PROPERTY of 5000 sqft and the LESSOR accepted the said offer and agree
to Rent out the same to the LESSEE and in pursuance thereof the parties herein
entered into this agreement as hereunder.

NOW THIS INDENTURE WITNESSETH:


That, the LESSOR has rent out and the LESSEE has taken on Rent on this day the
immovable property namely 5000 Sqft of land bearing Survey no. 61/3 and 61/5
situated in Mantana Kurji village, Soladevanahalli Grama Panchayat, Nelamagala
Taluk, Bangalore-560024, which is more specifically described hereunder as the
schedule of the property, and hereinafter be called and referred to as the schedule
property, on the following terms and conditions.

1) DURATION: The tenancy shall be for a period of Eleven (24) months only
commencing from 01.03.2020. The same may be renewed after 24 months
subject to terms and conditions as mutually agreed upon between the LESSOR
and the LESSEE.

2) RENT: - The LESSEE shall pay a sum of Rs.25000/- (Rupees Twenty thousand
only) per month as rent for the premises to the owner. The rent for each
English calendar month shall be paid on or before 5th day of the following
month. After 12 months, the rent will be Rs.22000/ thereafter as mutually
agreed.

3) DEPOSIT: The LESSEE has paid an amount of Rs.2,50,000/- (Rupees Two Lakh
Fifty Thousand Only) by way of cheque number (“623169”) to the lessor as an
interest free security deposit for due performance of obligations as LESSEE.
The LESSOR shall hold the security deposit free of interest and shall refund the
said deposit immediately in the same manner in which it has been received at
the time of delivery back of vacant possession of the premises by the LESSEE
to LESSOR.

4) PURPOSE:-The LESSEE shall use the schedule premises for storage purpose of
Industrial oils, Industrial Solvents, Biofuel, Bio diesel, Building materials,
scraps, machinery and machinery parts only

5) BAR ON SUB-LETTING: The LESSEE shall not sub-let, re-let or part with
possession of the schedule premises or any part or portion this of to/or in
favour of any person/s on any term or conditions

6) ADDITIONS AND ALTERATIONS: The LESSEE shall keep the schedule premises
in good and tenantable condition. The LESSEE shall be installing tanks for
storage of industrial oils in the schedule premises. The LESSOR shall level the
approach road using JCB for uninterrupted movement of trucks.

7) USE OF PREMISES: The LESSEE shall use and enjoy the property with utmost
care and caution without any damage to the property. The LESSOR shall be
entitled to deduct such amount/s to make good the loss from and out of the
advance / deposit with the LESSOR and/or shall also be entitled to recover the
same from the LESSEE in this behalf.

8) DELIVERY BACK OF POSSESSION: On termination of the tenancy period, the


LESSEE shall deliver back vacant possession, of the schedule property to the
LESSOR in the same condition in which it was let out subject only to change by
natural wear and tear. The LESSEE shall not remove / cause to remove change
/ cause to change any of the fittings and fixtures or their place or position.

9) PROVISION FOR EARLIER TERMINATION: In the event of the LESSEE failing to


pay the rent for a period of two months consecutively or committing breach of
any other terms and conditions of tenancy, the LESSOR shall be entitled to
terminate the tenancy and re-enter upon the premises. The Lease may be
terminated by either party by giving two (3) months’ notice in writing.

10) PROPERTY TAX: The LESSOR shall bear and pay the property taxes, rates and
cesses payable to the Government authorities concerning the land.

11) Guest house: The LESSEE and/or his representatives shall be using the Guest
house for computer usage and billing purpose as discussed with LESSOR.

12) ELECTRICITY The LESSOR shall bear and pay the charges for Electricity upgrade
from single phase to 3 phase as per Besom charges.

13) NOC: The LESSEE shall obtain NOC from Electricity board, Shop Act Licence,
Gram Panchayat NOC, GST Registration and other Government department
NOC’s whichever is required for trading business of the above said materials.

SCHEDULE

All that piece and 5000 Sqft of property bearing Survey no. 61/3 and 61/5
situated in Mantana Kurji village, Soladevanahalli Grama Panchayat,
Nelamagala Taluk, Bangalore-560024 consisting of 1 Guesthouse .

IN WITNESS WHEREOF BOTH THE LESSOR AND THE LESSEE HAVE SET THEIR
RESPECTIVE SIGNATURES TO THIS RENTAL AGREEMENT ON THE DAY, MONTH
AND YEAR FIRST ABOVE MENTIONED.
