DIVISION 1.0
GENERAL REQUIREMENTS

1. SCOPE OF WORK
The work consist of furnishing all materials, equipment, supplies, labor,
supervision and transportation necessary to construct the New
Construction of Four(4)-Storey Bldg.,in strict accordance with the contract
drawings and described by or referred in these specification in every
respect to the reasonable satisfaction of the City Engineer and the
Owner/Procuring Entity.

The complete construction of 4 storey building structure. This covers the


following and all works describe in the Architectural and Engineering
plans as well a the Technical Specifications.

2. WORKMANSHIP

All works shall be done by skilled and competent men who regularly engage or
specialize in the type of works specified.

3. EXAMINATION OF SITE

3.1 Examine site premises and all conditions therein. Consider all such conditions
that may affect work.
3.2 Measure any existing work/structures at site. Verify all given dimensions.

4. PROTECTION OF WORK AND PROPERTY

4.1 Provide adequate and competent watchmen to guard the site premises from
commencement of operations until the project is fully completed.
4.2 Provide adequate protection for the following existing elements.
4.3 Protect adjoining structures and properties.

5. PROJECT COORDINATION AND SUPERVISION

5.1 The Contractor shall be responsible in coordinating the various trades


including sub-contract work.
5.2 The Contractor shall provide full and adequate supervision of all works by
competent and efficient Engineers and Architects.

6. SUBMITTALS

6.1 The Contractor shall submit the following documents to the City Engineer and
Owner.
a. List of estimated quantities & corresponding values
b. Schedule of construction work
c. Shop drawings for details and corrections not shown on the drawings but
required for the works.
d. Sample of finishes and contractor furnished materials.

7. TESTS

The Contractor shall be responsible in obtaining laboratory test for materials


whenever directed by the City Engineer or his duly authorized representative.

8. MATERIALS

All materials to be used and equipments be installed shall be brand new and of the
approved type of their location and purpose.

9. CONTRACT CLOSE OUT

9.1 The Contractor is required to submit to the City Engineer or his duly
authorized representative the following prior to the final acceptance of the
work:
a. As-built drawings.
b. Guarantees and bonds for all materials and equipment

9.2 Clean the premises and remove all stains, blemishes, dirt and oil from all
finished works.

DIVISION 2.0
SITE WORKS/EARTH WORKS

1. CLEARING

1.1 GENERAL
The work shall include the removal of all superficial obstruction on the site
within the boundaries as shown in the drawings.

1.2 MATERIALS
All materials and equipment required execute specified works on this section
as approved by the City Engineer or duly authorized representative.

1.3 EXECUTION

1.3.1 CLEARING AND GRUBBING


a. Remove all stumps, roots and boulders shall be cleared and disposal off
unless otherwise directed by the engineer.
b. Trees unless otherwise directed by the Architect or Engineer shall be
cut as near as possible to ground.
c. Holes left by stumps or roots shall be filled with suitable material.

2. EXCAVATION, FILLING AND BACKFILLING

2.1 GENERAL
The contractor is required to perform all excavations, regardless of the
character of materials within the limits of the work, correct to the specified
lines and grade.

2.2 MATERIALS
a. Topsoil – separate and deposit in piles all excavated materials suitable for
topsoil uniformly over finished surface grade.
b. Common Fill - site excavated material free from roots, stumps and other
perishable or objectionable matter.
c. Select Fill – crushed gravel, crushed rock or combination thereof.
d. Placing Fill – before placing fill materials, the surface upon which it will be
place shall be cleared of all bushes, scrubs and roots and thoroughly wetted
to insure good bonding between the ground and the fill materials.

e. Compaction – fills shall be fully spread in horizontal layers of not more than
150 mm in thickness. Each layer shall be wetted and compacted by approved
mechanical compaction machine, roller or portable, to a density of at least
95% of its maximum density for non cohesive soils as determined by AST
Method D-1557 or AASHTO Method T-120.

3. SOIL POISONING

3.1 GENERAL
Immediately after back filling, soil poisoning shall be applied as herein
specified.

3.2 MATERIALS
Use approved soil poison as recommended by the Architect.
3.3 EXECUTION
Soil poisoning treatment shall be applied in accordance with the precautions
and instructions on the label or as directed by the Architect or Engineer.

4. PILE DRIVING

Piles shall be driven to maximum penetration or 75 metric tons pile bearing


capacity where the butt elevation is not lower than the existing ground level.

5. DISPOSAL OF EXCESS MATERIALS

Any excess materials resulting from the finish graping operations, not required or
unsuitable for fill or back fill shall be disposed of by the Contractor at his
expense.

DIVISION 3.0
CONCRETE AND MASONRY WORKS

1. CONCRETING

1.1 GENERAL

1.1.1 SCOPE OF WORK – the work includes cast-in-place, concrete construction,


complete.
a. unless otherwise specified herein, furnish all materials and equipment
and perform labor required to complete proportioning, mixing
depositing, curing and finishing or cast-in-place concrete.

1.1.2 PROTECTION AND STORAGE


a. CEMENT
Store in dry, water tight, properly ventilated structures to prevent
deterioration and contamination cement that is caked, partially set,
deteriorated or contaminated shall be rejected.
b. AGGREGATES
Store in suitable place to prevent inclusion or foreign matter and in
manner that will afford good drainage.

1.1.3 DESIGN STRENGTH


All strength of concrete shall be as indicated in the drawings.

1.2 PRODUCTS

1.2.1 MATERIALS
a. Portland cement conforming to ASTRA C-150 “Standard Specifications for
Portland Cement”.

b. COARSE AGGREGATES
Well graded, clean, hard particles of crushed or rock not larger than ¾ of
minimum clear spacing between reinforcing bars, bundle bars, and in no
case larger than 33 mm in diameter.
c. FINE AGGREGATE
Clear washed natural sand.
d. WATER
Clean and free from oil, alkali, organic materials or other substances
deleterious to concrete or steel.
e. STEEL REINFORCEMENT
Structural grade deformed bars - sizes as indicated on the drawings.

1.2.2 CONCRETE PROPORTIONS AND CONSISTENCY

a. PROPORTIONS
Shall be in general following the ACI Standard Recommendation for
Selection of Proportions. For concrete (ACI 613), the mixture shall have the
adequate workability and proper consistency to permit concrete to be
worked properly into the forms and around reinforcement.

1.3 EXECUTION

1.3.1 MIXING CONCRETE


a. Hand mixing is strictly not allowed except in case of emergency.
b. Machine mix all materials in a mixer approved size and type that will
ensure uniform distribution of materials throughout the mass.
c. Place material in mixer in such a way that the lot batch of concrete
materials shall contain sufficient excess of cement, sand and water to wet
the inside of the drum without reducing the cement content of the mix to be
dishonored.
d. Never permit re-tempering of concrete.

1.3.2 DEPOSITING CONCRETE


a. PREPARATION
a.1 Secure inspection and approval of all forms and placements of
reinforcement prior to concreting.
a.2 Clean all forms, reinforcement and other materials that will come into
contact with the concrete. Moisten the subgrade that will receive a
concrete slab. Remove all water in the place of deposit.
a.3 On construction joints, roughen, clean and remove all loose particle
and foreign matter. Slush the surface with a rich grout coat of neat
cement. Pour the concrete before the grout was set.
b. CONVEYING AND PLACING
b.1 Convey and place the concrete mix to the place on final deposit by
method that will prevent segregation by re-handling, flouring or loss of
material.
b.2 Conduct concreting operations at such a rate that the concrete that has
partially hardened, contaminated or re-tempered.
b.3 Limit the free vertical drop of concrete to 1.50 meter.

1.3.3 Floor system shall be convention slab & beams with removable steel form.
After removal of steel from finishing and retouching of concrete slab shall be
undertaken.

1.3.4 CURING
a. Keep concrete continuously wet for at least 7 days after placing.
b. Begin curing as soon as concrete has attained initial set.
c. Spray horizontal and vertical surfaces with an approved curing
composed.

1.3.5 REPAIR OF CONCRETE


a. IMPERFECTIONS
a.1 Complete repair within 24 hours after removal of forms.
a.2 Secure approval of the Engineer or Architect for all materials and procedure to
be done in the repair work.
a.3 Remove tins neatly from the exposed surfaces.
a.4 Remove damaged or honeycombed concrete and replace with concrete fully.
b. LARGE BULGES
Remove large bulges and abrupt irregularities by bushing, hammering and
grinding.
c. Use drypack to fill holes left by the removal of form ties and for narrow slots
cut for repair of cracks. Never use drypack for filling beyond reinforcement
nearest the surface.
d. Use mortar filling under impact of mortar gun for the holes too shallow for
concrete filling and these holes shall be deeper than the far side of the
reinforcement nearest to the surface.
e. The cost of all materials, labor and equipment in the repair of all concrete shall
be borne by the contractor.

1.3.6 USE OF FORMS


a. Forms to confine and shape concrete shall have sufficient strength to withstand
pressure from placement and vibration of concrete, forms or exposed surfaces
shall be lined w/ form grade plywood and be sufficiently tight to prevent loss of
mortar from the concrete.

1.3.7 CONCRETE FINISHES


Perform concrete finishes as indicated in the drawings. Prepare concrete floors
in proper elevation and surface preparation to receive the specified finishes.

1.4 INSPECTIONS
Proportions, mix, and place concrete only in the presence of the engineer.
Notify the engineer in advance to provide ample time for inspection of
reinforcing steel bars before any mixing and placing of concrete is commenced.

1.5 TEST SAMPLES


A set of concrete cylinders samples shall be taken by the contractor for each 50
Cubic meter of concrete. A set comprises 4 samples taken at random. Those
samples shall be tested at 7, 14, and 28 days the 4th sample shall be tested only
if there is doubt.

2.0 MASONRY

2.1 GENERAL
Scope: furnishing of all masonry works, complete as shown and specified
in the drawings.

2.2 PRODUCTS
a. Masonry Units 100mm x 200mm x 400mm and 150mm x 200mm x 400mm
steam cured 700 psi minimum.
b. Mortar: One part Portland Cement to 3 part sand.
c. Reinforcement: Intermediate grade bars conforming to ASTM specification
A15 and of size shown in plans.
d. Wire Ties: 16 Ga. GI wire

2.3 EXECUTIONS
Lay all masonry units, plumb, true to line, and with accurately spaced course,
build solidly each course in Portland Cement mortar. Wedge units terminating
against beam suffets tightly with mortar and reinforcement properly secured to
dowels.

DIVISION 5
WOOD AND CARPENTRY

1. GENERAL

1.1 Scope of work – Furnish all materials necessary to complete wood and
carpentry requirements, as indicated in the drawings and or specifications
herein (Please see detailed plans)

1.2 Material Handling – All materials shall be delivered and handled as to protect
them from damage and deformation, they shall be stored in carpentry work
area.

1.3 All wood materials shall be of good quality and free from any or all kinds of
defects.

2. MATERIALS
2.1 Use 3” x 4” Narra wood for all handrail requirements, see detailed stair plan.
2.2 Use lumber kiln dried, selected with same shade, color, and grain
configuration for Edgings and Mouldings, and shall be with 15% maximum
moisture content only at the time of dressing.
2.3 Adhesive – Use water resistant glue for all lamination and joints.
2.4 Use of 2” x 3” lumber kiln dried for ceiling joists & hangers.

3. EXECUTIONS

3.1 All woodworks shall be true to details, clean in profile and sharply defined.
3.2 Finished woodworks shall be dressed and sanded with joints tight and so
formed to conceal shrinkage.

DIVISION 6
GLASS AND GLAZING

1. GENERAL

1.1 SCOPE OF WORK


The work shall include furnishing of all materials and labor to install all glass
requirements.
1.2 All glass shall be free from imperfections and watermarks and other materials.
1.3 Submittals – Submit 200 mm x 200 mm sample glass panels for Architect’s
approval.
1.4 Protect material from loss, staining and breakage. Damaged materials shall be
replaced by the contractor at his expense.
1.5 The Contractor shall submit for approval shop and/or erection drawing
showing in detail the proposed design, fabrication, and erection of work. No
work shall be started until drawings have been approved by the Architect.

2. PRODUCT
a. Use 6mm thk. Clear glass by “Chain glass” or approved equal for all steel
casement windows.

3. INSTALLATION
3.1 All installation shall be referred to the manufacturer’s recommendation and
instructions.
3.2 Provide allowance for thermal expansion.
3.3 Set glass accurate fit using spacer blocks and resilient sealant.
3.4 Remove glazing compound from glaze and clean both sides after glazing has
been placed.

DIVISION 7
ROOFING WORKS AND MOISTURE PROTECTION

1. SHEET METAL ROOFING AND ACCESORIES

1.1 GENERAL
The works include furnishing of all materials, labor, tool plant facilities and
performing labor to install sheet metal roofing and accessories as shown on the
drawings and specified herein complete.

1.2 SUBMITTALS
a. Submit color sample chip for architect’s approval
b. Warranty
c. Submit shop drawings
1.3 PRODUCT STORAGE AND HANDLING
Follow strictly manufacturer’s instructions and recommended safety tools and
accessories.

1.4 PRODUCT
1.4.1 Pre-formed, Pre-painted single length span cold rolled metal roof sheets –
0.6 mm thk. (GA 24)
1.4.2 Pre-formed, Pre-painted cold rolled metal sheets, 0.8 mm thk. for ridge
rolls, gutters, flushing and counter flushings, same color as roofing sheets.
1.4.3 Easteners – Self drilling metal screws w/neoprene washers, size as
recommended.

1.5 EXECUTION
Install roofing sheets and accessories strictly as per standard sheet laying
procedure by the manufacturer.

4. WATERPROOFING/MOISTURE PROTECTION

4.1 GENERAL

4.1.1 Walls, slab-on-fill, decks and other surfaces subject to continues or


intermittent hydrostatic head or water emission shall be applied with
integral waterproofing.
4.1.2 Surfaces subject to high humidity or dampness but not subject to
hydrostatic pressure shall have water repellant damp courses.
4.1.3 Surfaces subject to water content shall have waterproofing courses.

4.2 MATERIALS

4.2.1 For toilet walls/suspended toilet slabs, use GER-Eurobit 810 Liquid
applied, elastomeric waterproofing membrane or it’s approved equal.
4.2.2 For slabs on fill/. Use GER Eurobit 810 or approved equal.

4.3 EXECUTION

4.3.1 Preparation – surfaces to which waterproofing will be applied, should be


free from dust, frost, loose materials, paint, oil, incompatible curing
agent or any other materials which may impair adhesion. Surfaces
should be smooth and free from honeycombs, protrusions or voids.
4.3.2 Applilcation - Apply according to manufacturer’s Instruction.

4.3.3 Protection – It is essential that the waterproofing is protected from


mechanical damage during subsequent construction work. The
contractor shall take all measures necessary to prevent any damage to
the membrane during subsequent trades.

DIVISION 8
FENESTRATIONS

1. DOORS

1.1 GENERAL

1.1.1 Furnish all the materials, labor and tools necessary to install steel
doors/frames as specified and shown in the drawings.

1.1.2 Submittals
a. Submit shop drawings and secure Architect’s approval
b. Submit actual sample of door jamb for Architect’s approval

1.2 PRODUCT

1.2.1 Doors complete with jambs and design as indicated in the plans
@ Class rooms - 0.9 x 2.1, Hollow-flush type doors
@ Toilets - 0.8 x 2.1, Panel doors
1.2.2 Flush hollow core wooden door – ¼” thk. marine plywood

1.3 EXECUTION

1.3.1 Fabrication tolerance


a. size : -1.5 mm
b. squares : diagonal measurement less or equal 3mm

1.3.2 Installation

a. Fitting clearance at top and sides : 3mm.


b. Bevel slight lock and rail edges.
c. Maintain plumb alignment, and squares of door and jamb.
d. Install door hardware strictly as per manufacturer’s instruction and
tools required.

2. DOOR HARDWARE

2.1 GENERAL

2.1.1 Scope
The work shall include furnishing of all door hardware requirements.
Complete as functionally indicated on the drawings and specified
herein.

2.1.2 Submittals
Submit door hardware and key schedule.

2.1.3 Delivery and Storage


a. All products delivered shall be with intact grade labels and in
original packaging.
b. Products shall be kept in lock and key.

2.2 PRODUCT

a. Door Lockset – “Schlage” U.S. Made or approved equal


b. Door closer – “Schlage” or approved equal

2.3 INSTALLATION

Install all door hardware strictly as per manufacturer’s printed installation


instruction, template and recommended tools.

3. WINDOWS

3.1 GENERAL
Furnish all the materials, labor and tools necessary to install window
requirements.

3.2 PRODUCT

3.2.1 Use Aluminum type fixed louver windows at the hallway side of all
classrooms specified in the detailed window plan.
3.2.2 Jalousie-type windows at the classroom areas fronting the corridors.
3.2.3 Use aluminum type fixed glass window at the hallway side of all
laboratories.

DIVISION 9
FINISHES

1. Plain Cement finish for all the areas except the toilet’s areas.
1.1 GENERAL

1.1.1 Scope – Furnish all materials, labor, tools necessary to install Vinyl tiles
as specified in the drawings and by the Architect.

1.1.3 Job conditions:


a. Install Vinyl tiles after all the other trades, including painting have
been completed.

1.2 EXECUTION

Plain cement topping.

2. CERAMIC TILES

2.1 GENERAL

2.1.1 Scope – Furnish all materials, tools and labor necessary to install all
ceramic tile requirements as specified and as shown on the drawings.
2.1.2 Submit samples for Architect’s approval.

2.2 PRODUCT

2.2.1 @ Toilet walls, use 200 x 200 x 6mm Glazed ceramic tiles by
“Mariwasa” or approved equal. Color is WHITE.
2.2.2 @ Toilet floors, use 200 x 200 x06mm Unglazed ceramic tiles by
“Mariwasa” or approved equal. Color is WHITE.
2.2.3 Setting Materials
a. Floor – Portland cement mortar, 1:6 proportion
b. Wall – Ceramic tile adhesive by “3M” or equal
2.2.4 Grouting - Colored tile grout by ABC, color as selected by the Architect.

2.3 EXECUTION

2.3.1 All surfaces to be tiled shall be inspected as to elevation, plumb,


squareness and alignment prior to execution of the tile works. No
installation be permitted on defective areas until corrections has been
corrected and deemed acceptable to the Architect.
2.3.2 Installation

a. Floor tiles – Cement mortar method


1. Establish lines of border and center field work in both directions
to permit lines to be laid with minimum of cut tiles.
2. Moisten concrete subfloor and sprinkle dry cement prior to
spreading setting bed.
3. Spread mortar cement, Portland cement, with 1:6 proportions and
set floor tiles to required elevation, slope and specified spacing.
tiles shall be tamped solidly onto bed and joints kept paralleled
and straight over the entire installation area.
b. Wall tiles – Adhesive method
1. Follow strictly manufacturer’s instruction and required tools on
setting tiles with adhesive on solid plaster and gypsum board
backing.
2. All tile joints shall be kept straight over the entire installation
area.
c. Grouting
1. Tiles should not be grouted until 24 hours has elapsed from time
of approved installation.
2. Follow strictly, manufacturer’s instructions through out the
installation.
d. Cleaning
All tiles shall be rinse thoroughly. Acid cleanser are not permitted.
3. PLASTERING

3.1 GENERAL

3.1.1 Scope – Finish all materials, labor, and tools necessary to complete all
skimcoating and plastering works required as indicated on drawing
complete.
3.1.2 Submit field sample of test panel for Architect’s approval before execution
of work.

3.2 MATERIALS

a. Portland cement Class 1 conforming to ASTM C-150


b. Washed Sand
c. Clean Water

3.3 EXECUTION

3.3.1 Preparation
a. Surfaces to receive plaster shall be cleaned and wetted thoroughly
b. Previously plastered surfaces to receive corrective plaster coats of
more than 25mm thk. shall be reinforced with metal lath laid firm and
true to plumb and alignment required prior to application of additional
coats.
3.3.2

a. SCRATCH COAT - Apply to a thickness of 10mm and scratch to a rough


coat. Wet surface and keep damp for at least three (3) days. Apply finish coat
3mm thk. seven (7) days after brown coat and keep damp for seven (7) days.
Mortar mix 1:3
b. BROWN COAT – Apply one (1) day after scratch coat to a thickness of
10mm trowel with wooden float and broom lightly. Wet surface and keep
damp for at least three (3) days. Mortar mix 1:3
c. SKIMCOAT/FINISH – Apply to a thickness of 3mm. keep damp for seven
(7) days. Mortar mix 3:4

3.4 WORKMANSHIP

No visible junction marks in the finish coat shall be tolerated.

4. PAINTING

4.1 GENERAL

4.1.1 Scope – Painting contractor shall furnish all materials, tools, equipment,
staging, and labor necessary to perform all painting and finishing work in
connection with the following: all exposed exterior and interior pre-cast walls,
steel windows, metal and wood doors, wood partitions, all metal works,
railings brackets, pipe railing, concrete hollowblock walls, plywood wall,
closets and shelf, and all necessary areas to completely paint the entire
structure.
4.1.2 All types of paints and color to be used shall be subject to the approval of the
Architect and/or the Owner. Samples shall be submitted to the Architect for
approval.

4.2 PRODUCT

4.2.1 all paint and paint materials called for under these specifications shall be
“BOYSEN”, “SINCLAIR” brand or approved equal.
EXTERIOR WALLS

Use Boysen Acrytex Semi-gloss for top coat and Boysen Acrytex primer for
1st coat or approved equal

Painting Schedule – Plain finish, 1st coat Boysen Acrytex Primer, 2nd and 3rd
coat Boysen Acrytex Topcoat (Semi-gloss)

Spreading Rate – 20-25 sqm.per 4 liter can

Drying Time – Topcoat, allow 2 hours before recoating

INTERIOR WALLS

Use Boysen Permacoat Semi-gloss latex

Painting Schedule – Use Permacoat Latex for 1st coat, and Permacoat semi-
gloss latex for 2nd and 3rd coat

Application and Spreading Rate – By brush, roller or airless spray. Spreading


rate shall be 25-30 sqm. per 4 liters can

Drying time – Dries in 20 to 30 mins., recoat in 1 hr.

CEILING FINISHES

Use “Boysen” Permacoat Flat finish

Painting schedule – for 1st coat use Boysen Permacoat Latex # 201, and for 2nd
and 3rd coat use Boysen Permacoat Latex - flat

Application and Spreading rate – by brush, roller or airless spray, 25-30 sqm.
per 4 liter can.

Drying time – 20-30 mins.allowed before recoating

METAL SURFACES

Use “Boysen” Epoxy Enamel or approved equal

Painting schedule – for 1st coat use epoxy primer and for 2nd and 3rd coat use
Boysen epoxy enamel

Application and Spreading rate – by brush or spray, 20-30 sqm. per 4 liter per
coat

Drying time – 2-3 hrs.recoat overnight

4.2.2 All materials for painting shall be delivered at the construction site in
unbroken package, bearing the manufacturer’s brand and name.

4.3 EXECUTION

4.3.1 Before any painting is done all surfaces to be painted shall be clean, smooth
and free from dust, dirt, grease, mortar, rust and other foreign substances. No
coat of paint shall be applied on wet or damp surface and in no case until
preceding coat is dry and hard.
4.3.2 Treat all new masonry with Masonry neutralizer – Boysen Masonry
Neutralizer #44 or approved equal. Leave overnight before rinsing with water
and allow to dry. Refer to manufacturer’s instructions.
4.3.3 Follow strictly all painting schedule, application and spreading rate
instructions, and observe adequate drying time. Refer to manufacturer’s guide.
4.3.4 Cleaning – upon completion of the building, the painting contractor shall
remove all paint spots from all finished work, and leave the entire premises
free from rubbish caused by the work. The works shall be presented clean and
free from blemish. Washing and cleaning of all glazing is incorporated in this
article.

DIVISION 10
SANITARYJ AND PLUMBING WORKS

1. GENERAL

1.1 Furnish drainage, waste and ventilation system, cold water line in accordance with the
plans and specifications – complete.
1.2 Submittals – Submit samples and secure Engineer’s approval.
1.3 All plumbing works included herein shall be executed according to the provisions of
the National Plumbing Code of the Philippines and the National Building Code.
1.4 Coordinate the drawings with other related drawings and specifications.
1.5 All works shall be done under the direct supervision of a licensed plumber and in
strict accordance with these specifications and of the methods as prescribed by the
National plumbing code of the Philippines.
1.6 Any changes of the work shall be prior to the approval of the Architect and the
Engineer.
1.7 The contractor shall be responsible for all the required floor and wall openings
needed for the completion of the work.
1.8 The contractor shall conduct all test required in plumbing works, and shall furnish all
the equipment, appliance, labor, and materials including water necessary for the
satisfactory testing of plumbing works at his own expense.
1.9 The drawings shows the general arrangement of all piping, however where actual
conditions necessities a rearrangements. Because of the small scale of the drawings, it
is not possible to indicate all offsets, fittings and accessories which maybe affecting
all his work and shall arrange each works accordingly, furnishing such fittings, traps,
valves and accessories as maybe required to meet each conditions.

2. PRODUCTS

2.1 For soil, waste pipe and downspout, use Standard size PVC pipes with size as
required and indicated on the plan or as directed by the Architect or Engineer.
Use “NELTEX” PVC pipes or approved equal.
2.2 For drainage and waste pipe venting use “Studor” Air admittance valve or it’s
approved equal. See detailed sanitary plan. (Please refer to Manufacturer’s
manual for installation).
2.3 For cold water line, use POLYPROPYLENE Pipes, Polymutan PN 80 Fusion
pipes made in Germany or its approved equal.

3. EXECUTION

All installations shall be done in workmanlike manner by skilled workmen using


proper tools. All installations herein indicated shall be in strict accordance with
the detailed plumbing plans and Manufacturers recommendation. Refer to
plumbing General Notes as indicated in the plans.

12. EXAMINATION OF SITE

3.1 Examine site premises and all conditions therein. Consider all such conditions
that may affect work.
3.2 Measure any existing work/structures at site. Verify all given dimensions.

13. PROTECTION OF WORK AND PROPERTY

4.1 Provide adequate and competent watchmen to guard the site premises from
commencement of operations until the project is fully completed.
4.2 Provide adequate protection for the following existing elements.
4.3 Protect adjoining structures and properties.

14. PROJECT COORDINATION AND SUPERVISION

5.1 The Contractor shall be responsible in coordinating the various trades


including sub-contract work.
5.2 The Contractor shall provide full and adequate supervision of all works by
competent and efficient Engineers and Architects.

15. SUBMITTALS

6.1 The Contractor shall submit the following documents to the City Engineer and
Owner.
a. List of estimated quantities & corresponding values
b. Schedule of construction work
c. Shop drawings for details and corrections not shown on the drawings but
required for the works.
d. Sample of finishes and contractor furnished materials.

16. TESTS

The Contractor shall be responsible in obtaining laboratory test for materials


whenever directed by the City Engineer or his duly authorized representative.

17. MATERIALS

All materials to be used and equipments be installed shall be brand new and of the
approved type of their location and purpose.

18. CONTRACT CLOSE OUT

9.1 The Contractor is required to submit to the City Engineer or his duly
authorized representative the following prior to the final acceptance of the
work:
a. As-built drawings.
b. Guarantees and bonds for all materials and equipment

9.2 Clean the premises and remove all stains, blemishes, dirt and oil from all
finished works.

DIVISION 2.0
SITE WORKS/EARTH WORKS

6. CLEARING

6.1 GENERAL
The work shall include the removal of all superficial obstruction on the site
within the boundaries as shown in the drawings.

6.2 MATERIALS
All materials and equipment required execute specified works on this section
as approved by the City Engineer or duly authorized representative.

6.3 EXECUTION

6.3.1 CLEARING AND GRUBBING


a. Remove all stumps, roots and boulders shall be cleared and disposal off
unless otherwise directed by the engineer.
b. Trees unless otherwise directed by the Architect or Engineer shall be
cut as near as possible to ground.
c. Holes left by stumps or roots shall be filled with suitable material.

7. EXCAVATION, FILLING AND BACKFILLING

7.1 GENERAL
The contractor is required to perform all excavations, regardless of the
character of materials within the limits of the work, correct to the specified
lines and grade.

7.2 MATERIALS
a. Topsoil – separate and deposit in piles all excavated materials suitable for
topsoil uniformly over finished surface grade.
b. Common Fill - site excavated material free from roots, stumps and other
perishable or objectionable matter.
c. Select Fill – crushed gravel, crushed rock or combination thereof.
d. Placing Fill – before placing fill materials, the surface upon which it will be
place shall be cleared of all bushes, scrubs and roots and thoroughly wetted
to insure good bonding between the ground and the fill materials.

e. Compaction – fills shall be fully spread in horizontal layers of not more than
150 mm in thickness. Each layer shall be wetted and compacted by approved
mechanical compaction machine, roller or portable, to a density of at least
95% of its maximum density for non cohesive soils as determined by AST
Method D-1557 or AASHTO Method T-120.

8. SOIL POISONING

8.1 GENERAL
Immediately after back filling, soil poisoning shall be applied as herein
specified.

8.2 MATERIALS
Use approved soil poison as recommended by the Architect.
8.3 EXECUTION
Soil poisoning treatment shall be applied in accordance with the precautions
and instructions on the label or as directed by the Architect or Engineer.

9. PILE DRIVING

Piles shall be driven to maximum penetration or 75 metric tons pile bearing


capacity where the butt elevation is not lower than the existing ground level.

10. DISPOSAL OF EXCESS MATERIALS

Any excess materials resulting from the finish graping operations, not required or
unsuitable for fill or back fill shall be disposed of by the Contractor at his
expense.

DIVISION 3.0
CONCRETE AND MASONRY WORKS

5. CONCRETING

5.1 GENERAL

1.1.1 SCOPE OF WORK – the work includes cast-in-place, concrete construction,


complete.
a. unless otherwise specified herein, furnish all materials and equipment
and perform labor required to complete proportioning, mixing
depositing, curing and finishing or cast-in-place concrete.

1.1.2 PROTECTION AND STORAGE


a. CEMENT
Store in dry, water tight, properly ventilated structures to prevent
deterioration and contamination cement that is caked, partially set,
deteriorated or contaminated shall be rejected.
b. AGGREGATES
Store in suitable place to prevent inclusion or foreign matter and in
manner that will afford good drainage.

1.1.3 DESIGN STRENGTH


All strength of concrete shall be as indicated in the drawings.

5.2 PRODUCTS

5.2.1 MATERIALS
a. Portland cement conforming to ASTRA C-150 “Standard Specifications for
Portland Cement”.

b. COARSE AGGREGATES
Well graded, clean, hard particles of crushed or rock not larger than ¾ of
minimum clear spacing between reinforcing bars, bundle bars, and in no
case larger than 33 mm in diameter.
c. FINE AGGREGATE
Clear washed natural sand.
d. WATER
Clean and free from oil, alkali, organic materials or other substances
deleterious to concrete or steel.
e. STEEL REINFORCEMENT
Structural grade deformed bars - sizes as indicated on the drawings.

5.2.2 CONCRETE PROPORTIONS AND CONSISTENCY


a. PROPORTIONS
Shall be in general following the ACI Standard Recommendation for
Selection of Proportions. For concrete (ACI 613), the mixture shall have the
adequate workability and proper consistency to permit concrete to be
worked properly into the forms and around reinforcement.

5.3 EXECUTION

5.3.1 MIXING CONCRETE


a. Hand mixing is strictly not allowed except in case of emergency.
b. Machine mix all materials in a mixer approved size and type that will
ensure uniform distribution of materials throughout the mass.
c. Place material in mixer in such a way that the lot batch of concrete
materials shall contain sufficient excess of cement, sand and water to wet
the inside of the drum without reducing the cement content of the mix to be
dishonored.
d. Never permit re-tempering of concrete.

5.3.2 DEPOSITING CONCRETE


a. PREPARATION
a.1 Secure inspection and approval of all forms and placements of
reinforcement prior to concreting.
a.2 Clean all forms, reinforcement and other materials that will come into
contact with the concrete. Moisten the subgrade that will receive a
concrete slab. Remove all water in the place of deposit.
a.3 On construction joints, roughen, clean and remove all loose particle
and foreign matter. Slush the surface with a rich grout coat of neat
cement. Pour the concrete before the grout was set.
b. CONVEYING AND PLACING
b.1 Convey and place the concrete mix to the place on final deposit by
method that will prevent segregation by re-handling, flouring or loss of
material.
b.2 Conduct concreting operations at such a rate that the concrete that has
partially hardened, contaminated or re-tempered.
b.3 Limit the free vertical drop of concrete to 1.50 meter.

1.3.3 Floor system shall be convention slab & beams with removable steel form.
After removal of steel from finishing and retouching of concrete slab shall be
undertaken.

1.3.4 CURING
a. Keep concrete continuously wet for at least 7 days after placing.
b. Begin curing as soon as concrete has attained initial set.
c. Spray horizontal and vertical surfaces with an approved curing
composed.

1.3.5 REPAIR OF CONCRETE


a. IMPERFECTIONS
a.1 Complete repair within 24 hours after removal of forms.
a.2 Secure approval of the Engineer or Architect for all materials and procedure to
be done in the repair work.
a.3 Remove tins neatly from the exposed surfaces.
a.4 Remove damaged or honeycombed concrete and replace with concrete fully.
b. LARGE BULGES
Remove large bulges and abrupt irregularities by bushing, hammering and
grinding.
c. Use drypack to fill holes left by the removal of form ties and for narrow slots
cut for repair of cracks. Never use drypack for filling beyond reinforcement
nearest the surface.
d. Use mortar filling under impact of mortar gun for the holes too shallow for
concrete filling and these holes shall be deeper than the far side of the
reinforcement nearest to the surface.
e. The cost of all materials, labor and equipment in the repair of all concrete shall
be borne by the contractor.

1.3.6 USE OF FORMS


a. Forms to confine and shape concrete shall have sufficient strength to withstand
pressure from placement and vibration of concrete, forms or exposed surfaces
shall be lined w/ form grade plywood and be sufficiently tight to prevent loss of
mortar from the concrete.

1.3.7 CONCRETE FINISHES


Perform concrete finishes as indicated in the drawings. Prepare concrete floors
in proper elevation and surface preparation to receive the specified finishes.

1.4 INSPECTIONS
Proportions, mix, and place concrete only in the presence of the engineer.
Notify the engineer in advance to provide ample time for inspection of
reinforcing steel bars before any mixing and placing of concrete is commenced.

1.5 TEST SAMPLES


A set of concrete cylinders samples shall be taken by the contractor for each 50
Cubic meter of concrete. A set comprises 4 samples taken at random. Those
samples shall be tested at 7, 14, and 28 days the 4th sample shall be tested only
if there is doubt.

2.0 MASONRY

2.1 GENERAL
Scope: furnishing of all masonry works, complete as shown and specified
in the drawings.

2.2 PRODUCTS
a. Masonry Units 100mm x 200mm x 400mm and 150mm x 200mm x 400mm
steam cured 700 psi minimum.
b. Mortar: One part Portland Cement to 3 part sand.
c. Reinforcement: Intermediate grade bars conforming to ASTM specification
A15 and of size shown in plans.
d. Wire Ties: 16 Ga. GI wire

2.3 EXECUTIONS
Lay all masonry units, plumb, true to line, and with accurately spaced course,
build solidly each course in Portland Cement mortar. Wedge units terminating
against beam suffets tightly with mortar and reinforcement properly secured to
dowels.

DIVISION 5
WOOD AND CARPENTRY

4. GENERAL

1.1 Scope of work – Furnish all materials necessary to complete wood and
carpentry requirements, as indicated in the drawings and or specifications
herein (Please see detailed plans)

1.2 Material Handling – All materials shall be delivered and handled as to protect
them from damage and deformation, they shall be stored in carpentry work
area.

4.3 All wood materials shall be of good quality and free from any or all kinds of
defects.
5. MATERIALS

2.1 Use 3” x 4” Narra wood for all handrail requirements, see detailed stair plan.
2.2 Use lumber kiln dried, selected with same shade, color, and grain
configuration for Edgings and Mouldings, and shall be with 15% maximum
moisture content only at the time of dressing.
2.3 Adhesive – Use water resistant glue for all lamination and joints.
2.4 Use of 2” x 3” lumber kiln dried for ceiling joists & hangers.

6. EXECUTIONS

3.1 All woodworks shall be true to details, clean in profile and sharply defined.
3.2 Finished woodworks shall be dressed and sanded with joints tight and so
formed to conceal shrinkage.

DIVISION 6
GLASS AND GLAZING

5. GENERAL

5.1 SCOPE OF WORK


The work shall include furnishing of all materials and labor to install all glass
requirements.
5.2 All glass shall be free from imperfections and watermarks and other materials.
5.3 Submittals – Submit 200 mm x 200 mm sample glass panels for Architect’s
approval.
5.4 Protect material from loss, staining and breakage. Damaged materials shall be
replaced by the contractor at his expense.
5.5 The Contractor shall submit for approval shop and/or erection drawing
showing in detail the proposed design, fabrication, and erection of work. No
work shall be started until drawings have been approved by the Architect.

6. PRODUCT
a. Use 6mm thk. Clear glass by “Chain glass” or approved equal for all steel
casement windows.

7. INSTALLATION
3.1 All installation shall be referred to the manufacturer’s recommendation and
instructions.
3.2 Provide allowance for thermal expansion.
3.3 Set glass accurate fit using spacer blocks and resilient sealant.
3.4 Remove glazing compound from glaze and clean both sides after glazing has
been placed.

DIVISION 7
ROOFING WORKS AND MOISTURE PROTECTION

2. SHEET METAL ROOFING AND ACCESORIES

2.1 GENERAL
The works include furnishing of all materials, labor, tool plant facilities and
performing labor to install sheet metal roofing and accessories as shown on the
drawings and specified herein complete.

2.2 SUBMITTALS
a. Submit color sample chip for architect’s approval
b. Warranty
c. Submit shop drawings
2.3 PRODUCT STORAGE AND HANDLING
Follow strictly manufacturer’s instructions and recommended safety tools and
accessories.
2.4 PRODUCT

2.4.1 Pre-formed, Pre-painted single length span cold rolled metal roof sheets –
0.6 mm thk. (GA 24)
2.4.2 Pre-formed, Pre-painted cold rolled metal sheets, 0.8 mm thk. for ridge
rolls, gutters, flushing and counter flushings, same color as roofing sheets.
1.4.3 Easteners – Self drilling metal screws w/neoprene washers, size as
recommended.

2.5 EXECUTION
Install roofing sheets and accessories strictly as per standard sheet laying
procedure by the manufacturer.

8. WATERPROOFING/MOISTURE PROTECTION

8.1 GENERAL

8.1.1 Walls, slab-on-fill, decks and other surfaces subject to continues or


intermittent hydrostatic head or water emission shall be applied with
integral waterproofing.
8.1.2 Surfaces subject to high humidity or dampness but not subject to
hydrostatic pressure shall have water repellant damp courses.
8.1.3 Surfaces subject to water content shall have waterproofing courses.

8.2 MATERIALS

8.2.1 For toilet walls/suspended toilet slabs, use GER-Eurobit 810 Liquid
applied, elastomeric waterproofing membrane or it’s approved equal.
8.2.2 For slabs on fill/. Use GER Eurobit 810 or approved equal.

8.3 EXECUTION

4.3.1 Preparation – surfaces to which waterproofing will be applied, should be


free from dust, frost, loose materials, paint, oil, incompatible curing
agent or any other materials which may impair adhesion. Surfaces
should be smooth and free from honeycombs, protrusions or voids.
4.3.2 Applilcation - Apply according to manufacturer’s Instruction.

4.3.3 Protection – It is essential that the waterproofing is protected from


mechanical damage during subsequent construction work. The
contractor shall take all measures necessary to prevent any damage to
the membrane during subsequent trades.

DIVISION 8
FENESTRATIONS

4. DOORS

4.1 GENERAL

4.1.1 Furnish all the materials, labor and tools necessary to install steel
doors/frames as specified and shown in the drawings.

4.1.2 Submittals
a. Submit shop drawings and secure Architect’s approval
b. Submit actual sample of door jamb for Architect’s approval

4.2 PRODUCT

a. All products delivered shall be with intact grade labels and in
original packaging.
b. Products shall be kept in lock and key.

6. WINDOWS

6.1 GENERAL
Furnish all the materials, labor and tools necessary to install window
requirements.

6.2 PRODUCT

6.2.1 Use Aluminum type fixed louver windows at the hallway side of all
classrooms specified in the detailed window plan.
6.2.2 Jalousie-type windows at the classroom areas fronting the corridors.
6.2.3 Use aluminum type fixed glass window at the hallway side of all
laboratories.

DIVISION 9
FINISHES

4. Plain Cement finish for all the areas except the toilet’s areas.
4.1 GENERAL

1.1.1 Scope – Furnish all materials, labor, tools necessary to install Vinyl tiles
as specified in the drawings and by the Architect.

1.1.3 Job conditions:


a. Install Vinyl tiles after all the other trades, including painting have
been completed.

4.2 EXECUTION

Plain cement topping.

6. CERAMIC TILES

6.1 GENERAL

2.1.1 Scope – Furnish all materials, tools and labor necessary to install all
ceramic tile requirements as specified and as shown on the drawings.
2.1.2 Submit samples for Architect’s approval.

6.2 PRODUCT

2.2.1 @ Toilet walls, use 200 x 200 x 6mm Glazed ceramic tiles by
“Mariwasa” or approved equal. Color is WHITE.
2.2.2 @ Toilet floors, use 200 x 200 x06mm Unglazed ceramic tiles by
“Mariwasa” or approved equal. Color is WHITE.
2.2.3 Setting Materials
a. Floor – Portland cement mortar, 1:6 proportion
b. Wall – Ceramic tile adhesive by “3M” or equal
2.2.4 Grouting - Colored tile grout by ABC, color as selected by the Architect.

6.3 EXECUTION

2.3.1 All surfaces to be tiled shall be inspected as to elevation, plumb,


squareness and alignment prior to execution of the tile works. No
installation be permitted on defective areas until corrections has been
corrected and deemed acceptable to the Architect.
2.3.2 Installation

c. Floor tiles – Cement mortar method


1. Establish lines of border and center field work in both directions
to permit lines to be laid with minimum of cut tiles.
2. Moisten concrete subfloor and sprinkle dry cement prior to
spreading setting bed.
3. Spread mortar cement, Portland cement, with 1:6 proportions and
set floor tiles to required elevation, slope and specified spacing.
tiles shall be tamped solidly onto bed and joints kept paralleled
and straight over the entire installation area.
d. Wall tiles – Adhesive method
1. Follow strictly manufacturer’s instruction and required tools on
setting tiles with adhesive on solid plaster and gypsum board
backing.
2. All tile joints shall be kept straight over the entire installation
area.
c. Grouting
1. Tiles should not be grouted until 24 hours has elapsed from time
of approved installation.
2. Follow strictly, manufacturer’s instructions through out the
installation.
d. Cleaning
All tiles shall be rinse thoroughly. Acid cleanser are not permitted.

7. PLASTERING

7.1 GENERAL

3.1.1 Scope – Finish all materials, labor, and tools necessary to complete all
skimcoating and plastering works required as indicated on drawing
complete.
3.1.2 Submit field sample of test panel for Architect’s approval before execution
of work.

7.2 MATERIALS

d. Portland cement Class 1 conforming to ASTM C-150


e. Washed Sand
f. Clean Water

7.3 EXECUTION

7.3.1 Preparation
a. Surfaces to receive plaster shall be cleaned and wetted thoroughly
b. Previously plastered surfaces to receive corrective plaster coats of
more than 25mm thk. shall be reinforced with metal lath laid firm and
true to plumb and alignment required prior to application of additional
coats.
3.3.2

d. SCRATCH COAT - Apply to a thickness of 10mm and scratch to a rough


coat. Wet surface and keep damp for at least three (3) days. Apply finish coat
3mm thk. seven (7) days after brown coat and keep damp for seven (7) days.
Mortar mix 1:3
e. BROWN COAT – Apply one (1) day after scratch coat to a thickness of
10mm trowel with wooden float and broom lightly. Wet surface and keep
damp for at least three (3) days. Mortar mix 1:3
f. SKIMCOAT/FINISH – Apply to a thickness of 3mm. keep damp for seven
(7) days. Mortar mix 3:4

7.4 WORKMANSHIP

No visible junction marks in the finish coat shall be tolerated.

8. PAINTING

8.1 GENERAL

8.1.1 Scope – Painting contractor shall furnish all materials, tools, equipment,
staging, and labor necessary to perform all painting and finishing work in
connection with the following: all exposed exterior and interior pre-cast walls,
steel windows, metal and wood doors, wood partitions, all metal works,
railings brackets, pipe railing, concrete hollowblock walls, plywood wall,
closets and shelf, and all necessary areas to completely paint the entire
structure.
8.1.2 All types of paints and color to be used shall be subject to the approval of the
Architect and/or the Owner. Samples shall be submitted to the Architect for
approval.

8.2 PRODUCT

8.2.1 all paint and paint materials called for under these specifications shall be
“BOYSEN”, “SINCLAIR” brand or approved equal.
EXTERIOR WALLS

Use Boysen Acrytex Semi-gloss for top coat and Boysen Acrytex primer for
1st coat or approved equal

Painting Schedule – Plain finish, 1st coat Boysen Acrytex Primer, 2nd and 3rd
coat Boysen Acrytex Topcoat (Semi-gloss)

Spreading Rate – 20-25 sqm.per 4 liter can

Drying Time – Topcoat, allow 2 hours before recoating

INTERIOR WALLS

Use Boysen Permacoat Semi-gloss latex

Painting Schedule – Use Permacoat Latex for 1st coat, and Permacoat semi-
gloss latex for 2nd and 3rd coat

Application and Spreading Rate – By brush, roller or airless spray. Spreading


rate shall be 25-30 sqm. per 4 liters can

Drying time – Dries in 20 to 30 mins., recoat in 1 hr.

CEILING FINISHES

Use “Boysen” Permacoat Flat finish

Painting schedule – for 1st coat use Boysen Permacoat Latex # 201, and for 2nd
and 3rd coat use Boysen Permacoat Latex - flat

Application and Spreading rate – by brush, roller or airless spray, 25-30 sqm.
per 4 liter can.

Drying time – 20-30 mins.allowed before recoating

METAL SURFACES

Use “Boysen” Epoxy Enamel or approved equal

Painting schedule – for 1st coat use epoxy primer and for 2nd and 3rd coat use
Boysen epoxy enamel

Application and Spreading rate – by brush or spray, 20-30 sqm. per 4 liter per
coat

Drying time – 2-3 hrs.recoat overnight

8.2.2 All materials for painting shall be delivered at the construction site in
unbroken package, bearing the manufacturer’s brand and name.

8.3 EXECUTION

8.3.1 Before any painting is done all surfaces to be painted shall be clean, smooth
and free from dust, dirt, grease, mortar, rust and other foreign substances. No
coat of paint shall be applied on wet or damp surface and in no case until
preceding coat is dry and hard.
8.3.2 Treat all new masonry with Masonry neutralizer – Boysen Masonry
Neutralizer #44 or approved equal. Leave overnight before rinsing with water
and allow to dry. Refer to manufacturer’s instructions.
8.3.3 Follow strictly all painting schedule, application and spreading rate
instructions, and observe adequate drying time. Refer to manufacturer’s guide.
8.3.4 Cleaning – upon completion of the building, the painting contractor shall
remove all paint spots from all finished work, and leave the entire premises
free from rubbish caused by the work. The works shall be presented clean and
free from blemish. Washing and cleaning of all glazing is incorporated in this
article.

DIVISION 10
SANITARYJ AND PLUMBING WORKS

1. GENERAL

1.10 Furnish drainage, waste and ventilation system, cold water line in accordance
with the plans and specifications – complete.
1.11 Submittals – Submit samples and secure Engineer’s approval.
1.12 All plumbing works included herein shall be executed according to the provisions
of the National Plumbing Code of the Philippines and the National Building Code.
1.13 Coordinate the drawings with other related drawings and specifications.
1.14 All works shall be done under the direct supervision of a licensed plumber and in
strict accordance with these specifications and of the methods as prescribed by the
National plumbing code of the Philippines.
1.15 Any changes of the work shall be prior to the approval of the Architect and the
Engineer.
1.16 The contractor shall be responsible for all the required floor and wall openings
needed for the completion of the work.
1.17 The contractor shall conduct all test required in plumbing works, and shall furnish
all the equipment, appliance, labor, and materials including water necessary for the
satisfactory testing of plumbing works at his own expense.
1.18 The drawings shows the general arrangement of all piping, however where actual
conditions necessities a rearrangements. Because of the small scale of the drawings, it
is not possible to indicate all offsets, fittings and accessories which maybe affecting
all his work and shall arrange each works accordingly, furnishing such fittings, traps,
valves and accessories as maybe required to meet each conditions.

5. PRODUCTS

5.1 For soil, waste pipe and downspout, use Standard size PVC pipes with size as
required and indicated on the plan or as directed by the Architect or Engineer.
Use “NELTEX” PVC pipes or approved equal.
5.2 For drainage and waste pipe venting use “Studor” Air admittance valve or it’s
approved equal. See detailed sanitary plan. (Please refer to Manufacturer’s
manual for installation).
5.3 For cold water line, use POLYPROPYLENE Pipes, Polymutan PN 80 Fusion
pipes made in Germany or its approved equal.

6. EXECUTION

All installations shall be done in workmanlike manner by skilled workmen using


proper tools. All installations herein indicated shall be in strict accordance with
the detailed plumbing plans and Manufacturers recommendation. Refer to
plumbing General Notes as indicated in the plans.

PLUMBING FIXTURES

1. GENERAL
Furnish all required plumbing fixtures and accessories as indicated in the
drawings – complete.
2. PRODUCT

2.1 Water Closet – “American Standard’ or approved equal.

2.2 LAVATORY

Wall-type Lavatory, 442mm x 530mm

2.4 ACCESSORIES

Floor drain 102mm x 102mm stainless steel

2.5 FAUCETS

204mm Faucet Holes, Chrome Finish

Note: The Technical Specifications stated herein is not yet final and still subject to
revisions. Structural Works and Electrical Works technical specifications are yet to be
incorporated in the overall technical specifications pending the completion of Structural
plans and the Electrical plans.
