Financial plan:

We are small entrepreneurs (group number 2) we intend to do real estate as our profitable
business. This is our assumed capital 300,000,000 Tsh.

In our real estate business, we intend to construct four three bed rooms self-contained house as
we own 1798 square meter of land.

As single research conducted by our group member we come with conclusion that three bed
room self-contained house is rented 850,000 Tsh per month. 10,200,000 Tsh per year and total
amount for all house is 40,800,000 Tsh per year. And the cost of construction of three bed room
self-contained house are shown in the table below.

The table below represent our business plan.

Building up of the walls and the ring beams required 22,000
bricks, 6 trips of sand, 83 bags of cement, 55 iron bars, one
roll of tie wires and labor.
6.Finishes: 15,900,000
Involves applying cement screen on floor, plastering and
painting the walls, applying tiles. Some of materials were
185 bags of cement, 7 trips of sand, tiles and labor.

7. Ceiling: 4,100,000
Timber, wire mesh, 50Kg of nails, 13 bags of cement and 1
trip of sand and labor.
8. Roofing: 13,000,000
Timber(purling, rafters, tie beams, facial bodies) 77G28 pre-
painted versatile iron sheet, oil for timber treatment, nails,
paint and labor.
9. Gutters: 2,500,000
Pvc gutters, drop inlets, brackets connectors, down pipes and
pipe clips
10.Doors and windows: 11,000,000
The cost of windows, doors(frames and shutters), locks,
hinges and windowsills.
11. Electrical and mechanical work: 11,800,000
Electrical wiring and installations, 2 toilets seats, wash hands
basins, 1 shower tray, wall mirror, toilet paper holder, 2
built-in soap dishes, 30-litre water heaters, water tanks,
kitchen sink, pipes and few other installation.

12. Septic tank and man-holes: 1,500,000


Excavation, steel bars, aggregate cement and sand for the
septic tank, 6 man holes and soak pit

As we conduct a market competition analysis, we come with a variety of additional offers to our
real estate business. Each three bed room self-contained house will have its own security team
(security management), cleaners management team and house repair after one year.

Cost considered for all three bed rooms self-contained houses

a) Security salary 300,000 Tsh


b) Cleaners per month 150,000 Tsh
c) Maintenance per year 1,500,000 Tsh

Total cost 2,200,000 Tsh

Total amount received per year = Tenants payments – Total cost (Other expenses)

= 30,600,000 – 2,200,000

3. Elements of production control system.


a) Dispatching: As the element of production control it helps in determine the priority, to set
the best order to make instruction and to control the process. It also refers to assigning the
order related to manufacturing to the desired operating point (say worker) depending upon
capacity availability and production planning.
b) Progress reporting or follow up: Is the most important part of production control, this is to
ascertain from time to time that the production operations are going on according to the plan.
All problems or deviations are investigated and remedial measures are under taken to ensure
the completion of work by the planned date.
c) Inspection: Is the tool for modern production process as it helps to control quality, reduces
manufacturing costs, eliminate scrap losses and assignable causes of defective work. As it
controls the production quality after comparison with the established standards and
specification, It can be required as effective agency of production control.
d) Corrective measure: It makes clear whether the work is performed according to plan and if
it deviates, corrective measure can be done and that is adjusting the route, scheduling of work
changing the workloads, repairs and maintenance of machinery or equipment. And as a part
of production control it ensures the best utilization of human and physical resources.
