PREMISSION PROCESS
Citizens have the provision to apply for building permits online. He / She fills
the application form and submits all documents along with an initial payment
online. The concerned officer receives the application forms and documents
once the applicant pays the initial amount. ACP inspects the site by taking
photos using his Mobile phone and updates them in the Report and forwards it
to the Addl. CCP for recommendation / rejection of the file. The Addl. CCP
reviews the report and adds his remarks and forwards it to the CCP for
recommendation / rejection of the file. The CCP reviews the report and adds

Committee. The Building Committee reviews the report and gives approval or
rejects it or suggests revised plans. Upon the file approval, the system arrives
at the fee amount. The concerned officer will verify the fee and notify the
applicant via SMS and Email. Once the citizen pays the fee, proceedings will
be generated by the system and the same will be available online to download
and print

PROPERTY TAX
In Property tax No manual transactions in Tax assessment, issue of special
notice, issue of annual demand notices and receipts 100% computerization of
assessments – notices – collection.
TOWN PLANNING
Citizens have the provision to apply for building permits online. He / She fills
the application form and submits all documents along with an initial payment
online. The concerned officer receives
TRADE LICENCE
It is a License issued by the Local authority to run the listed business by the
trader within the jurisdiction of the local body (GHMC)

BEFORE CONSTURUCTION OF BUILDING


Greater Hyderabad Municipal Corporation(GHMC) building permission is required before
you start constructing, as per the building permission rules in Hyderabad. It approves all
building layouts and plans that are taking Hyderabad. All construction activities within its
jurisdiction are liable to seek approval from GHMC as per the GHMC Act 1955.

GHMC BUILDING PERMISSION CHECKLIST:


The town planning authority gives building permission after scrutinising the GHMC building
permission checklist:
Type and nature of the building.
Does the layout of the proposed building meet the conditions laid out by the building
permission rules in Hyderabad?
What kind of infrastructure development is required? (In this case, infrastructure
development covers road widening, junction improvements, construction of parks,
playground, subways, parking lots, bus bay, and so on).
And, finally calculating and collecting the admission fee, development charges,
regularisation charges, building license fees, scrutiny fees, demolition fees, and other costs.
These charges are collected before issuing GHMC building permission.
How To Find Out The GHMC Building Permission Status?
After paying the fee, you will get the file number as an SMS on your registered mobile
number.
Check the GHMC building permission status of your application in the submitted application
folder.
GHMC sends SMS and updates the status of the approvals periodically on the website. The
different stages of approval include inspection, shortfall letter, rejection letter, fees intimation
letter, permission plan, and proceedings.
After final approval, you will get the GHMC building permission order and sanction plan
through email. You can also view and download the permission order once you log in to the
website.
GHMC follows strict timelines to issue building permissions in Hyderabad. The process must
be completed within 21 days of the date of receiving an online application if GHMC needs to
contact other agencies for NOC, the timeline increases.

What Are the Documents Required to Get GHMC Building Permission for Structures Above
10mts Height
Let’s see the mandatory documents required to get GHMC building permission for the buildings above
a 10mts height, Rightfully signed building application by the Owner, Builder, Architect, Structural
Engineer.
Auto CAD drawings of building plans in PreDCR format, including the plans of the Location, Site,
Contour, Terrace, rainwater harvesting pits & Mortgage Plan signed adequately by Owner, Builder,
Architect/Engineer/Surveyor, Structural Engineer. And Detailed Drawings of each floor, Parking
Floors, Building Elevations, Cross Section, Longitudinal Section,
A Building Permit / License Fee of Rs.10,000/- must be paid as an initial fee through an online
payment.
Declaration forms appropriately signed by the owner and attested by Gazetted Officer.
Licence copy of Architect, Structural Engineer, builder issued by GHMC attested by Gazetted Officer
Ownership and Linked documents attested by Gazetted Officer.
Latest Encumbrance Certificate issued by the Registration Department. If in case the existing building
in the site was sanctioned previously, the plan copy of the same.
Up to date Property Tax Receipt.
HMDA issued Land Use Certificate.
NOC from Airport Authority of India – No Separate NOC is required if the height of the proposed
building is within the permissible height indicated in CCZMs issued by AAI.
In the same, it should be mentioned whether the restrictions imposed by the Archaeological Survey of
India are being followed or not.
NOC & approved plans from Fire Services Department, for buildings 18 meters and above height and
all School buildings / Functional halls/ Public Congregation building in plots of above 500 sqm or
above 6-meter heights and for all Commercial building of 15 meters and above as per Fire Services
Act.
What Are the Documents Required to Get GHMC Building Permission for Structures
Below 10mts Height?
If the height of the buildings falls below the 10meters heights, the below-mentioned documents are
needed.
Legally signed building application by the Owner, Architect, Engineer.
Building Plans through Auto CAD drawings in PreDCR format, with Location, Site, Contour, Terrace,
rainwater harvesting pits & Mortgage Plan signed adequately by Owner, Builder,
Architect/Engineer/Surveyor, Structural Engineer. And Detailed Drawings of each floor, Parking
Floors, Building Elevations, Cross Section, Longitudinal Section,
A Building Permit / License Fee of Rs.10,000/- must be paid as an initial fee through an online
payment.

• From the top of the site ( north ) to the bottom of the site the heights are decreasing, and the
architecture is changing gradually from modern to old historic buildings.
• The main roads have all commercial buildings of maximum height of G+8 structures.
• The arterial roads have commercial on the ground and residential type of housing on the top
floors.
• The core interior roads have both commercial and residential but major part is taken by the
residential type of housing.
• The road width also gradually decrease from the outer fringes to the interiors of it.

• The rooms are closely packed and
there is no proper light and
ventilation as there is no setbacks
between two buildings, they share
the same wall.

sloped roof.

• It has an entrance platform to sit


and communicate, it is these few
characteristics that give essence to
residential dense housing areas.

• The door is mostly double panel.

platform or in the balconies rather
than in the rooms.

JALI PATTERNS

• There are many jail patterns in the core residential region.


• We can see them in doors, windows , facades and railings .
• Mostly seen in Hindu residencies and window patterns in Christian occupancy .
• Each of these jalis are unique and very interesting, they give character to the building
• They form interesting shadow patterns too .
• They increase the aesthetic value of the building .
