Elevators

A. Design Requirements - General


1. Program: Provide efficient passenger and service elevators
to support guest services and property operations
2. Administration & Associate Prototypical Plans: The
prototype plans and Design Standards model a typical hotel
program.
3. Code Compliance: Design, construct and install elevators in
compliance with standards, criteria and references in this
Module including the following:
• ASME A17.1 American Standard Safety Code for
Elevators the edition and supplements enforced by
governing jurisdictions.
• Americans with Disabilities Act (ADA), or equal standard
or government regulation for persons with disabilities.
• Other governing codes, ordinances, laws, etc. applicable
to elevators.
• This Design Standard is not intended to negate codes or
laws. When standards conflict, resolve with Marriott.
4. Elevator Performance: Provide performance analysis and
include recommendations for the quantity, type, speed and
capacity of passenger, service and freight elevators to meet
the project design.
5. Circulation Planning: Coordinate elevator performance
analysis with vertical circulation design requirements and the
following:
• Lobby: When Lobby, Public and Function areas are
located on more than one level, design vertical
circulation to include public circulation stairs and shuttle
elevators.
• Street Entry: When the hotel street entry is not on the
same level as the Lobby or Function area, shuttle
elevators (see below) are typically provided to transport
hotel and function guests from street level to the Lobby
or Function area.
• Function Areas: Plan circulation so those guests arriving
and leaving the Function area do not overload the
Guestroom elevators.
• Mixed Use Projects: In order to maintain hotel
operational and security integrity, do not share hotel
elevators with other non-hotel uses – review with
Marriott.
• Beach / Pool: Consider a dedicated beach / pool elevator
at a long guestroom wing to avoid requiring guests to
return to a central elevator bank.

6. Control Types: Provide the following for Passenger and


Service Elevators:
• Hydraulic: Microprocessor controlled with AC
electronic starting.
• Traction: Group automatic, micro-processor controlled
with AC Variable Voltage, Variable Frequency (VVVF)
drive.
7. Security: See Module <13E>.
• Size elevator cabs and door openings to
accommodate stretcher movement from each level.
See code for stretcher requirements.
• See elevator types for controlled access card reader
(non-emergency access).
8. Related Construction: Provide ladders, separator and
support beams, associated angles and equipment for a
complete elevator system installation. Provide and
coordinate requirements for the following:
• Machine Room: See Module <15A>.
• Sump Pit, Pump, Drains: Required, see Module
<15B>.
• Service Electric & Outlets: See Module <15C>.
9. Hydraulic Elevators: Confirm soil corrosiveness or rock
content when considering installation of in ground
hydraulic elevators. Protect buried hydraulic jack units
with sealed PVC outer casing.
10. Exterior Application:
• Avoid using exterior elevators exposed to weather.
• Use stainless steel with required nickel content for
exterior and salt air conditions.
11. Elevator Technology: Evaluate suitability and potential
cost savings using manufacturers’ machine room-less
(MRL) systems for buildings no more than 7 stories in
height.
12. Preferred Manufacturers: Provide elevator equipment
from one of the following:
• Fujitec America, Inc.
• Kone Inc.
• Mitsubishi Electric Corporation
• Otis Elevator Company
• Schindler Elevator Corporation
• ThyssenKrupp Elevator

B. Fire and Emergency Control


1. General: See Module <14> for fire protection and life safety
standards. Coordinate with governing regulations for the
conveyance system fire and emergency control features
described below.
2. Fireman's Phone Jacks: When required, provide in cab.
3. Emergency Keys: Provide key operated terminal access
switches at top and bottom floors for access to top of car and
elevator pit. Locate key switch in elevator jamb immediately
below floor identification plate.
4. Fireman's Lock Boxes: Identify regulatory requirements.
When required, provide lock box and coordinate its location
with Marriott and Interior Designer.
5. Emergency Entry: Where allowed by governing authority,
provide access keyways in hoistway doors at each floor
served. Do not include emergency side exit in car
enclosures.
6. Emergency Exit: In rear quadrant of elevator cab ceiling,
provide a personnel exit hatch that does not interfere with
lighting. Comply with code dimensions.
7. Emergency Intercom / Telephone: Provide 2-way, ADA
compliant, emergency intercom / telephone. Mount integral
with the car control panel (not a telephone cabinet).
• Connect intercom / telephone to At Your Service (AYS)
Department or Security Office for 24 hour 7 days / week
monitoring.
• Conceal intercom / telephone speakers from passenger
view.
• Mount intercom / telephone instructions as required by
governing code and review with Marriott.
• Activate intercom / telephone by pressing alarm button or
dedicated “telephone” button.
8. Emergency Electrical Systems: See Modules <14> and
<15C> for standby power and emergency electrical
requirements. In compliance with governing code, connect
applicable elevators to standby power.
9. Emergency Instructions: In passenger elevator cars and
lobbies, provide signage consistent with code requirements.
• Confirm signage design and location with Marriott
<16B>.
• Identify signage location on Interior Design documents.
10. Fire Control and Indicator Panel: Locate in Fire Control
Room, Security Office or in compliance with governing
authority.

C. Passenger Elevators
1. Program: Provide passenger elevator service system for
guests and public use.
• Incorporate accessibility features as required by code
and governing regulations.
• Also, see paragraph “D. Shuttle Elevators” on the
following page.
• The following criteria are intended for a hotel with a
central elevator lobby.
2. Performance Criteria: Design passenger elevators to
handle highest demand and comply with the following:
• Design passenger elevator service with a calculated
average interval of no more than 45 seconds with 1.75
occupants per guestroom during periods of heavy 2-
way traffic. Minimum handling capacity of 12% of
guest population in five minutes of heavy 2-way traffic
at 100% occupancy.
• Assume Function space is full with a local function.
• Minimum of 2 passenger elevators.
• Typically, provide one elevator for 100 Guestrooms
with a minimum of 2 passenger elevators.

3. Location: Central to guestrooms served. Position to
open into a foyer; not directly on guest corridor.
• Visible from front desk at Lobby.
• Serve parking garage, if present, with separate Shuttle
Elevators.
4. Size (Passenger):
• Capacity: 1600 kg (3,500 pounds).
• Hoistway Entrance: 1070 x 2140 mm (3'-6" x 7'-0")
minimum; center opening doors.
• Cab: 2030 x 1650 mm (6'- 8" x 5'- 5") area inside
dimension with 24 mm (8 ft.) drop ceiling height (see
example in this Module).
5. Controlled Access: Programmable magnetic encoded
card - electronic operated card access compatible with
guestroom lock to control access to hotel areas.

6. Cab Interior: Consider additional interior finish material


loads. Materials selected by Interior Designer. Continue
finishes from Lobby into cab interior, for example:
• Floor: Selected hard finish.
• Walls: Finished paneling; passenger grab rails at
1½ inch diameter and comply with ADA.
• Ceiling: Architectural lighting.

D. Shuttle Elevators
1. Program: Provide passenger elevators designed to shuttle
people between public entry levels and other levels
accessible to public (but not connecting guestroom levels).
• Configuration: Same as Passenger Elevators for size,
capacity, cab interiors, access, etc. unless Marriott
dictates other project requirements.
• Quantity: Provide number necessary to meet
performance criteria, but no fewer than two in each
location.

E. Service Elevators
1. Program: Provide service elevators for Guestroom service,
Housekeeping, F&B service and Facility maintenance.
• Verify that food service equipment (banquet equipment,
portable service bars, etc.) required to be transported on
service elevator(s) are sized to fit through the elevator
door and within the elevator cab. <10>
• Consider providing dedicated Guestroom service
elevator at large hotels where service operations may
interfere with service elevator capacity for general
housekeeping or if service elevator is remote from room
service. <10>

2. Quantity: Provide the following:
• Two cars minimum for up to 250 guestrooms.
• Add 1 car to each increment of 250 guestrooms.
• Two cars minimum in areas of the world where service
and parts are not immediately available and passenger
elevators cannot serve as back-up.

3. Performance Criteria: Verify adequacy of “quantity”


above established by given rules based on calculations
using the following criteria. The highest demand on the
Guestroom service elevators is in the morning with staff
start up and room service.
• Provide service elevator performance with an average
interval of less than 60 seconds during a 5 minute
period when 150% of the average highest demand is
between 7 and 9 AM.
• Generally, anticipated staff movement with carts,
except for supervisors, during peak for a 250 room
hotel (for different hotel sizes, extrapolate the values
shown) is as follows:
+ 50 room service trips "up/down": ..................... 100

4. Controlled Access: Provide through existing
programmable elevator system included with service
elevators.
5. Location:
• Adjacent to main back-of-house service corridor near
room service, housekeeping and engineering.
• Vestibule required prior to opening on guestroom
corridor.
6. Size:
• Capacity: 2000 kg (4,500 pounds). Provide ASME
Class ‘C’ loading design for designated service
elevator(s). Verify classification with Marriott.
• Cab Inside Clear: 1700 (width) x 2200 (depth) mm
(5’-8” x 8’-0”) +.
• Cab Height Inside: 2900 mm (9’-6”) minimum.
• Doors: 1220 (width) x 2100 mm (height) (4’- 0” x 7 ft.),
side opening.
7. Limited Service: Consider use of passenger elevator
(capacity and cab size) with interior car features for
service at secondary locations used primarily for service
personnel.
8. Cab Interior: Rigidified stainless steel.

F. Example Diagrams
1. Example Diagram Notes: The following notes apply to
Passenger and Service Elevators example diagrams in this
Module. Coordinate cab finishes and material selections
with Interior Design.
1 Entry Door / Frame: 14 gage steel, baked enamel finish.
2 Entry Door / Frame: 14 gage; baked enamel finish on frame;
applied 16 gage bronze or brass, embossed finish doors.
3 Hall Call Buttons: Follow code requirements for type.
Include 15 x 30 cm (6 x 12 inch) back plate.
3A Hall Call Button: One set per landing; no back plate
4 required.
Floor Indicator: Raised number and in Braille; comply with
code.
5 Hall Lantern: Up and Down indicators with audible signals, 1
for up; 2 for down at each floor. Provide integral digital car
position indicator at principle public level.
6 Cab Floor Finish: Hard surface such as selected stone for
Lobby.
6A Cab Floor Finish: Aluminum diamond plate.
7 Electrical Service: Convenience outlet.
8 Interior Doors and Side Panels: Stainless steel; No. 4
brushed finish.
9 Service Entry Door / Frame: 14 gage; baked enamel finish.
10 Certificate Frame(s). Provide if required by code. Typically,
provide engraved signage indicating that certificate is on file
in the engineering office of the property.
11 Floor Indicator: Integral with car control panel with audible
signals, 1 for up; 2 for down at each floor.
12 Control Panel: Lighted buttons, typically 3 to 4 rows wide;
controlled access with electronic magcard reader compatible
with guest room system.
13 Opposite Control Panel (Option): Additional option for
opposite side panel location.
14 Suspended Ceiling: Decorative, coffered; coordinate
material selection with entry lobby and interior design.
15 Overhead Ceiling Space: Paint flat black.
16 Lighting: Decorative lighting - coordinate with entry lobby
interior design.
17 Walls: Wood paneling or high pressure laminate paneling or
a combination of wood, laminate panel wainscot walls.
Coordinate material selection with entry lobby interior design.
18 Handrail: Stainless steel; typically 1½ inch diameter; lower
flat bar bumper at service elevators.
19 Cab Base: Same material as floor.
19A Cab Overhead: Stainless steel or baked enamel.
20 Side Walls and Panels: Rigidized stainless steel.
21 Cab Trim: Stainless steel; match base.
22 Fluorescent Fixture: 2 x 4 ft.; recessed.
23 Exhaust Fan / Grille: Stainless steel; per elevator
manufacturer.
