Guestrooms & Suites

A. Program
1. Project Essentials: The program for Guestrooms and
Suites is defined by the following criteria and process.
Project Program: See Module <GR> - Establishing Hotel
Design Criteria for the process of integrating the Market
Analysis, project Facilities Program, Prototype plans and
Design Standards to define a Project Program.
2. Brand Essentials: Courtyard International offers a
consistent, comfortable, and functional quality tier
guestroom, world-wide, in the moderate segment.
• Quality: Guestroom and Suite designs are intended to
convey a "residential" character and provide distinct
relaxing, sleeping, grooming, refreshment and working
zones. Provide a high level of sound attenuation to
ensure guest privacy.
• Application: Required for transient lodging; overnight
guest sleeping / living accommodations; meetings and
social gatherings.
3. Location: Separate from public function spaces; minimize
walking distances to elevators.
4. Size / Area: Use the following for the guestroom design:
• Typical Bay Configuration: Consult Facilities Program
and example plans.
• Ceiling Heights (minimum above finish floor):
+ Sleeping Area: 2.44 m (8 ft.).
+ Guest Entry, Bath and Closet: 2.13 m (7 ft.).
• Courtyard International prototype guestroom bay net

5. Accessible Guestrooms: Similar to standard King, but
arranged for use by guests with disabilities. Comply with
accessibility requirements of the governing code and the
ADA (Americans with Disabilities Act).
• Distribute the fully accessible guestrooms among the
various types of guestrooms including at least one suite.
• Connect accessible guestrooms to an adjacent
guestroom.
• Identify modifications required for accessibility and
submit to Marriott for review and approval.

6. Suites: May be configured as King and Double/Double


Suites at 5% to 8% of guestroom count, verify quantity
with Facilities Program. Typically, provide 2 bay size; see
example 48 m2 floor plan.
7. General Manager's Apartment (optional): Typically,
not required, unless dictated by governing regulations.
Verify with Marriott.

D. Guestroom Numbering / Signage


1. General: Select numbers and characters early in the
project's development to identify rooms and spaces.
2. Coordination: See Module <16B> for signage types and
mounting locations.
3. Numbering System: Provide numbering consistent with the
hotel's keyed guestroom / suite numbering system. Do not
use combination of characters such as alpha-numeric or
numbering schemes that may conflict with the building
systems such as:
• Telephones / telecommunications.
• PBS (computer).
• Magnetic encoded card - electronic operated entry door
locks.
• Avoid use of "13th floor" numbering series (typically in
Americas) or other numbers / characters in conflict with
region culture or local practice.
• Obtain Marriott's approval for entire room and guestroom
numbering system. See Module <16B> for mounting
location.
4. Signage: <16B> Provide the following signage and confirm
sign locations with Marriott.
• Evacuation Plan: Provide in frame and mount to comply
with governing authority.
• Code and Accessibility: Provide required information.
• Guestroom Rate / Checkout: Provide as required by
governing authority and as directed by Marriott.

E. Windows and Glazing


1. General: Provide exterior windows and glazing to
comply with Marriott design / construction features,
governing code and the following criteria.
2. Window Area: 45% minimum of guestroom exterior wall.

• Large windows are desirable when other design


requirements are considered, such as, wind loads,
earthquakes, energy efficiency, building design, etc.
• Use impact resistant window assemblies in regions
that experience high velocity wind events and as
required by code.
3. Window Operation: Operable window(s) are preferred.
• Provide 10 cm (4 inch) maximum operable window
opening with restrictive safety stop unless windows
are operable doors provided in conjunction with a
guard rail that is 1.1 m (42 inch) above the finished
floor.
• Provide with "key" for maintenance operation.
• If windows are required for secondary escape route
(typically not required in fully sprinklered hotel
buildings), review safety stop requirements with
Marriott.
4. Glass: Clear glass (avoid reflective/tinted); provide
double-glazed
• Provide insulated double-glaze glass / glazing unless
acoustic comfort, energy efficiency or governing codes
dictates otherwise.
• Use tempered glass for glazing in doors, sliding doors
and full height windows subject to human impact and
where required by code.
5. Interior / Finish Details: Provide casing and trim
materials and finishes (typically, to match millwork details
and finishes of interior room doors) required by Interior
Design.

F. Acoustics
1. Design Coordination: Coordinate acoustic criteria with the
following:
• Exterior Environmental Noise Intrusion: See Module
<GR> for Exterior Design, Acoustical requirements.
• Mechanical Equipment: See <15A> for Noise Criteria.
• HVAC Return Air: Provide sheet metal, ducted return air.
2. Acoustic Consultant: Acoustic performance of walls, floors
and equipment is subject to many variables. Consultation
with a qualified acoustic consultant, a member of a nationally
recognized body of consultants, is highly recommended.
3. Construction Criteria: Provide interior wall, floor / ceiling
construction to achieve the following minimum Sound
Transmission Classification (STC) and Impact Insulation
Class (IIC):

4. Construction Details: Ensure that acoustic construction


details for required rated assemblies are met. These details,
typically include:
• Acoustical Sealants: Provide at sound rated guestroom
walls. Use sealants to close perimeter joints and
openings such as electrical receptacle penetrations in
walls.
• Receptacles: Off-setting and sealing electrical receptacle
boxes in party walls and sealing
• Framing: In stud framing, setting the toe of head and
base framing members in continuous sealant.
• HVAC: Spacing of HVAC supply and return grills to
prevent noise migration from guest room to guest room;
providing sound and acoustic baffles in ductwork
• Coordination: Designs that mitigate plumbing and
mechanical generated noise above ceilings and in
chases.
• Following recommended product manufacturer’s acoustic
control details, etc.

5. Door / Frame Details: Provide construction to achieve


rating of adjoining wall as noted above.
• Fill hollow frames solid with fiber insulation. Include
door perimeter seals and door bottom seals.
• Provide thresholds for positive door seal contact (entry
and connector doors).
• Do not undercut doors to allow return air if it
circumvents the sound isolation objectives noted
above.

G. Diagrams and Drawing Examples


1. Example Plans: The typical guestroom layouts provided
in this Module have been established to assist the design
team to rapidly reach an acceptable room solution. The
guest bathroom plan allows for prefabricated
construction option.
2. Convention for Calculating Guestroom Area
• The gross and net area criteria are useful factors to
evaluate guestroom performance. Marriott guestroom
standards are also based on critical guestroom
dimensions that define the functional adequacy of the
room design.
• In order to provide a common vocabulary for
guestroom space planning, the following area
designations are defined (example plans are only
diagrammatic):

H. Guest Bathroom
1. Program: Provide a guest bathroom with quality residential
style design, features and fixtures; see example plans.
2. Size/Area: Provide a one compartment bathroom for a
three-fixture bath (toilet, vanity / bowl and bathtub / shower).
• If required by law or customarily included as a cultural
accommodation within a competitive market, provide a
fourth fixture (such as a bidet) adjacent to the toilet.
• Generally, an additional bathroom fixture requires
another 1 to 2 m2 (10 to 20 sq. ft.) to the net area of the
guestroom bay.
3. Interior Features: Incorporate quality residential
appearance. Coordinate color and pattern requirements with
Interior Design:
• Wall Covering: Solid vinyl wall covering or eggshell
painted.
• Tub Surround: Synthetic marble (fire rated) or ceramic
tile.
• Ceiling: Smooth, eggshell painted on plaster or gypsum
board. No lay-in or grid ceiling tiles
4. Bath Accessories: See recommended manufacturer’s
catalog data. Do not include built-in "institutional style"
accessories, such as soap dispensers, bottle openers and
razor blade deposit slot. Finishes selected by Interior
Design.
• Grab Bar: 60 cm (24 inch) at bathtub. Set grab bar
vertically and fasten to withstand 160 kg (350 lbs.) force
in any direction.
• Hair Dryer: Wall mounted style.
• Robe Hook.
• Shower rod
• Soap dish.
• Telephone: Required in bathrooms of accessible rooms
and suites only. See Module <13C>.
• Toilet Tissue Holder: Double-roll, recessed type.
• Towel bars.
• Clothes Line: When required to receive the "star" rating
for which the hotel is designed. If required, provide a
retractable wall mounted clothesline above bathtub.

5. Accessible Accessories: In accessible (ADA) guest


bathrooms, provide the following accessories in addition
to typical bath accessories described above. Include
same or complementary finishes as indicated for bath
accessories.
• Bathtub Transfer Bench
• Bathtub Seat
• Grab Bars:
• Shower Seat:
• Water Diverter: Vinyl at roll-in shower; barrier-free,
floor bottom track with flexible vinyl insert to form
water dam; aluminum in chrome, typically 91 cm
(36 inch) long minimum or longer to fit shower area
entry.

I. Bathroom Fixtures <15B>


1. General Requirements: Select commercial quality
products that reflect a residential design with fitting
finishes consistent with bathroom accessories (see
above); coordinate with Interior Design. Provide white
color fixtures (toilet, tub & lavatory), generally from the
same manufacturing source. See plumbing requirements
in Module <15B> for bathroom fixture models; coordinate
with product descriptions below
2. Appearance – General:
• Fixture Color: Matching white.
• Fitting Finishes: Bright chrome.
3. Bathtub: Enameled steel, full size with single, wall
mounted, water control mixing / pressure valve and
shower control, tub filler, overflow and water outlet
control device.
• Size: 1.67 (L) x 0.81 (W) x 0.4 m (D)
(5’-6” x 2'-8" x 1'-4").
• Shower Device: Fixed shower head; adjustable
massager type without flow restrictor unless required
by law. Adjustable wand type is optional, see <15B>.
• Shower Curtain Rod: Non-corrosive metal rod and
supporting hardware. See curtain requirements in
FF&E softgoods portion of this Module.
4. Water Closet: <15B>
• Floor mounted, elongated bowl with full contoured
seat and lid.
• Water saving, non pressurized flush with 5.4 cm
(2-1/8 inch) minimum diameter, fully glazed trap.

5. Vanity / Lavatory: Provide single, under counter mounted,


lavatory bowl with adequate counter space for hotel
furnished amenities and personal toiletries.
• Top, Splash and Apron: Synthetic marble (fire rated),
granite or Corian.
• Lavatory Bowl: Undercounter mounted, vitreous china
bowl, 489 mm by 413 mm (19-1/4 inch by 16 1/4 inch)
minimum size.
• Size: Minimum 1.02 m (3'-4") width by 60 cm (24 inch)
deep, 10 cm (4 inch) back and side splash with same top
material.
• Vanity Apron: Provide material to match vanity top and to
conceal vanity bowl and piping from view, and to create
the appearance of built-in cabinetry (no enclosure
required below vanity to floor).
• Vanity Mirror: Provide vanity mirror in decorative frame
with moisture resistant back seal and edge seal.
• Convenience Outlets: Minimum, one GFI duplex.
• Lighting: <15C> Light fixtures selected by Interior Design
and mounted above vanity; one vapor resistant type
fixture above bathtub. One off/on wall switch controls
guest bathroom lighting.
6. Bidet (optional): Provide as required by governing law,
market or "star rating", provide same style, design and color
as water closet.

J. Clothes Wardrobe Closet


1. Size/Area: See Design Guideline Drawings. Minimum 0.91
x 0.64 m (3'-0" wide x 2'-1" deep), clear to back of closet
doors.
2. Features: See example plans and elevations.
• Equipment: Include guest iron and ironing board with wall
support bracket.
• Shelf: Single open shelf above closet rod to place and
guest items; see criteria drawings for minimums.
• Closet Rod: Full length of closet front, below shelf.
• Clothes Hangers: Contoured wood, residential style,
black with chrome hook sized to fit over clothes rod.
• Hooks: Single prong, chrome plated at shelf framing on
end wall opposite ironing board caddy.
3. Closet Doors: Pair of millwork panel doors; swing (hinged)
operation with roller latch and pull hardware; coordinate
finish and design with Interior Design.
• Mirror: Attach full size mirror on inside of one door leaf
nearest dry bar.
• Door Finish: Painted semi gloss or optional transparent
stain finish and coordinate with Interior Design.

K. Doors, Frames and Hardware


1. Entry: 20 minute fire rating, minimum in rated fire walls
of 1 hour; closer required.
Door: Solid core wood construction; fully bonded.
• Size: 91 cm (3 ft.) wide with minimum 80 cm (2'-8")
clear opening.
• Finish / Face: Solid stained wood exposed top rail and
stiles edges to match face finish or high-pressure
laminate face with woodgrain pattern; coordinate
finish with Interior Design.
• Door Details: Full flush.
Frame: Wood or hollow metal, 1.52 mm (U.S. 16 gage);
if hollow metal weld joints full.
• Fastening: Provide anchors and fasteners to secure
frame to perimeter construction.
• Reinforcement: Fill jambs with cement grout or rigid
insulation, and reinforce frame at latch strike to
minimize forced entry with a pry bar type hand tool.
Hardware: Standard duty commercial grade hardware;
night door guard with striker plate; viewer; floor stop;
acoustical door seal at perimeter; silencer; hinges; door
closer.
• Entrance Lock: Magnetic encoded card - electronic
operated lock (See Module <13E> Security) with
automatic dead bolt.
• Door Viewer: 160 degree minimum; (furnish two at
accessible rooms); one installed at 1.5 m (5 ft.) and
other at 1.07 m (3'-6") above finish floor. Provide with
clear finish coating.
• Metal Finishes: Brushed brass with clear finish
coating; include for closer, security latch and door
viewer.
• Threshold: Black rubber for full width and depth of
door frame.
• Acoustical Seal: Preformed continuous seals at head
and jamb of doorframe.
• Evacuation Plaque: <16B> Locate in compliance with
governing regulations.

2. Bathroom:
Door: Solid core wood construction; fully bonded.
• Size: Minimum 80 cm (2'-8") clear opening.
• Face: High-pressure laminate finish, neutral colored to
match guestroom walls.
• Interior: Mount full size mirror on bathroom side of door.
Frame: Hollow metal, welded joints, 1.52 mm (U.S. 16
gage).
Hardware: Standard-duty commercial grade, privacy
lock/latch set; hinges; stop; silencers.
3. Connector Door: Provide to connect quantity of guest
rooms as stated in the Facilities Program. Verify exact
percentage with Marriott.
• Type: Solid core wood construction; fully bonded; two
door arrangement in single frame with perimeter
acoustical seal for privacy and security.
• Fire Rating: Typically required; comply with code and
governing regulations.
• Size: 91 cm (3'-0") with minimum 80 cm (2'-8") clear
opening.
• Face: High-pressure laminate finish, neutral colored to
match guestroom walls.
Frame: Hollow metal, welded joints, 1.52 mm (U.S. 16
gage).
Hardware: Standard-duty commercial grade; provide with
communicating (connector) door deadbolt (thumb-turn only);
latch set; stop; acoustical door seal; bottom seal; threshold;
hinges.
4. Balcony, Patio & Terrace Doors: If Guestrooms require an
exterior balcony, patio or terrace, provide the following
design features:
Door / Frame: Design exterior doors and frames to comply
with air and water infiltration requirements for project
environment.
• Exterior metal, such as anodized aluminum or equal
exterior color finish or solid wood fabrication with metal
cladding and anodized finish in approved color.
• Stain or paint (factory finish) interior face of wood doors
to match door trim and millwork.
• In marine environments, provide aluminum exterior with
finish such as Kynar (polyvinylidene fluoride, PVDF)
coating or equal to match color selected for interior jamb
and trim finish.

Door Hardware: Provide the following applicable to door


operation:
• Lock: If the guestroom is accessible from the exterior
at grade or is accessible from an adjacent balcony,
then provide balcony / terrace door with a standard
door lock and a secondary lock such as a bar or latch
(to deter break-ins and operation by small children).
• Secondary Lock: Provide type that is easy to operate,
visually obvious and secure. Provide hinge door with
night-guard bar and sliding doors with a hinged
“Charley Bar” or “Engert” device (“U” shaped hasp
lock).
• Threshold: Aluminum.

L. Guestroom Equipment
1. FF&E - General: See floor plans in this Module for
furniture, fixtures and equipment (FF&E) layout. Obtain
5 SU product requirements from Marriott.
2. Furniture (Casegoods): Described in the FF&E
Supplement. <16C>
3. Television: Provide the following commercial grade TV
unit with “TV Requirements” below.
• Type: CRT color receiver.
• Screen Size: 25 inch, measured diagonally for
Guestrooms and 27 inch for suites.
4. Television Requirements: The following features are
required for CRT and flat panel TVs:
• Tuning: Digital.
• Remote Control: Un-affixed remote control unit.
• PPV Interface: Integrated interface for pay per view
provider, either On Command Video or other
authorized PPV provider as required in the relevant
market.
• Casing / Finish: Plastic casing design for hospitality
use with either charcoal gray (silver) or black finish.
• Electric Cord: 6 ft.
• Base: Locking (to dresser unit) with 180 degree swivel
base affixed to TV.
• Location: On dresser top in guestrooms and suites.

5. Television (Options): If project requirements dictate,


provide the following commercial grade TV unit, the
“Television Requirements” above and the features below.
• Type: Flat Panel, LCD, High Definition color receiver.
• Screen Size: 32 inch (measured diagonally) for typical
guestrooms and 37 to 42 inch in suites.
• Network Connectivity: Internet Protocol (IP) Network
connectivity, either shipped with the TV, or at a
minimum, available as a field upgrade.
• General Purpose Computing: Associated with IP network
capability, support for running Internet Browser software,
either shipped with the TV, or at a minimum, available as
a field upgrade.
• Guest Connectivity: Minimum of S-Video, Component
Video, Composite Video, Audio In (both RCA and Stereo
Mini-jack), and Monitor In (15 pin), connections for guest
device connectivity. Capability to dynamically detect and
configure the TV to appropriately play content from the
source device.
• Separation of Audio and Video subsystems: Ability to
display video from one source, while simultaneously
playing audio from a second source, rather than the
audio soundtrack from the video program.

6. Bedding: Refer to the Courtyard International Bedding


Materials Specifications. Typical bedding package includes:
• Bedskirt
• Mattress
• Mattress protector
• Flat bed sheets
• Synthetic duvet insert
• Duvet cover
• Bed Throw
• Standard pillow
• Standard pillow protector
• Standard pillow case front
• Standard pillow case back

7. Telecommunications: <15C> Provide two telephones


(2 line phones at bed nightstand and desk area) with
message waiting / voice mail (verify with Marriott if
single line rather than 2 line phones are required in
limited geographic area) and the following system
characteristics:
• Modular Jacks: Double (1 voice / 1 data port), located
at desk area and night stand.
• Suites: At desk provide cordless phone.
• Accessible Guest Bathrooms: Locate wall-mounted
phone within guest's reach from water closet.
• High Speed Internet Access (HSIA): At data
connection port of double modular jacks and easily
accessible to guests. When HSIA is available, one
phone (not line) can be eliminated. Provide one phone
at the night stand with an extender cord to the desk.
8. Safe - Guestroom / Suites: Locate above mini-
refrigerator in beverage service alcove.
• Type: Elsafe Model M28 (MS2000), black color.
• Size: Capable of securing a laptop computer.
• Inside Dimensions: 153 (h) x 482 (w) x 310 mm (l) (6 x
19 x 12-3/16 inch).
• Keypad: Electronic, 4 digit guest selectable access
code with battery powered memory. Provide with
emergency override feature.
• Display: LED.
• Internal Power Outlet: Optional; confirm requirements
with Marriott.
• Mounting: Provide with internal fastening plate for

the type selected. Build mini-refrigerator into an alcove in
(double/double) guestroom.
• Locate as required by typical drawing.
• Provide for required refrigerator ventilation.
• Build into structure or into furnishings; not
freestanding.
• Include dry bar / counter for placement of ice bucket,
glasses, complimentary amenities and coffee maker.
10. Coffee Maker: Position portable unit into built-in alcove.
Provide shelf / counter and GFI convenience outlet
dedicated to coffee service.

M. System Features
1. HVAC: <15A> Provide HVAC system capable of providing
simultaneous guestroom heating or cooling.
• System is required to maintain guest selectable
temperature between 20o to 26o C (68o to 78o F).
• Make-up Air: Direct ducted conditioned air, 20% or 10
CFM greater than toilet exhaust, to each guestroom.
2. Electrical:
• Wall Switch Controls: Coordinate locations of off/on
remote wall switches with wall receptacles for cord plug-
in type decorative floor and table lamp fixtures. <15C>
• Position electrical receptacles in compliance with
governing regulations. Avoid back-to-back outlets
between guestrooms; offset outlets 40 cm (16 inch) to
maintain acoustic rating. Unless noted otherwise or
required by regulations, locate centerline of receptacles
at 46 cm (18 inch) above floor.
• Accommodate fire sprinklers, smoke detectors, alarms,
mechanical grilles, devices and controls into the interior
design.
3. Lighting: <15C>
Guest Bedroom (Living) Area: Illuminate space using
5 lighting sources (preferred) of 2800 lumens each (floor
lamp, desk, nightstands and wall sconce) in addition to the
guestroom entry welcome light.
Lamp (Light Source) Type: Incandescent, 150 watt is the
preferred minimum. If an alternate lamp type is considered,
such as fluorescent (to comply with energy savings,
environmental, etc.), verify compliance with governing
regulations and the below lamp performance standards in
every respect.
Fluorescent Lamp (Alternate): In order to maintain guest
satisfaction, it is critical that fluorescent lamps meet
performance of color quality, instant on, silent, and flicker
free operation equivalent to incandescent lamps and
meeting the following minimum performance criteria:
• Type: Compact, spiral, triphosphor lamp.
• 150 watt / 2800 Lumen Lamp: 42 watt spiral fluorescent,
equal to light output of 150 watt incandescent.
• Color Temp: 2700 degrees Kelvin and 85 CRI minimum.
• Ballast: Separate from compatible lamp (illuminating unit)
to reduce cost of replacing ballast when relamping.
• Operation: Electric ballast to provide "instant on", silent
and no flicker illumination.

• Welcome Light: Fluorescent, downlight in Entry Foyer.


• Coordination: As applicable to fixture type, verify that
light fixture, lampshade, saddle, harp, socket and
power rating are compatible.

Guestroom Corridors and Support Spaces

A. Program
1. General: Provide efficient guest circulation corridors that
complement the “residential” character of guestrooms, the
interior design and finishes of the public spaces and extends
the guest experience. Provide service and support spaces
that promote the required levels of guest satisfaction.
2. Furniture, Fixtures and Equipment (FF&E): See
requirements in FF&E Supplemental criteria document.

4. Spaces: Accommodate the following:
• Guestroom Corridors
• Guest Elevator Foyers
• Service Alcoves (ice / vending machines)

B. Guestroom Corridors
1. Program: Vary corridor widths and orientations and
incorporate guestroom entry alcoves to establish a
residential character and to "de-institutionalize" the interior
design.
• Where feasible, introduce natural light and exterior views
into Guest Corridors and Guest Elevator Foyers.
• Create comfortable and inviting living space rather than a
zone that must be crossed.
• Level Changes: Not permitted.
2. Size/Area: Corridor minimum width, 1.5 m (5 ft.).
• Corridor Exit Dead-end: Maximum 15 m (50 ft.) distance
(sprinkler system required <14>).
• Ceiling Height: 2.4 m (8 feet) minimum.
3. Room Entry Alcoves: At Guestroom Entry, enlarge corridor
to form recessed wall alcoves 0.30 m (1 ft.) deep at each
side of Corridor
4. House Telephones: Single phone at elevator vestibule
table. For larger properties, locate additional house phones
at logical nodes where guest corridors are excessively long
or convoluted; review with Marriott. <13C>

5. Features: Provide the following:


• Access Panels: Use vinyl wallcovering to disguise
access panels, electrical closets and similar devices.
• Doors / Frames: Typically painted or stained door
frames or painted or high-pressure laminated
prefinished doors.

C. Guest Elevator Foyers


1. Program: Foyers are required as a transition space to
and from elevators to guest corridors.
2. Size/Area: Minimum width of 2.4 m (8 ft.) for single-
loaded elevator banks and 3.6 m (12 ft.) at double-
loaded elevator banks.
3. Features:
• Furniture: Accommodate and include areas for
furnishings such as credenza and guest seating.
• Phone: Include house telephone <13C>
• Lighting: Decorative ceiling fixtures combined with
decorative sconces and recessed lights.

D. Vending Alcoves
1. Program: Locate alcoves convenient to guests on each
guestroom floor adjacent to guest corridor. Sensitively
plan and locate alcove(s) to minimize exposure (noise
and views) from guestroom corridors.
2. Ice Dispenser: Typically, guest self-serve ice dispensing
is not required for international properties. If required,
provide one ice dispensing unit (not bin type) per 36
guestrooms on each guestroom floor adjacent to
corridor.
3. Vending (optional): If required by Facilities Program,
locate vending machine(s) in service alcoves on each
guest room floor.
4. Size/Area:
• Entry: Minimum 0.9 m (3 ft.) wide.
• Ice Machine Area: Minimum 2 m2 (20 sq. ft.) for ice
machine / dispenser when required.
• Vending Machine Area: Minimum 3.7m2 (40 sq. ft.) for
ice and vending machine when required.

E. Housekeeping / Linen Storage


1. Program: There are two options for managing linen storage
and guestroom housekeeping, centralized and
decentralized. The selection is based on maximizing
housekeeping efficiency while minimizing the amount of
conflicting vertical traffic and dedicated storage space. Verify
the choice of housekeeping and linen management with
Marriott.
Decentralized: This preferred method utilizes housekeeping
rooms on guestroom floors to hold / store linens, towels and
cleaning supplies in carts ready for housekeeping staff use.
Clean linen and cleaning supplies are initially shuttled from a
central housekeeping area by laundry cart and moved to the
guestroom level corridor supply rooms.
• Housekeeping staff service guestrooms using carts for
cleaning supplies, clean linens, towels, amenities,
supplies, etc.
• Housekeeping supply rooms include lockable entry door,
shelves, work counter and supply cabinets with locks.
• Miscellaneous storage, floor sink and laundry chute are
in a designated housekeeping supply room on each
guestroom floor.
Centralized: Generally, a method where house-keeping
<11B> storage is in one central, secure housekeeping room.
• Housekeeping staff service guestrooms from
housekeeping carts used to transport linens, cleaning
supplies issued from a central housekeeping area (not
on guestroom levels) and move soiled laundry from
rooms to a holding area / chute.
• Some secondary storage and floor sink is located in one
central guestroom floor closet per floor.
2. Housekeeping Room: At each guestroom level,
accommodate floor sink; storage for folding beds; linen
storage shelves (unless in corridor cabinets); cleaning
supplies and materials; fold-up work counter; access to linen
chute. Provide with the following features:
• Floor Sink: 76 x 76 cm (30 x 30 inch) <15B>; back and
side-splash protected with ceramic wall tile.
• Work Counter: 64 x 61 cm (25 deep x 24 inch wide) at
91 cm (36 inch) above floor.
• Linen Storage: If linen is stored in a central room; 2.4 m
(8 ft.) of 3-tier shelving for every 36 guestrooms and
storage for one housekeeper cart for every
16 guestrooms. One cart measures 76 x 125 cm (30 x 49
inches).

3. Linen Chute: Provide separate enclosed vestibule


space or within Housekeeping room.
• Vestibule Size: 1.2 x 1.2 m (4 x 4 ft.) accessible
through fire rated door. One space per floor.
• Chute Size: 76 cm (30 inch) diameter; comply with fire
protection and life safety standards. <14>
4. Guest Laundry: At resort or tourist areas verify if Guest
Laundry is required.

F. Service Elevator Foyers


1. General: If service elevators are required, screen and
"sensitively" armor service elevator foyers and service
doors.
• Do not permit service elevators to open directly into
guest corridor.
• Provide service foyer size similar to guest elevator
foyer.
2. Features:
• Doors and Frames: Paint elevator doors and frames.
• Floor: Steel-troweled concrete with hardener; extend
corridor flooring and base into foyer areas if visible
from Guest Corridor.
• Base: If walls are concrete or concrete block, paint to
intersection of floor line.
• Walls: Architecturally finished where visible from guest
corridor.

G. Exit Stairs
1. General: Minimum of 2 remote stairs serving guest
room floors above and below grade to exit at grade.
2. Security Control: In multi-use facilities, in order to
maintain operational and security control, hotel exit stairs
shall not be shared or connected to office, retail,
residential, or other non-hotel uses.
3. Size/Area: Comply with Marriott fire and safety
standards <14> for size, location and stair pressurization
(if required).
4. Signage and Graphics: <16B>
• In high-rise buildings, paint floor numbering and
emergency information in 20 cm (8 inch) high
characters at each landing.
• Comply with governing code and bilingual
designations as applicable.

5. Features:
• Landings: Paint landings and treads in high-rise
buildings. If stair area is visible from Guest Corridor,
extend corridor flooring and base into area. Limit use of
carpet in stair landings and on stairs in low-rise buildings.

• Walls: Architecturally finish walls where visible from


guest corridor.
• Paint: Paint stair handrails, stringers, exposed overhead
structure, fire hose cabinets and similar surfaces.
• Fire Protection / Life Safety: See Module <14>.
• Mechanical: Provide heating and ventilation only. <15A>

H. System Features - Corridors


1. Signage and Graphics: <16B>
• Graphics: Coordinate with surrounding materials and
minimize wherever possible to maintain residential
atmosphere.
• Typical Locations: Guestroom numbers, (See Module
<7A>) directional signs, emergency evacuations, ice
machine area and exit signs.
+ Do not mount guestroom graphics on doors, but install
on wall at latch side of door, 1.5 m (5 ft.) above finish
floor.
• Exit Signs: Green color lighted, if approved by
government regulations.
2. Fire Protection / Life Safety: <14>
• Include fire sprinklers, standpipes, smoke detectors,
alarms, annunciators and other Life Safety devices.
Exercise care and coordination in selection and
placement of devices.
• Fire Sprinkler Heads:
+ Corridor: Wallmount.
+ Elevator Foyers: Fully recess and conceal.
3. Mechanical: <15A>
• HVAC: Include ventilation, cooling, heating and smoke
control (if required).
• Ventilation Registers: Exercise care and coordinate
design, placement and selection of wall and ceiling
ventilation registers.
4. Lighting: <15C>
• Vary general corridor lighting levels and sources.
Coordinate combinations of ceiling mounted fixtures and
wall sconces.
• Highlight and standardize light levels and methods at
typical guestroom entry alcove.

5. Power Outlets: Provide housekeeping convenience


outlets at 15 m (50 ft.) on center for corridors and one
convenience outlet at each elevator foyer. <15C>
