KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION OF AN UNREGISTERED LAND WITH A BUILDING made and

entered into by and between:

NAME OF DONOR, single, all of legal age, Filipino Citizen, with postal address at 45 Purok
Cudirao, Loakan, Liwanag, Baguio City, Philippines, herein referred to as the DONOR;

NAME OF DONEE, of legal age, widow, Filipino Citizen, and a resident of Buyagan, La
Trinidad,Benguet, Philippines herein referred to as the DONEE;

WITNESSETH:

WHEREAS, the DONOR is an owner/possessor of an unregistered parcel of land with building

with an area consisting of SIX HUNDRED FIVE (605) SQUARE METERS covered by
ASSESSMENT OF REAL PROPERTY NO. xxxx-xx-xxx-xxxxxx and ASSESSMENT OF REAL
PROPERTY NO. xxxx-xx-xxx-xxxxxx respectively situated along xxx, Loakan Proper, Baguio City
and is more particularly described as follows to wit:

WHEREAS, for and in consideration of love and consideration that the DONOR has to the
DONEE, the DONOR, by these presents, hereby TRANSFERS and CONVEYS, by way of
DONATION unto the DONEE, her heirs, successors and assigns, the above described parcel of land
with the existing building thereon;

WHEREAS, the DONOR do hereby state, for the purpose of giving full effect to this donation,
that they have reserved for themselves in full ownership sufficient properties to support their needs;

WHEREAS, the DONEE do hereby accept the donation of the above-described parcels of land
and a building and do hereby express their gratitude for the kindness and liberality of their parents,
herein DONOR;
THAT the DONEE accept and assume all encumbrances and obligations attached to
the donated property as annotated in the Tax Declaration of Real Property, more
particularly the unpaid loan obligation amounting to EIGHT HUNDRED THOUSAND
PESOS (Php 800,000.00) that is secured by a real estate mortgage in favor of RBI

 INCORPORATED dated 08/22/11 as per Doc. No. 10; Page No. 3; Book No. XLIX;
Series of 2011 of the Notarial Registry of Atty. ABC, duly registered with the
Register of Deeds for Baguio City. The same was relayed by the DONOR to the
DONEE, which the latter freely and fully assume.

WHEREAS, the provisions of Article 1623 of the New Civil Code of the Philippines has been
complied with.

IN WITNESS WHEREOF, the parties have hereunto set their hands this 7 th day of July 2020,
in La Trinidad, Benguet, Philippines.

persons who executed the foregoing instrument and acknowledged to me that the same are their free
act and voluntary deed.

This instrument relating to a DEED OF DONATION OF AN UNREGISTERED LAND WITH A

BUILDING consists of Two (2) pages including the page whereon this acknowledgement is written
and has been signed by the Donor and the Donee together with their witnesses on each and every
page thereof in my presence.
