RENTAL AGREEMENT

THIS RENTAL AGREEMENT is made and executed at Pondicherrry on this the 05 th day of December
2015.
BETWEEN:
Mr. KANNAPPAN aged years, presently residing at No. 16,Pillaiyar Koil Street,
Muthialpet, Pondicherry - 605003 , hereinafter called the LANDLORD/LESSOR (which expression
shall mean and include his heirs, executors, administrators, legal representative, successors and
assigns) of the One Part,
AND:

Mr. L. LOKESWARA REDDY aged about 46 years son of L. Nagarathnam Reddy, and presently
residing at Mathyam Paipalle, Muthukuru Post , Thavanampalle Mandal , Chittoor District, AP Pin-
517416 hereinafter called the TENANT/ LESSEE (Which expression shall mean and include its
successors-in-interest and assigns) of the Other Part.

WHEREAS the Landlord is the absolute owner of the First Floor Western Portion of the Annexure
building No. 16, PIllaiya Koil Street, MuthiyalPet, Pondicherry - 605003, and the tenant offered to
take the premises (hereinafter called the Premises) on rent from the Landlord on a month to month
rent basis for Residential Usage only.

AND WHEREAS the Landlord has agreed to give on rent, the premises in favour of the Tenant and the
parties have agreed to abide by the following terms during the subsistence of the tenancy, which
shall be from month to month.

1. The tenancy shall be deemed to have commencing from the date 01st December 2015, on
the day the possession taken by the tenant for Residential purpose only.

2. The terms of the agreement shall come into force from the date of this agreement when the
Landlord given possession of the premises to the tenant i.e. 01st December 2015

3. The tenant has paid to the Landlord a sum of ₹. 40,000/-(Rupees Fourty Thousands only) by
way of Cash as security deposit, the receipt of which sum the Landlord does hereby
acknowledge as security deposit and shall refund the same to the tenant without any
interest at the time of tenant vacating and handing over Vacant physical possession of the
schedule premises after deducting dues found payable if any by the tenant to the Landlord
in respect of the premises.

4. The tenant shall pay to the Landlords a sum of ₹. 12,500/- (Rupees twelve thousand five
hundred only) towards the monthly rent of the premises.

5. The Lessee shall pay the rent on or before the 5 th of each month. The tenancy month shall be
the English calendar month. If two months’ rent remains unpaid, the tenant agrees and
confirms that it would constitute violation of the terms of this agreement and the tenant
would voluntarily vacate the schedule premises to the Landlord without any delay.

6. The Landlord and Tenant hereby agreed that the duration of this Agreement shall be for a
period of 11months with the lock-in period of 10 months commencing from 1 st December,
2015, and renewed subsequently which will be agreed mutually with the owner & tenant.
There would be an increase of rent by 5% for every 1 year on the last rent paid. The first
such increase shall be effective from December, 2016 on renewal of this Agreement.

7. The Tenant agrees to pay the electricity charges for the consumed electricity and all other
maintenance charges of the building during the period of their stay in the premises

8. The Tenant agrees to pay his share i.e. 1/3rd (One third) of the consumed electricity of the
Common Area, Bore Well and Lift and water Bill and all other maintenance charges of the
building during the period of their stay in the premises.

9. The tenant shall not sublet or any part, assign in favour of any one the schedule premises
without the written consent of the Landlord, nor make any structural change/s, additions,
and violations of this term shall put an end to the tenancy agreement and the tenant would
have to give vacant possession of the schedule premises/unit. Failing to do so shall involve
payment of compensation, for each day of default.

10. The tenant shall not commit any act, waste, or damage and shall keep the premises in a
tenantable condition subjected to normal wear and tear. The premises shall not be used in
any unlawful manner or for any unlawful purpose, shall keep the same in good and
tenantable condition, and shall keep the Landlord indemnified in that regard.

11. The tenant agrees to keep and maintain all the fittings, i.e. sanitary and electrical fittings
intact and the tenant shall make the necessary safeguard against theft and fire, to those
equipment during the subsistence of this agreement. Any damage/breakage shall be made
good by the tenant at his cost.

12. The tenancy hereby created shall be terminated by Lessor or Lessee, after the agreement
period by giving a minimum (02) two months prior notice to the Lessor or Lessee in written.

13. The tenant shall make painting to the schedule premises at the time of vacating and handing
over the premises at his cost and risk, failing to do so; the cost towards the same shall be
deducted from the security deposit by the Landlord.

14. If any disputes touching this agreement or the interpretation thereof either during this
subsistence of the agreement or any time thereafter shall be resolved by Arbitration and the
same shall be by a sole arbitrator to be appointed by the Landlord alone and shall be in
accordance with the Arbitration and Conciliation Act, 1996 or its replacement or
modifications and the Courts at Bangalore shall have jurisdiction.
SCHEDULE PREMISES

All that part and parcel of the ANNEXURE BUILDING on the First floor Western Portion in
No.16 ,Pillaiyar Koil Street, Muthiyal pet , Pondicherry-605003 having super built up area
Approx. 1000 sq. ft.

IN WITNESS WHEREOF, the Landlord and tenant have signed this Agreement on the date, Month
and year first above written at Bangalore before the witnesses attesting hereunder.

Main Door Keys Set of 04 Nos., Room Door Keys: 02 Sets X 2= 04 Nos., Wardrobe Keys: 4 sets X
02= 08 Nos., Electric Geyser= 01 No., Ceiling Fans= 04 Nos.
