SECTION 223300 - DOMESTIC WATER HEATING SYSTEM

PART 1 - GENERAL

1.1 DESCRIPTION

A. General: Provide complete and operable domestic water heating systems within the intent of
the contract documents, including but not limited to, all materials and labor for complete
installation and testing, in compliance with applicable provisions and recommendations the
reference standards.

Commercial Storage Tank Water Heaters.

C. Storage Tanks / Pressure Vessels: “Bear seal of American Society of Mechanical Engineers”
for compliance with ASME Code - Section VIII.

1.6 SUBMITTALS

A. Comply with requirements of Section 01300 - Submittals, and as modified in Section 23 05 01 -


General Provisions.

B. Product Data: Submit manufacturer’s product literature including, material specifications and
other information required to demonstrate compliance with specified requirements for following
items:

1. Water heaters
2. Hot water storage tank
3. Internal heat exchanger
4. Pressure and temperature relief valves

PART 2 - PRODUCTS

2.1 ELECTRIC WATER HEATERS

A. International Energy Code Conservation Standards, UL listed, ASME tank construction. Refer
to schedule on Drawings for capacities, recovery rates and electrical characteristics.

B. Water Heater: Internal fusing glass lined storage tank, 1000 kilopascals working pressure,
equipped with extruded magnesium anode, jacketed and insulated to meet ASHRAE 90-75
standards, 3 years warranty for commercial use.

C. Immersion Heaters: Heavy duty medium watt density elements in each immersion heater with
Incoloy sheathing and ceramic terminal block.

D. Tank Features:

1. Construction: Manufactured and stamped in accordance with ASME Code Section IV,
hydrostatically tested at 1300 kilopascals minimum, and National Board Registered for
860 kilopascals working pressure.
2. Liner: Alkaline borosilicate, glass, composition heat fusion to steel at 870 degrees C.
3. Handhole cleanout.
4. Controls compartmented with hinged door enclosing:

a. 220-volt control circuit transformer


b. Terminal block for power
c. Magnetic contactors
d. Immersion type operating thermostat for each immersion heater
e. Immersion reset high limit cutoff at 88 degrees C with manual reset
f. Power circuit fusing where applicable to meet NEC
g. Solid state modulating step controller for multiple immersion heaters
h. Safety door interlock, which prevents opening of control panel when heater power
is energized

E. Insulation: Factory installed heavy density R-16 foam insulation with heat loss not to exceed
ASHRAE Standard 90.1b-1992 standard for energy efficiencies and steel panel cover with
factory baked enamel finish over bonderized undercoat.

F. Accessories:

1. Anodic protection.
2. Factory installed A.G.A./ASME rated temperature and pressure relief valve set at relief
pressure of 860 kilopascals.
3. Low water cutoff probe to prevent energizing elements in the event of low water
condition.

2.2 DIRECT FIRED STORAGE TYPE WATER HEATERS

A. Energy Conservation Standards, UL listed, ASME tank construction. Refer to schedule on


Drawings for capacities, recovery rates, gas demand and electrical requirements.

B. Heater shall be equipped with two immersion operating thermostats, an automatic-reset,


immersion temperature limiting device and an AGA rated temperature and pressure relief valve.

C. Thermal Efficiencies: The water heater shall operate at 86 percent efficiency when tested to
ANSI Z21.13 “Low Pressure Steam and Hot Water Boilers.”

1. These efficiency ratings shall be verified and documented by independent laboratories.


2. Tank Features:

a. Construction: Constructed in accordance with Section IV of the ASME code, and


pressure tested to 1725 kilopascals, and National Board Registered and stamped
for 100 kilopascals operating pressure. Tank shall be of lined steel construction,
with nonferrous connections, be wrapped in heavy density fiberglass insulation and
jacketed with enameled steel panels to meet ASHRAE 90-('82) standards for heat
loss.
b. Equipped with internal baffle to divert incoming cold water to allow 80 percent of
total storage volume to be at usable temperature.
c. Liner Coating: Approved for potable water storage by NSF, FDA, or EPA with a
minimum temperature rating of 110 degrees C, high abrasion and corrosion
resistance to pH level of 6.8 or greater; and impart no taste, odors, or discolor the
water; similar to:

1) Nylon-based powder coat polymer with antioxidants and thermal stabilizers


electrical resistivity of 1600 volts per mil of lining thickness; similar to
Polyshield® by PVI.
2) Electroless chemical deposition method, continuous, non-ferrous coating of
90-92 percent nickel and 8-10 percent phosphorus, with hardness of 50
Rockwell C and bond strength of at least 200 megapascals, with
elastomeric, polymerized, hydrophobic, cross-linked plastic overcoat; similar
to Nickelshield® by PVI.
3) Cement: Hydraulic calcium aluminate cement with 90 megapascals 28 day
compressive strength in accordance with ASTM C-109-86, water absorption
of 8.2 percent, density of 2250 kilograms per cubic meter; similar to
“Formula G-8 PreKrete” by Pocono Fabricators.
4) Copper lining.

3. Fittings: Non ferrous; similar to bronze silicon or stainless steel materials.


4. Support: 75-millimeter I-beam skids with drilled holes for securing to floor.

5. Insulation: Factory installed heavy density fiberglass insulation and 22 gauge steel
panels with factory baked enamel finish or with heat loss not to exceed 4 watts per
square foot of tank surface area with not less than 18 degrees C ambient temperature
and steel panel insulation cover with baked enamel finish.
6. Controls:

a. Upper and lower thermostats and one temperature limiting device designed to
prevent temperatures from exceeding maximum of 95 degrees C.
b. Efficiency indicator with module protection.
c. Low water cutoff.

7. Accessories:

a. 50-millimeter full port ball valve drain


b. Factory installed ASME temperature and pressure relief valve set at not more than
860 kilopascals and 96 degrees C
c. Dial thermometer and pressure gauge
d. Intra tank circulator
e. Lifting lugs
f. Draft regulator

8. Utility Requirements: 220 volt, 50 Hertz.


9. Provide factory authorized representative start-up.
10. Warranties: Include material, labor and freight required to repair or replace defective or
failed equipment, in accordance with terms stated in the following limited warranties:

a. Storage Tank: Ten-Year Tank Limited Warranty and Long Life Service Policy,
against defects in material or workmanship, discolored water or tank perforation
due to corrosion or erosion.

2.3 SEMI INSTANTANEOUS WATER HEATERS

A. Water heaters shall be water to water semi-instantaneous type, with capacities as scheduled on
the drawings. Heaters consist of double wall U-tube bundle consisting of seamless 90/10 Cu-Ni
tubes with minimum 18 BWG inner tubes, ASME rated for 1035 kilopascals working pressure,
with teflon baffles complete factory package, certified to comply with local Seismic Zone
requirements.

2.4 STORAGE TANKS

A. Horizontal steel storage with double wall heat exchanger designed to use hot water as heating
medium. Refer to schedule on Drawings for capacities and recovery rates.

B. Tank Features:

1. Manufactured and stamped in accordance with ASME Code Section IV, hydrostatically
tested at 1300 kilopascals minimum, and National Board Registered for 860 kilopascals
working pressure.
2. 275-millimeter by 375-millimeter manhole.
3. Dielectric NPT tappings for 100-millimeter connections.
4. Steel supports.

5. Liner: Do not use ordinary portland cement. Hydraulic calcium aluminate cement with 90
megapascals 28 day compressive strength in accordance with ASTM C-109-86, water
absorption of 8.2 percent, density of 2250 kilograms per cubic meter.

C. Accessories: Magnesium anode rods.

D. Temperature and pressure relief valve with ASME label and rating exceeding heat exchanger
temperature steam rating.

2.5 WATER HEATERS STORAGE TYPE WITH HEAT EXCHANGER

A. International Energy Code Conservation Standards, UL listed, ASME tank construction. Refer
to schedule on Drawings for storage capacities, boiler water characteristics, and recovery rates.

B. The heat exchanger shall be a double-wall (atmospherically vented), cupro-nickel U-tube bundle
with nonferrous waterside tube sheet, baffles, and tie rods. Standard heat exchanger shall be
constructed to ASME code and rated for 1035 kilopascals and 150 degrees C service.

C. Boiler Water Controls: Inlet boiler water shall be moved through the heat exchanger by an
on/off boiler water pump. Pump will be activated and de-activated by an immersion
thermostat(s) located neat the hot outlet of the shell.

D. Equipped with upper and lower immersion operating thermostats, immersion temperature
limiting device and an AGA rated temperature and pressure relief valve, intra tank circulating
loop, tank and pressure gauge, manual reset, boiler water temperature gauge, electronic low
water cut-off.

E. Construction: Constructed in accordance with Section IV of the ASME code, and pressure
tested to 1725 kilopascals, and National Board Registered and stamped for 1035 kilopascals
operating pressure. Tank shall be of lined steel construction, with nonferrous connections, be
wrapped in heavy density fiberglass insulation and jacketed with enameled steel panels to meet
ASHRAE 90-('82) standards for heat loss.

5. Insulation: Factory installed heavy density fiberglass insulation and 22 gauge steel
panels with factory baked enamel finish or with heat loss not to exceed 4 watts per
square foot of tank surface area with not less than 18 degrees C ambient temperature
and steel panel insulation cover with baked enamel finish.

F. Utility Requirements: 220 volt, 50 Hertz, 15 amps.

G. Provide factory authorized representative at startup.

H. Warranties: Include material, labor and freight required to repair or replace defective or failed
equipment, in accordance with terms stated in the following limited warranties:

1. Storage Tank: Twenty Year Tank Limited Warranty and Long Life Service Policy, against
defects in material or workmanship, discolored water or tank perforation due to corrosion
or erosion.

2.6 ELECTRIC WATER HEATERS – POINT OF USE

A. Commercial grade, factory-assembled and wired, electric type with the capacities as listed on
the Contract Documents and located where indicated on the Drawings. The complete heater
shall be listed by ETL or Underwriters Laboratories, Inc., and shall bear the UL or ETL label.
Unit shall be approved, listed and constructed in accordance with NSF Standard No.5 and shall
meet the energy efficiency requirements of ASHRAE Standard 90-A. Provide a two (2) year
manufacturer’s commercial installation warranty for the entire unit.

B. Refer to schedule of the Drawings for capacities, recovery rates, and electrical requirements.

2.7 MISCELLANEOUS HEATING SYSTEM ACCESSORIES

A. Aquastat: Remote bulb direct immersion type, UL listed, device for limiting temperature of
liquids in storage tanks with temperature control range of 38 degrees to 115 degrees C,
adjustable midscale differential, 120 volt rated micro switch snap acting switch, bulb, capillary.

1. Accessories:

a. 18-millimeter NPT Copper immersion well with clamp, selected for 75-millimeter
insulation thickness.
b. Single pole double throw switch.
c. Field addable set point lock.

B. Pressure and Temperature Relief Valve: Bronze body and spring and diaphragm combination
pressure and temperature type relief valves with test lever and automatically reseating type
thermostatic element. Tested under ANSI Z 21.22 with ratings as certified and listed by AGA
and rated relief capacities greater than water heater’s Btu/hr input rating.

C. Vacuum Relief Valve: Conformance with ANSI Z21.22, CSA certified. Brass body and include
a protective cap for higher input ratings.

D. Thermal Expansion Tank: Vertical steel expansion tank constructed and designed per ASME
Code Section VIII, 860 kilopascals working pressure, steel outer shell, rigid polypropylene liner,
heavy duty butyl rubber diaphragm and non-ferrous system connection tapping, suitable for
potable hot water. Refer to schedule on drawings for size.

PART 3 - EXECUTION

3.1 INSTALLATION

A. Pipe relief drain full size to spill over floor receptor or to other safe location.

B. Install water heater and accessories in full compliance with manufacturer's instructions and
recommendations.

C. Install draft regulators in full compliance with manufacturer's instructions and recommendations.

D. Install seismic restraints on all water heaters per all applicable local and state codes. The use
of solid non-flexible supply materials in lieu of seismic restraints is not acceptable.

E. Pressure and Temperature Relief Valves:

1. Provide adjustable bronze spring and diaphragm combination pressure and temperature
type relief valves with test lever and automatically reseating type thermostatic element.
2. Pipe drain to spill over floor drain or to other safe location.
3. Locate on storage tank water heaters.

3.2 TESTING AND ADJUSTMENTS

A. Provide factory authorized technician for system inspection and startup, and verify proper
installation.
