 Lahore Development Authority has established the first ever planned business hub of international standard,
Finance and Trade Centre, Lahore, over an area of 1123 kanals, near Expo Centre, Johar Town.

 The site is close to Lahore Canal, Motorway, Southern Bypass, Rai-Wind Road, Multan Road and other major
intercity roads of the provincial metropolis for facilitating easy movement of business community from other
cities. Specialized facilities for carrying out different types of major businesses have been provided in the
area for making it a nucleus of commercial activities in the second largest city of Pakistan.

 Besides construction of a superstore on 90 kanals and a five star hotel on 119 kanals, plots have also been
reserved for establishing corporate office and IT Tower, bank square on 69 kanals, a health club on 27
kanals, a hospital on 25 kanals, a mosque on five kanals, recreation area on 75 kanals, parking and mini golf
club on 32 kanals and a park and lake on 42 kanals. About 40 kanals have been reserved for multi-storey
apartments, eight kanals for the service area and 388 kanals for roads.

 The Super Store Plot measuring 90 Kanlas and Five Star Hotel Site measuring 119 kanals already stand
successfully auctioned in this prestigious centre, the construction on which is already underway.

 Lahore Development Authority has relaxed building bylaws for encouraging construction of high rise
buildings in the Finance and Trade Centre. Five basements are allowed on a plot measuring more than
four kanals at this centre, unlike the previous bylaws where four basements could be built. The
mandatory open side space on a plot measuring more than 20 kanals will be 15 feet compared to 20 feet
elsewhere. Height of high rise buildings has been allowed as per the limit fixed by the Civil Aviation Authority in
this area.

Main Terms and Conditions for
Auction of Four Plots in Bank Square
Finance and Trade Centre
1. The parties/organizations interested to participate in the auction shall have to deposit earnest money in
advance (refundable) against the auction of plots in bank square in the form of Pay Order/Demand Draft
in favour of Director General, LDA at the booth of National Bank of Pakistan at the site of auction.

2. The highest bidder shall have to deposit the 1/3rd cost of the plot, inclusive of earnest money, at the time of
auction or within 7 days of auction. In case of failure of the successful bidder to deposit the 1/3rd amount
within 7 days of auction, the earnest money would stand forfeited in favour of LDA.

3. The Auction Committee would make best possible efforts to frame its recommendations in respect of a site
within 15 days of the auction. However, the highest bid would be subject to the approval of the Competent
Authority.

4. The balance 2/3rd of the cost of plot shall have to be deposited within 30 days of the approval of bid by the
Competent Authority (inclusive of holidays), though the extension of another 30 days in this period could be
allowed by the Competent Authority in case the successful bidder submits application for the same within 7
days of the lapse of first 30 days with justifiable reason for the delay.

5. In case the auction purchaser fails to deposit the balance payment within the stipulated time period, the site
shall be treated as cancelled and the deposited amount would stand forfeited in favour of LDA.

6. The auction purchaser shall have to take over the possession of the site within 15 days of the deposit of the
entire dues.

7. In case of failure of the auction purchaser to take over the possession of the site within the stipulated period,
the building period would be automatically reckoned on the expiry of 8 weeks from the issuance of letter
regarding acceptance of bid.

8. The auction purchaser will have to complete construction at the site within 3 years. However, in case of non
completion of construction within the stipulated period, the auction purchaser will have to submit a request to
the Competent Authority 90 days prior to the lapse of this period for extension in building period and the
Competent Authority would be competent to grant extension on payment of usual surcharge keeping in
consideration the special circumstance.

9. The cost of the site shall be recovered in light of its actual area and it would be transferable on payment of
transfer fee and applicable taxes in light of the laid down policy.

10. The auction purchaser would be bound to deposit all taxes applicable as per Government Policy.

11. The interested parties can depute their representative to participate in the auction on their behalf. However,
this fact should be brought on record, supported by relevant proofs/documents at the time of auction.
